    What is the price of this home with all the improvements?? Why don't you write the price? It's not that difficult

      Thank you for your feedback, but it seems like there might be some confusion about the information available. Sadly it's not as cut, dry and simple as you are thinking it is, but let me explain:
      Base Price Updates: I include the base price in the video description because it allows me to update it periodically. Previously I put pricing in the video, but after a short month or sometimes less, that price had quickly changed leading to confusion on what options out there that fall into a potential buyer's budget. This way, viewers aren’t misled by outdated information. The real estate market has been very volatile since the pandemic, making it challenging to provide fixed prices on something with so many variables. The only publicly available pricing info is going to be base prices though, at least for homes that are built from scratch. Builder's do not make public the various options and upgrades pricing or their lot premiums, both of which dramatically control the final price you could expect. Although I have my doubts on why they say they don't offer lot premium pricing at least publicly, the reality is that they don't.       Pricing Complexity: Back in 2022, the price was very roughly estimated at $1.2 million, but prices have risen since then due to increased costs for lots, base prices, and upgrades so much so that even mentioning this figure now feels wrong, but for clarity I am. Even builders require detailed consultations to provide accurate pricing, and that information is quickly dated in the current state of our market. To make matters worse, if they made all this info public, it could still change even more the moment the builder no longer offers a specific design element which happens frequently. It's not uncommon to visit a model home in a community with design elements that are no longer even available to the other homes in that community.
      Next Steps: I know it's not what you wanted to hear however to get what you are looking for we have to get together and go to the source directly. It's a lot to manage, appointments can suck especially for custom homes where your making selections for nearly every tiny detail which usually means many different appointments just to get to a final price, but that is exactly why I get paid for what I do.
