      There's a video you made a long time ago about how to deal with bad tenants and the approach you took there was wise. Maybe do a follow up video?

      I'm a web software developer, I was into the coding & construction for many years but now I think my real passion is product design. I may have an idea..

    Thanks Louie. Please make a video on your personal experience with bad tenants ( 2-3 stories if you have). Some tips and tricks you use to sort of gauge feel them out.

    Thanks a lot Louis. I want to ask, with South Africa having 1 of the worst tax bracket, when owning properties does some have to file their tax's as an individual or as a business, which gives the individual a lot tax bracket?

      Depends on how you own your property. It's better not to own any assets in your personal name.
      I would suggest consulting with a professional.

    Great video Louis thanks. How did you go about finding a good / reliable letting agent?

      Great question. It took me some time.
      Experience, word of mouth, and referrals is probably the best approach

    Hi man great content! If your properties are in a trust, if you ever want or need to sell doesnt the tax then hurt you much more than if it was in a company for example?
    And if i may, how many properties do you own? And dont you look at comercial properties too?
    Thanks again
    Alex

      Hi Alex, great question. The short answer is No, theres many ways to reduce your taxes. Let me put it this way, the Pros far out weight the cons.
      Also, I prefer not to disclose too many details, but I buy +-4 properties per entity, and I have many different entities 💪🏻

    Hi bro thanks for the insight... Am currently owning a easy property portfolio. Can I take it as real property ownership?. If not how can I build one?

    • @louisreynhardt
      @louisreynhardt  2 месяца назад +1

      Pleasure my friend. It's not the same as brick and mortar property. Effectively, you are a fractional share owner. I would see it more as owning shares. But it's a great way to get started 💪🏻

    Do you hold the properties in own name or through a company?

    • @louisreynhardt
      @louisreynhardt  2 месяца назад +5

      Trusts. I would suggest not owning anything in your own name 💪🏻

      @@louisreynhardtIf one had to buy the first property using their name, but want to continue using a trust, how would you suggest they go about transferring the first property from their name to the trusts'?
