Condo buying tips … get 2 parking spaces with the condo. You can actually rent out the parking space or sell it. For investment, maybe 1 bd room unit might be better than a 3 bd room unit. For other costs - Check the association fee, they charge for the parking spaces and common area outside your unit so it might be as high as P10k monthly. Water charge might be higher since they charge you commercial rates over residential rates ~ 4k a month. Electricity ~ 10-15k a month. Property tax - yearly I pay about 25k to Taguig. Good luck in your condo hunt.
BGC is a sure bet, but I doubt that the subway would really make a difference for the actual residents. In the Philippibes, those who can afford 20M+ homes don't usually take public transpo - a hard lesson I learned. In fact, most upscale residential development try to stay away from mass transit stations to keep the ordinary crowd away and to exude exclusivity. Also, by the time the subway is built, there will be a new Manila International Airport in Bulacan
Making it Happen and Juicy Vlog are having a hard time selling their condos. Beware! If you really need to buy, there are lots of 5 to 10 year old condos that are half or more than half the price that new condos are selling for. Just have it renovated by a license architect or interior designer.
Truth! They fell for the easy installment payment scheme offered by Megaworld but they didnt do the math except for the fact that they can afford the monthly amortization. they failed to research the resale value and comparables of the units within their own buildings for their potential competition when the time comes they wanna sell. in short, like most buyers falling for the easy installment plans, they didnt do the accurate and complete math!
Another plus of the Uptown Mall area is, that the ISM International School Manila, as well as the BSM British School Manila and the Japanese School, are all just on the other side of the road. They all are top notch schools with great teachers. Even it is not so interesting for you guys, as you do homeschooling and are not at one place constantly - for other people who are there most of the year, and want their kids to have a more traditional school experience, this is an absolute plus, as they dont even have to worry how they get to school and back :) Maybe you guys could do a tour at the ISM? Even though your kids do homeschooling, because for a lot of viewers this could be interesting and make the step of moving to the Philippines easier, if they have kids.. (PS: Regarding other schools, depending on nationalit: Korean International School is near Venice Mall, also in the area. Only exception is the German/European International School, as it is in Paranque, for those who might wonder..)
I like UPTOWN because I feel the serenity of the place. It has a lot of open spaces and offer a little bit of greenery where you can feel a bit of the nature and my dog loves it there too smelling the grass and all. Parking business is really good for that place as my aunti has a unit in Forbes Town and the cost of 1 parking lot is 70k a month - not included when they've purchased the unit. So it's better to secure a parking and have it rented out for a lower price and that'll give you a stable income every month.
Check out Rockwell Center in Makati especially at night. Whole different level. At the center of it is their Power Plant Mall. And different condo developments sprouting out. Though a smaller district, its more exclusive than bgc
Cyril is like the go to person for condos in bgc. But be careful cuz we dont know if she will assist u in selling the condos too. As others have said, juicy n making it happen r still selling their condos.
the resale market is a different ball game. youll only realize its not easy to exit your condo investment once you start to resell your unit as there are hundreds or even thousand other units in your buillding selling their units.

All have low/mid to high-end developments, but some like Ayala Land, their mid is already high end for Megaworld (in some cases). Please do some research because it's not always the properties. You also have to get the right developers.

Actually you can lease a land for 25yrs and extendable for another 25yrs. A good more time to think about owning and with leases you can actually take the property as if its your own. And probably in a few years you might just be able to own the property in a few years by law.

Selling condos in PH is difficult once you bought it. It is generally difficult to sell a used a property in that price range. Most foreigners & rich Filipinos would want to buy a new one & general population can't afford it. It's not like in Europe or US. There is a more favorable property investment market in the United States. A condo purchase in the Philippines may be a good investment if you live in it long-term or use it as a long-term rental. The more expensive the unit is, the more difficult it will become to rent it out. A condo purchase for resale is risky. The market is flooded with condo sales and is oversaturated.
Hello guys! I love your condo shopping, but I would consider buying a house and lot in Tagaytay worth Php 10,000-20,000 than buying an expensive condo unit along BGC area. Tagaytay is not that far in Manila, they have also lots of great restaurants and malls there and nice climate as well.
Try to take a look at pre selling Aurelia Residences along the 5th Ave BGC .. just across the Forbes Park village But I were you … consider buying a 2nd owner condo in Arya Residences or The Suites
Nope she's not. Look at Juicy and Make it Happen Vlog condo, not resalable becoz its Megaworld and she sold them Units in McKinley and its not BGC actually. If she's the best she could have advised a better investments... she just want to make a sale. Look for Ayala projects it has different market and resale is much much attractive to buyers.
We like the Uptown area as well. If your son likes Mitsukoshi, how about looking into The Seasons? They're right above Mitsukoshi. Would be very interested what you think of Federal Land's developments. They also have newly built towers on the other side, just across Mitsukoshi. Good luck!

