Make sure you verify that this isnt in a flood area. That ground looks like is routinely underwater at various times of the year. Not saying it is, but verify for your own sake.

For instance, in this subdivision, the vacant lot next to it is for sale, and I've had about 10,000 interested people who want to park their RV all summer and stay there. Or even stay year round. But CCNRS prohibit that. On this property, however, you could stay in an RV because the building permit has been applied and the home is being built. It's also nearly impossible to set up a search for land with no ccnrs, because there is not a field on any of the multiple listing services that identify that.
You should have showed the price I might have watched it all. I'm looking for a small house up north and I'm not going to be suckered into calling you.

Flagstaff used to be affordable until all the Californians and Texans moved here. Its sick really, because the sky isn't as dark as it once was, the traffic is horrendous the people are soulless unless you look at thier Instagram. The elk and deer populations have taken a hit as have the avian populations that have had thier marshes bulldozed for more homes. There is less varieties of wildflowers due to the suppressing fires due to overgrowth. The list goes on of why this area is being strangled by the people who say they care but only care about thiers and thats it. I see houses built in the 70's go for crazy prices like 800k+ and the thing is they are not worth it, whatsoever. Just you watch when the Airbnb vrbo market tanks, people will be offloading thier "investment" properties they have not taken care of only to collect mailbox money in 10 years and you have a saturated market full of homes that are run down with people who want full price, and won't get it. Hindsight, if you have a 10 year old kid and want to steer them in the right direction, trade work. There will be so much work that needs to be done in 10 years to these godawful homes its like a pile of money for your children. Just be smart, I got screwed out of my home "meaning flagstaff" but it's doesn't mean someone can't come and benefit from the mismanagement and terrible state of affairs.

There is a wash the runs along the back of the property, making it considered a flood area.
Good call! I know the flooding in Flagstaff! It can be bad especially in the path of a previous burn scar! Must avoid that!

Flagstaff is expensive. I'd have to look up the exact lot size but its just under 1.2 acres.
