    Don’t report squatters to the police

      I am armed 24/7. I would never report this to the police. If I came home and found people in my house I would consider that a home invasion and treat it accordingly.
      When I am done, I will still not call the cops. Nobody will ever know what happened.

      When I was 21 I rented my first apartment in a 4 apartment building. Nice apartment but not a good neighborhood. Three apartments of the 4 had been broken into, including mine. Lost a coin collection. A cop lived in the 4th apartment. He parked his car up the street, kept lights off and made it look like no one was home for a week, but he was there in the dark, waiting. After a week the burglars broke in but got a surprise. Three teens were arrested. In that state homeowners could be arrested if you shot someone, even if they had your door wide open and were half through the doorway. They had to be completely inside before you could shoot or bash them. The problem with that was if you waited until they got that far in your life was in peril. He told me if someone broke the door open and was in the doorway zap them and drag them all the way in. Sure it was awful to think of having to do something like that but if it came down to either the burglar or my family I would do what I had to do. The law has since changed but criminals and squatters still get away with a lot.

    It amazes me that our laws allow people to illegally take over a house that someone else owns. Great job, Outside the Box!

    We had a squatter problem on our only rental unit. So I moved in too, but I used a Different Twist. I wore a video camera and exercise my constitutional right to open carry on my own property. They were gone the next day. 😂😂😂

    Squatter’s definitely need to be arrested as intruders and criminals for breaking into someone else’s home. How is it that they can lay claim to someone’s property? This is wrong and the laws need to change!

      Definitely is. Worked with a guy who moved in, changed the locks and lived in a house in a very exclusive suburb for more than a year because his wife wanted the kids in a good school district (it was the best in the state). She cleaned houses and he worked in a factory. They were both scum.

    I’ve been a landlord for over thirty years. My experiences are numerous but my favorite way to get rid of squatters or people who have stopped paying rent, is to in effect, move in with them. I move in with a tool box, the keys, the eviction paperwork, deed, paid utility bills, keys and anything else that justifies my being there. I also bring my large active dog. Then I get comfortable and relax. Sometimes police show up and ask me to leave. I do, but I come right back a few days later. I’ve also used the handyman approach. Repairs have to be made. I keep the entry notices coming, indicating important work that needs to be done to ensure safety at least three days a week. Then I enter early in the morning, I stay all day, bring my large active dog, park in the middle of the driveway, play the radio loudly all day long, have pizza delivered, ask friends to come over and help me make repairs, turn off the water for several hours at a time, shut off electricity for several hours so I can make emergency repairs. I rarely have to wait very long for people to either pay me or leave.

      Obviously you have been doing this for years, and apparently no one has challenged your actions in court with an attorney (good luck with these “repair” pressures if you are in a renter-sympathetic state, such as California. The issues potentially legally affecting your are that you are not actually performing emergency repairs, etc. that can be documented. Your behavior in the rental property is also clearly “harassment.” These “repairs” never started until the tenant stopped paying rent :). But, I’m on your side. I had a number of tenants that were marginal, including a couple that trashed the property and another that stopped paying rent. I used an attorney and the cost to evict was $5000 with no money recovered. Ultimately, the only thing protecting landlords is a significant background and credit check with trustworthy recommendations.

      I heard a story from a coworker whose husband knew guys who had apartment buildings. They would come in and take the front door off to “refinish it.” They’d tell them they’d be back later after they completed the work to install it. But night would come and the front door to the apartment would still be off. He said the people would move in a few days. Those doors always ran into trouble getting refinished. Not sure if it would work today, this was some years ago.

      Actually it should be on truly and verifiably abandoned property, especially with how hard it is to afford a home now, and with the number of hard working people living out of cars. Just not for these scammers who are trying to take advantage of actual property owners

      Unused property isn't abandoned. The owner still has to maintain it if it gets overgrown. Least in this state they do.

      @@MelissaR784 Abandoned property exists. Especially when the owner has no heirs. And especially in very remote locations or in very run down urban areas. Tax auctions are usually the preferred method for determining new ownership, but its not always an option for truly abandoned property. It’s a mutually beneficial partnership for someone to get a place to live, and also the reinvestment into the community during renovations also increases property value, and the new landowners provide taxes for an otherwise abandoned property which benefits the community as well. But this is not that.

    In Kansas, back in the day - if we couldn’t get section 8 renters or squatters out of our home. We just take the front and back door off the hinges and load them up in the truck and drive away. If they complained and bitched, we just tell him we’re taking the doors in for maintenance. ! if they ask the doors put back on we tell him maybe next year….. they would be moved out in a few days permanently. Or with the doors missing the section 8 neighbors would come into the house and take everything for them when they went anywhere away from the house.

    Saw this happen in Washington State. Man bought a house, only to find squatters living there. Couldn't get them to leave, and police wouldn't or couldn't remove them. Tried to have the water and electric shut off. was told, "not allowed". Man finally gave up, and let the house go back to the bank. SAD Country we're living in.

    I am happy to say that in Florida, a new statute was enacted by the state legislature which provides a quick means by which squatters can be evicted. I worked very hard and my son also works very hard to pay for the home we have. We still live there, so if ANYONE tries to come into my home, they're going to be encountered by law enforcement. Squatting is absolutely stealing, and I'm not going to have my property stolen, period, full stop.