It's nice idea to invest in Philippines but don't fall into this high priced condo trap it's hard to re sell a condo afterwards, it's good if you really want to use it as your own home otherwise.. nah! re selling is hard. My husband and I purchased (not all at the same time) 4 units in SMDC and take note the prices aren't as high as what you're checking right now yet it's so hard to sell. If you want to purchase a condo and live on it, look for re-sellers in the area (BGC) who are also willing to bargain with the price most of them are in a hurry to sell it ... purchased their condos 5-6 yrs ago these are also ready to be occupied but of course you need to do your upgrades according to your desired interiors, in the end it may not as expensive as what you are checking right now.
That's super interesting feedback and insight. Selling a home is already stressful enough even when it just means dealing with listings, staging, showings, and closings... not being able to find a buyer would be frustrating!
Becoz its SMDC, they are even having a hard time to sold out the units of every condo development they have, too many units in one building, and way too many developments from different places.
I would be very cautious with Megaworld developments. They have a history of overhyping their projects during preselling then underdelivering years after. Do your own research and due diligence with every developer before deciding on purchasing so you can manage your own expectations.
My Filipino wife and I have watched a couple of your videos about condos in the BGC area. We both agreed that they are beautiful condos, but after seeing the youtube videos from the earthquake in Taiwan today, we both agreed that we will stay away from the condo scene and sleep good at night… If that region gets hit with a strong earthquake, those condos will lose 50 to 75% of their value and good luck with getting a Filipino homeowner’s insurance company to follow up with what could be major repairs…

Uptown BGC is in fact in BGC. I would be cautious on the north side of the building. That’s the side next to their next project “Uptown Modern”.

A simple tip in buying a condo unit is to always ask if they’re offering parking spaces, with or separate from the unit itself.

Hello guys! I love your condo shopping, but I would consider buying a house and lot in Tagaytay worth Php 10,000-20,000 than buying an expensive condo unit along BGC area. Tagaytay is not that far in Manila, they have also lots of great restaurants and malls there and nice climate as well.
Try to take a look at pre selling Aurelia Residences along the 5th Ave BGC .. just across the Forbes Park village
But I were you … consider buying a 2nd owner condo in Arya Residences or The Suites

Nope she's not. Look at Juicy and Make it Happen Vlog condo, not resalable becoz its Megaworld and she sold them Units in McKinley and its not BGC actually. If she's the best she could have advised a better investments... she just want to make a sale. Look for Ayala projects it has different market and resale is much much attractive to buyers.
We like the Uptown area as well. If your son likes Mitsukoshi, how about looking into The Seasons? They're right above Mitsukoshi. Would be very interested what you think of Federal Land's developments. They also have newly built towers on the other side, just across Mitsukoshi. Good luck!

It's nice idea to invest in Philippines but don't fall into this high priced condo trap it's hard to re sell a condo afterwards, it's good if you really want to use it as your own home otherwise.. nah! re selling is hard. My husband and I purchased (not all at the same time) 4 units in SMDC and take note the prices aren't as high as what you're checking right now yet it's so hard to sell. If you want to purchase a condo and live on it, look for re-sellers in the area (BGC) who are also willing to bargain with the price most of them are in a hurry to sell it ... purchased their condos 5-6 yrs ago these are also ready to be occupied but of course you need to do your upgrades according to your desired interiors, in the end it may not as expensive as what you are checking right now.
That's super interesting feedback and insight. Selling a home is already stressful enough even when it just means dealing with listings, staging, showings, and closings... not being able to find a buyer would be frustrating!
Becoz its SMDC, they are even having a hard time to sold out the units of every condo development they have, too many units in one building, and way too many developments from different places.
I would be very cautious with Megaworld developments. They have a history of overhyping their projects during preselling then underdelivering years after. Do your own research and due diligence with every developer before deciding on purchasing so you can manage your own expectations.

My Filipino wife and I have watched a couple of your videos about condos in the BGC area. We both agreed that they are beautiful condos, but after seeing the youtube videos from the earthquake in Taiwan today, we both agreed that we will stay away from the condo scene and sleep good at night… If that region gets hit with a strong earthquake, those condos will lose 50 to 75% of their value and good luck with getting a Filipino homeowner’s insurance company to follow up with what could be major repairs…

So what she, Cyril", basically saying is that 40% are already allotted of for foreigners that are wealthy; buying off several lot/condo at once to resale at higher values to others. Is there a limit on how many you can purchase at once as a foreigners? I know its business, but this is sad if that is the case. No wonder Philippines wont let foreigners be able to own land.
We have no reason to believe a single investor is buying multiple properties. I don’t know if that is allowed or not 🤷♀️
