Beautiful, but a bit too contemporary for my taste. Every time I see sharp corners, I instinctively think, 'Be careful!'-I have a habit of bumping into them and hurting my knees, toes, or even my head.
Oooh I know that feeling, the worst is hitting the corner on my side above the waste and below the ribs on edgy countertops. It's like there's nothing there to stop it from spearing right into my side AHHH!!! Lol but to each his own, I love the modern contemporary style but It's definitely not for everyone! I have family who despise it, luckily me and my wife are on the same page though and when we finally build for ourselves we will either go with Modern Contemo or a Modern Farmhouse style!

Moving to Chicago, gonna study for real estate
Awesome, it's a great business but just be sure to keep your expectations in check, early on it's usually a struggle to get things going so if you aren't ready to be broke for a while, I wouldn't bother getting started, but if you can go through the struggle for a bit, it can be extremely lucrative and fulfilling!

Hi, so it will depend on the community, however in most new home communities these days you are limited to black rod iron fences. In terms of whether it's included, no Pulte doesn't offer the fences, but for most communities you have someone nearby who's purchased and could help you figure out who to buy from and have it installed. Where at in Chicago
This model is located in Naperville at Overstreet's community but the floor plan can be built in many areas on your own lot if needed.

i don't like the home staging
Yeah sometimes they have a miss, but I will say Pulte outsources the staging to one company and usually they do a great job, if the staging is distracting though I'd encourage you to check out some of the other Continental plans I've filmed, one was released fairly recently here: ruclips.net/video/ajwgkr5eH2Q/видео.htmlsi=l5j1k99AciSW7sJw
Where is this location?
This model is located specifically in Aurora, but they have many other Newberry models throughout the Chicagland area as well and the plan can be used in just about all of Pulte's Chicagoland Communities.
Why are you not reviewing the basement. It will be more informative
In more recent recordings I actually have been including them, sadly for anything recorded prior to around August of 2023 doesn't include the basement. There are still some models that I have filmed before then that haven't been made into videos yet, so not saying there wont be more basementless videos, but at least moving forward all should have it.

@@heathersheaven7933 yes, but it sits in an odd spot in my opinion personally, when looking into the living room coming in from the entrance, the fireplace would be in the corner of the room that is against the stairs and it creates a wall closing off part of the stairs if I remember correctly.

Right! what got me was the first floor owners suite cause I hate stairs personally, but a beautiful home and that basement I could find great use for!
They absolutely nailed it on that one. Only killer for me was the ugly Brown floors on the Main and Second Level. Would a Been alot of carpet going around for me, especially in the Master Bedroom. INSANE BATHROOMS... Every Level Laid Out perfectly!!! 👍👍👍
To each his own, I liked the floors personally, but I will say video still has a long way compared to the human eye so it’s just one of those things you’d have to see in person to really get a true feel for the color tones. I do my best color grading but it’s an art and I’m moderately proficient lol
heard that from aug 17th 2024 buyers should pay commission to realtors. Earlier sellers used to pay. What happens if we are already registered with agent at Pulte but did not buy house yet? if we by now, should we pay commission to realtor?:(
Ok so first, it's more complicated than that, in reality what has changed for buyer's at least, is the seller's agent can no longer list a buyer's agent side commission on the MLS. However that doesn't mean a seller can't offer a commission to a buyer's agent through negotiations, it just has to be settled 1 on 1 if the seller is willing to offer one. All of that said though, what is different with builders is that for agents like myself who work with new construction, we can still expect commissions from most builders at least as none that I am aware of have opted to remove their offered commission. Although yes builders do list homes on the MLS sometimes, in practice agents often times find the commission amount by directly speaking with onsite sales reps which has nothing to do with the MLS and thus has nothing to be concerned for, but that doesn't mean builders won't ever change their policy either. For example with Lennar recently they have dropped from 3% in 2023 twice now to 2.5% in some areas and down to 2% in some areas, or with DR Horton they have recently switched from 3% to 2.5% and the worst of the worst changes are from Ryan Homes who being the cheapskates that they are have reduced all commissions to a flat 2k period. These builders though could just as easily drop their commissions completely, but it would have to make sense financially to do so. For them, Realtors bring in probably around 50% of their sales, as sadly the other half of buyers mistakenly visit alone and are no longer offered use of an agent on the builder's tab, but especially for large production builders unless rates dropped to historic lows again, I just don't see them burning bridges with Realtors considering how necessary they are in slower markets. We will see though, but for now commissions are still offered. Regarding Pulte specifically I do believe in our area they are still providing 2.5% of base price for realtor commission if registered properly. However based on your message, you have registered with an agent before, but unless it was within the past 60 days it's likely that your registration has expired as that is the timeline for Pulte's broker registration. What that means is if you are planning to buy and 60 days have passed since your first visit to a particular community, first don't visit the builder anymore alone, as you risk the possibility of losing your agent on the sale if that registration is expired. Instead go with your agent to proceed further, or of course if your looking for an agent who specializes in this field and you are not in any exclusive agreement with your past agent then I can definitely assist with next steps. What's the price?
The price is currently somewhere around 1.8 Million for the Model home as it is, however the starting price for the community is in the high 900's and this floor plan could definitely be adjusted to something much lower priced as the model has many customizations beyond the base floor plan and has a ton more in square footage as well as a finished basement that is currently used for the admin staff of Overstreet Builders. I forgot to mention this is the model but it is currently used as their sales center for the builder, so I think the price is a little bit elevated for that reason too, because it's the amount that would make it worth it to them to relocate the entire team to a new location.
What is the cost of the exact house you showed in the vid?
I believe the model is currently listed somewhere around 1.8-1.9 million.

