This home has been for sale for a long long time. Chakits showed it at least a year ago.

It’s been on for awhile. It was under contract with the Raiders coach who was let go, so it fell out of escrow . Definitely ripe for an offer- it’s a fantastic property! Chakits is great - look for a collab between us coming soon!
Why hasn't this home sold ? 3 bedrooms private baths have 20 year old vanities, and the laundry room counter is dated as well . So stop saying fully renovated . That's a lie .

beautiful home but for my taste i wouldn't have gone with that gold in the bathrooms the walk in closets it may be new but it looks cheap i would have gone with something not white is it possible to have quieter pool equipment? other then those things i like it
Thanks for watching. The walk in closets are well done actually, and white is always a classic look. You can always paint the walls in the closets darker and that makes the white closets pop. The pool equipment was running the spa, and it does fire up when the jets and heater is on.
What is the HOA cost?
Current,y it’s $860/Q, but that includes an assessment to the residents for landscaping turf project since all the non functional grass must be removed and re landscaped per Las Vegas Valley Water District mandate. Views aren’t necessarily a must have for many people, especially for those of us who grew up in Vegas like myself- we like the greenery and mountains!
Anthem country club keeps raising HOA fees but barely maintaining the grounds.
This property is way overpriced and has fake materials for the price.
You’re going to have to spend at least $500k to remodel it
Hi, thanks for watching. Anthem CC did have dues increase as did a majority of HOA across the valley due to:
1. Inflation nation
2. A temporary assessment to replace all the non functional grass as mandated by the city- that assessment will expire in 2025.
💯 disagree on ground maintenance- the community is absolutely gorgeous, the clubhouse just got a beautiful makeover and it’s one of the nicest communities one can live in the Las Vegas Valley.
@@TheStarkTeamRealEstate Macdonald ranch is far superior for Half the HOA fees and twice the amenities.
Better views as well as more land on average and more entrance gates
@@someguy1907 I love MacDonald Highlands and the more gates is DEFINITELY an advantage, but HOA fees aren't half (Anthem CC dues are billed quarterly and work out to $286/M which is less than MacDonald Highlands $330/M, and that $286/M includes the current assessment) - any social or golf memberships would be in addition to that. Views definitely are better on a majority of homes in MacDonald Highlands, as are pricepoints. MacDonald Highlands lacks sidewalks which is a huge negative for those who like to walk/jog especially with their fur babies. I would definitely consider them to be similar, but pros and cons to each neighborhood. I know some people who moved back to Anthem CC from MacDonald Highlands because of the golf course and amenities at Anthem were preferred, and I also know people who moved to MacDonald Highlands from Anthem bc they wanted a more modern home with a view. So it depends on which community feels good to each person :)
