I have just applied for finance approval on a personal home loan. I have a dormant company I'm contemplating using and some flats I am currently renting out on my personal name but I have no mentor to guide me.

I don't know, maybe I am wrong, but I feel like buying property through a company and placing your shares under a holding trust is a better option for reducing taxes. In a company, there are many ways to reduce your profit through expenses and allowable deductions, like Section 13. Also, if you are using a trust, can you get funding from a bank? Is it as easy as getting funding through a company?
Absolutely, you are right. That's a great structure to get started with, but it's also very expensive. I always suggest meeting with an accountant to get started in the best way possible that will work for the individuals specific situation. 💪🏻💪🏻

I just have a question, if i were to start out with opening a trust and having the bond in its name after I signed surity for it will the entity still have to pay tax if all of the rental income goes straight into the mortgage re-payment ?

Thanks for commenting. So simply put, yes. If you make profit on paper you will get taxed on that profit. But theres many smart ways to reduce or eliminate taxes altogether within a trust. Theres also many deductions like your interest, rates and levies, maintenance and management cost etc. To reduce the overall profit. Above that, there are still ways to move around your profit. Hope this helps.

1. This is definitely possible although there is a lot of cost involved. I would suggest speaking to an attorney
To help clarify the costs involved.
2. The trust structure might be a bit more expensive in the beginning, but the benefits will outway the cost by far in the longer term.

Yes, definitely, there are many benefits to using trusts/companies that far outhweights buying in your own name. Just the tax advantage alone is a good reason to use it.

If it is a new trust or company, you will have to sign surety for the trust or company to be able to acquire finance.
Using separate entities is not an endless road of acquiring finance but rather a tool for calculated wealth building.

Thanks alot man, glad you like the video. So the ideal situation would be to own a few, let's say 3 or 4, and then open a new entity for 3 or 4 others. We dont want to hold all our assets in one basket. Using one entity will cause you to run into affordability issues after 3 or 4 properties, so it's advised to use a new trust for every 3 or 4 properties. This is just a guideline.

Yes, there can be more than one founder for a trust. You can then sign surety and should be able to acquire more properties when done correctly. The risk will also be spread

Yes thats correct it is wise to setup it in such a way but when starting its very expensive.

I would like to set this structure in place to buy my first property, but am concerned about the monthly costs of maintaining the trusts in the beginning phases. Is it possible/advisable to buy the first one or two properties in a company, and then register a trust later, to which you can allocate all the company shares, therefore transferring ownership to the trust without having to pay transfer fees of the properties?

Great questions. You should be able to do this, and buying in a company is already a much better option than buying in your own name. This is unfortunately not where I shine, Jaco will be able to help you out with the structure setups and the cost involved with moving and transfering assets or shares. Thanks Sean, Registering a trust is a very difficult task with alot of admin involved. You need to use a professional to help you with this. The important part is to use a trust and not how to register one. Understanding the trust system is important to grow your property portfolio. I have noticed everyone advises against owning property in your name
Let’s say I open property trust and I want to acquire my first property, will the bank look at my personal finance then grant the loan under property trust? I’m not if I make sense.
Great question, that is correct. You will have to sign surity for the trust, and they will look at your personal affordability from there they will grant finance for the property in the trust.
