    just a minor correction: the date in the energy certificate is not the issue date, it is the validity expiration date.... thanks man for the great information!

    I'm planning to buy/interested in a dopplehaushalfte property. Houses are built individually(separated by a common wall). But the ground/land is not devided. In this case which documents are necessary to check?

    Hi Ankit, could you tell me :
    1. what are the components of monthly fee ; does it contain maintenance charges or it has property tax included?
    2. How do a first time buyer of a property know the correct price of a property on second sale? In India, quoted price of a property is generally high and one should be grossly aware of it and negotiate.

      Hi,
      1. By monthly fee, I am assuming you are referring to hausgeld. No, hausgeld does not contain property tax. Every owner has to pay it separately.
      2. You need to check the properties listed in the area. Visit several properties. Use the websites like homeday preisatlas. Then combine the experience and knowledge to come up with a price.
      There is no magic technique to evaluate a property. The more properties you visit, the better you can evaluate them.

    My house has energy effeciency of A+ , but its very cold despite nicely insulated. As the house is big, any ideas how to heat the house in other ways?Also want to know how energy efficiency is calculated?

      Just to be sure, you own a house and not an apartment. If your house is energy efficient then just make sure that the temperature you have set is correct and the knobs of the heaters are at their max, ie 5

      You can only make changes inside your apartment. So if any change that you make inside the apartment improves energy efficiency, you can do that.

      Hi Raj, thanks!
      I havent yet! In current time, things are changing every month. It's difficult to tell what will happen in the future. I am still doing my home work.
      On positive side
      There are 2 things. 1. Currently interest rates are lowest, so taking credit makes sense if you invest that money. 2. As government has printed trillions, probability of currency devaluation is high which will reduce your debt.
      On negative side:
      Job insecurity, home office being new way of life and people unable to pay back their debt may bring the property prices down.
      So, never invest all your investment money. Keep some money aside for moments when market is down. But don't stop investing because market is at it's all time high.
      Be a consistent long term investor and do not worry or sell because market is 50% down or up.
      If you want to play it safe and do not want to invest large amount, then REITS is another option to have some exposure in real estate.
      But I will be making a video on it soon to discuss all the factors that affect the real estate market and how the current situation can affect it.

    Hi Ankit, I have 2 questions
    1) how to find out how much exactly the Hausverwaltung has as Rücklagen? In the Witschaftsplan I didn't find but the monthly contribution of Rücklagen
    2) should we avoid investing in a house when there are indicated conflicts in the Hausverwaltungs-Protokol?

      1) You can ask the broker, if you are not able to find that information in any of the provided documents. You can also ask the broker or seller to provide you with the document. If that doesn't work, you can contact the hausverwaltung of the property you are planning to buy and ask them.
      2) it depends on the conflict
