That blow off thing as you call it is a pressure release valve. I’d almost guess the water is hard and sediment in the tank. R&R the water heater and check the water pressure valve coming into the home. This valve controls the water pressure and keep the flow at a constant pressure. As for the shop use a commercial heater like in warehouses. It also needs a water heater blanket and insulation on all exposed pipe.
I like that. Best property for a long time. Would love 115 acres.

that is really nice nothing really needs to be done, well maybe the water heater...the place up by the house with the gym in it, I would finish that out as a separate house, a party house and turn the bottom level of the old barn as my vehicle garage new supports and the upper part as work shops and the new barn for whatever, horses, tractors , ATV's and have a huge multi vehicle carport up next to the house where your car was parked

You should have measured & timed the walk from the master bedroom, down that long hallway, to the washer & dryer in the basement and back. They need that gym to stay in shape for that walk.

Abel Orrala it is common when properties first go on the market the sellers ask top dollar. When they don’t sell reality sets in and they reduce the price in increments over time...