Prices have been dropping quite a bit yet builders for not advertise how much they’re taking off the price. Is 20% off something you’re seeing?
Do you suggest waverly or will wood? I really like closet space in waverly but there is no entrance sit out like will wood. Also dining near kitchen is kind of conjusted. But in will wood i do not like sink being on island. I am very confused🤦♀️
It would depend on your situation, they are both from different series for Pulte so the price points for both will be very different, I will say though that I prefer the Willwood more if budget allows because it has a lot of customization options available.

I could never live like this. This property has zero privacy. Not even in the backyard do you have privacy. It's a no from me.
Yeah I’m with you there on the privacy, but in my defense I would only build this floor plan myself on some land with no nearby neighbors. We actually love the large window modern contemporary design style, but me and my wife agree only if there is a large spacing between any neighbors to keep it private, I have heard of using protective film on the windows to make them more mirrored outside too which could be a great option to get around the issue.

Thank you for your feedback, but it seems like there might be some confusion about the information available. Sadly it's not as cut, dry and simple as you are thinking it is, but let me explain: Base Price Updates: I include the base price in the video description because it allows me to update it periodically. Previously I put pricing in the video, but after a short month or sometimes less, that price had quickly changed leading to confusion on what options out there that fall into a potential buyer's budget. This way, viewers aren’t misled by outdated information. The real estate market has been very volatile since the pandemic, making it challenging to provide fixed prices on something with so many variables. The only publicly available pricing info is going to be base prices though, at least for homes that are built from scratch. Builder's do not make public the various options and upgrades pricing or their lot premiums, both of which dramatically control the final price you could expect. Although I have my doubts on why they say they don't offer lot premium pricing at least publicly, the reality is that they don't. I go into this in more detail in one of my guides available to my clients on BuildChi.com Pricing Complexity: Back in 2022, the price was very roughly estimated at $1.2 million, but prices have risen since then due to increased costs for lots, base prices, and upgrades so much so that even mentioning this figure now feels wrong, but for clarity I am. Even builders require detailed consultations to provide accurate pricing, and that information is quickly dated in the current state of our market. To make matters worse, if they made all this info public, it could still change even more the moment the builder no longer offers a specific design element which happens frequently. It's not uncommon to visit a model home in a community with design elements that are no longer even available to the other homes in that community. Next Steps: I know it's not what you wanted to hear however to get what you are looking for we have to get together and go to the source directly. It's a lot to manage, appointments can suck especially for custom homes where your making selections for nearly every tiny detail which usually means many different appointments just to get to a final price, but that is exactly why I get paid for what I do.
