Thanks for sharing this delightful development and wonderful country with us. I love the way that you show the area by car leading up to the development, it gives us a great idea of what the local area looks like.
However, I have a few concern's. 105% financing ? I know that you are not American so surely you can hear the alarm bells ringing. Where have you heard of those kinds of financing options before ? and would you mind sharing with us what the eventual outcome was ?
I appreciate that you are selling properties and therefore have a vested interest in hyping the market. Have you looked at the Moodys, Fitch, S&P credit ratings of Rwanda recently ? Have they got it wrong and have you got it right ? I think not. There is a storm a coming and the vested interests will have skulked away into the background when the proverbial hits the fan. You may think I'm being harsh and hard on you. But, I feel that I am simply highlighted the blatantly obvious, 105% financing is not a good thing, in the past, now or never. I'll give you a clue, it's got 6 letters, first letter B, third and fourth letters BB, do you know what it is ?
Rwandan real estate is over-priced. It will be 20,30 or maybe even 50% cheaper in 2 years time. This irrational exuberance that has inflated the property prices will abate. My concern is that it won't be pain-free. However, fools and their money are easily parted so borrow 105% of the money that you need to buy a property in Rwanda and enjoy paying off the negative equity for the next 20 years.
