    Totally agree with this, purchased a property last year, sale price R1.5M bank evaluation if in good condition R2-2.2M , area supports R2.2-R3M.
    I get access to equity as per registration to R300k which means I have capital available to get another property based on the income stream of the current property. Rented out R25k.....within 3 months.
    Reason, person emigrated, they rented to their family who didn't pay anything and never kept property and were looking mighty unhappy whenever anyone came to view.

    Great advice right there, mate 👍 .
    People can make a lot of money by considering fixer uppers, only if you'll fix it and rent it out though 🤔. Flipping and selling attract a lot of taxes as it is considered trading by SARS. So it's advisable to talk to a TAX Attorney about this before doing it.
    In terms of buying properties that are fully paid off, well, couldn't agree with you more . I've came across these properties for about three times, the real estate agent will say " it's on the market for the 1st time in 45 years " . All of them were in good locations but in bad conditions, they all had the original finishes, plumbing and electrical wiring.
    So I said to myself ,"Well let me wait at least a week or two before doing anything". Three days later, they were gone😮.

      I would say SFH is a safe investment but more focused on longer-term growth. If you want to generate money, use Multi lets. If you want to park your money, use Sfh

    Do you recommend buying a property in this current economic climate of high interest rates? My thinking is that high interest rates discourages more buyers from entering the market, thereby driving down demand and reducing the overall prices of houses (i.e a buyer's market)

      You are 100% right. Buying now can create a lot of opportunities because a lot of people are flat broke because of high interest rate debt... if you plan to hold onto property for the long term, you can buy any time as long as the deal makes sense.

      Seems people forget when interest rates were 27% between 1997 - 1999. So many people lost their homes and many properties and developments, whole unfinished townhouse complexes were reposessed by banks, so many, that you could pick and choose for a song and a dance, and still make your offer inclusive of all costs once the bank had bought them in on the auction. Those who bought their PIPs, properties in possesion during 1999-2000 have had an eight to nine-fold increase in their property values. One thing is for certain; if you look at the gold/silver performance charts over the last 100 years, property has way outpaced both comodities. Remember property will give you a pension for life while the value of your property/capital will continure to increase if you manage it safely while your income will always keep pace with inflation. Look at the interest rates in Zim where if you want a property, most pay cash because of high interest rates. If the interest rates go up, property values start coming down per every interest rate increase.

    Hi Louis as far as neglected properties are concerned you said the property was listed for R600000 but you would buy it for R500000. How do I maneuver a reduction like that do I negotiate with the agent?

      It takes a bit of experience and knowledge of the markert in that area. I would say make a cheeky offer, the owner can only say yes or no. Everything in life is negotiable.

      Thanks for sharing. It probably depends on the level of renovation but working with 10% of the value of the property can be a good rule of thumb.

    What do you mean register the property with after repairs cost? Won't it be registered with the price you paid at the deeds office?

      You can register it at a higher value to refinance later on. You just need to register it at a realistic price and tell your bond originator 💪🏻💪🏻

    Hi Louis, how does the refinancing work?
    For eg you take out a loan for 1 mil, buy a house ect and then refinance it after 6-12 months for 1.2 mil for example
    Does the bank then "loan" you the difference (200 k) since you alrewdy have the loan for the 1 mil?
    (Obviously your bond payment probably increases since the loan amount increases)

      Estian, you are 100% correct. I can only add that when you receive the R200k, you can park it in your access bond, so then you dont have to pay for the higher bond cost. Only when you withdraw or use that money the bond will go up.

    Hey suppose you buy low, then as in the case of Covid or other macro or micro economic changes happen eg interest rates hikes and thereby causing properties to be expensive than they should be.
    How do you maybe recover from that or matrix involved in recovering the costs….or it’s a matter of sticking to equity building but no cash flow?

      I would say equity is more important, but equity combined with cash flow is very powerful. The short answer is to just make sure you always hav a healthy reserve to cover your shortfalls, especially in high interest rate environments. You can use your equity to cover your shortfalls

    But if I may ask, who decides on how much the property is registered for especially in cases where the property is bonded?

      You can decide the registration amount as long as it is realistic. The only time you might run into some challenges is with the refinancing part.
      You cant for example register a property that is worth R500k for R2m just because. It. Needs to be realistic, so for example, R600k or R700k

      Well done,
      This should happen in the start of the process once you are granted the loan. When you receive your final grant this should be done.

    Louis, at 3:48 you say " you register it for its after repair value" please explain furthr. My understanding is if the property is for sale R600k and I buy for R500k, I register the property at R600k to access the R100k value. But with your suggestion, how do I register it for its after repair value considering timing? I think I am missing something.

      The after repair value is the value above the market price after you have repaired or renovated the property. If a run-down property is worth R600k and you buy it for R500k, you can register it for R700k. This R700k is the after repair value after you fixed it up again. You are basicly forcing appreciation with renovations.

      @Pfumoreropa this is very important to do before you register. This is something you can tell your attorney or your bond originator before the registration process starts. Also, confirm it with a Grant showing the registration amou t.

    I told by bond attorney, didn't register my bond at higher value, tht I requested, how do I correct this.

      Thanks for reaching out. Yes, you get a certificate when the course is completed. However, this is not a certificate that can be used for a job application or something. It's just to show that you have completed the course. However, the value that you get from the course is worth much more than a certificate. 💪🏻

      You can use comparable sales on property 24 or draw A TPN or Lightstone report 💪🏻

      If the bond is closed, you will have to register it again and pay for the cost. I always advise keeping the bond open so that you have access to the money in the access bond. Hope that helps.

      When using leverage, you can still keep your cash but control the property . Or you could consider traditional investments like bonds or fixed savings accounts.

      I use Trusts and CC. Its not a great idea to own any of these assets in your personal capacity.

      Refinancing and leveraging debt, wealth building without these financial products is difficult.

      We do have mortgages but investing in real estate in Nigeria is for the super rich and for corrupt politicians to hide the money they stole in office. The mortgages are over 15% annually which they collect monthly but we pay our rent in Nigeria yearly so it's not ficible for the average man to use these mortgages, we have to save up to have real estate investment in areas without good pricing.