    I did home inspections for mortgage companies for several years. I was shocked at the number of squaters in empty houses. When they got tired of living there, they would destroy all the fixtures and remove all of the copper wiring. Horrible people.

    The best way to end squatters is to place signs that say NO TRESPASS or NO TRESPASSING and enforce that sign if caught you go straight to jail.. Remember folks when posting a no TRESPASS sign you have to file an affidavit with your local police department which gives the right to question and arrest anyone without just cause to your property..

      In the state of Texas if the owner post a sign that’s all that is required. Hell, all we have to legally do is put purple paint around or on our property, the paint speaks for itself.

    We bougt a house in Rhode Island and the renters in the house said we would have to evict them. My husband went over to them and said, well you need to clean out the basement because my family is moving in. We had no where else to go. Then he said " I am a bastard to live with, so get ready". They moved the next day!

    I had a tenant that stopped paying the last three months of their lease. They complained because they thought the electrical breaker box was not to current code. Everything worked properly. They did not like the way the bathroom "looked." Nothing wrong with it, it just did not "look" like they wanted. No Problem. No Fuss. I went and pulled an electrical permit to replace breaker box and had power shut off. I started making the electrical repairs, but now their was no power.
    I also pulled a water permit and I had water shut off. I pulled the toilet out and started "working" in the bathroom. After a week of me constantly working on the home, they moved. I told them I hated to see them go. They solved the problem.

      Good for you!! I knew something was radically wrong with our laws when I was a kid and heard about a thief that broke into a house and stole one of those clunky old school TVs..as he was trying to run across the lawn with it he tripped on the garden hose and fell..the homeowners got sued and lost and had to pay the guy a lot of money. I was about 12 and knew that was wrong!!!

      I sold a friend some land five years ago, he's just moved his mobile home and hooked up this past week. He, his wife and four kids are living in it with a generator, just hooked up water and sewage with the electric to be hooked up next week on schedule. It's amazing how "squatters" are comfy in someone else's home, no power, and so many can't imagine suffering a bit for a week or two, in "their own home". We can't allow such folks to change our way of life.

    I HAD a squatter. I also have a friend with a bug-tenting company. His crew can tent a two-story house in 45 minutes.

    A friend of mine had squatters in his house he told them that he was the legal owner and that he was there to start fixing the house up and making it nicer and that they could stay if they would like so the first thing he did was take all the doors in the windows out of the house they soon left

    I had squatters and the electric company allows squatters to turn on the electric in their name even without a lease and the police say its not tresspassing I had to take them to court change the laws to tresspassing.

    You can get arrested for GTA if you’re sitting in a stolen vehicle,but it’s a civil case,and the police won’t arrest anyone,if someone moves into your house and refuses to move out…WTF

      Yep. Makes absolutely no sense. But in Chicago now they are getting a misdemeanor charge after hijacking an SUV sometimes brandishing a gun to get the owner out of the vehicle.

    I lived in a city where the inspector would tell landlords that the house could be red tagged for "life/safety issues" i.e. no hot water. A red tag gives them 24 hours to leave, after that they can (and will) arrest anyone on the property except workers between 8am and 5pm.

    That happened to a lady here in Jacksonville, FL and by the time she got the deadbeat squatters out of her house, they had done 40K worth of damage - totally deliberate. Thanks for what you do!!!!

    Way to go, Flash! Squatters rights were actually for undeeded and unowned land in the United States. There has never been any right for "squatters" to be able to take someone else's property. But in a lot of states, the police or sheriff are not willing to help and tell the owner it is a civil matter. That is just ridiculous and it is 100% breaking and entering. Well played on your part in handling your criminals.

    If you find squatters in your home you need to be concerned with there safety. Go to the breaker box and remove all the breakers to have them tested (this could take as long as a year or two). There are so many things that you could simply remove that would make a house unlivable. Better yet before you buy have the realtor have said items removed (breakers, a key water pipe, switches, etc...). Simple things that will be easy to put back.

    Squatter laws should have been radically changed years ago. This is clearly breaking and entering and that alone should get squatters arrested and give them a nice cell to live in for a while. There is something seriously wrong that the legal system ignores these squatter's rights and allows criminals to do this. If it were their own house in question I can guarantee you they would get the squatter tossed out right quick.

    Here in Soviet Canada we would probably have to give the squatter our house and pay their living expenses for the next ten years......oh and we would be charged with trespassing and get a fine perhaps jail time...or both

    I saw your video few months ago and loved it, as a handyman once I walked in a house to repair a broken back door and saw the people and knew they were squatters, I end up leaving and told them the door needs to be ordered since it's not available at Home Depot and never went back.

    In Missouri Amish go through the same thing. Amish doesn't miss with the police so I told the Amish have a truck and wait till he leaves for the day go in a load the truck up put his stuff in a unfenced field away from his land so say. Later heard he did just that

    For those that have not dealt with a squatter before. You show up unannounced and do not call the police. At first you knock and progressively work up to hammering. Once the door is opened, you step in, show your firearm and youd be surprised how quickly they run. Then you just toss their shit every which way direction you deem adequate. Then you can call the police and say someone dumped their shit all over your yard.

      What’s to say more than one of them aren’t armed themselves? Sounds easy but could go south very quickly. You never know who you’re dealing with.

    Well you did a hell of a lot better than I did! I had to post a 30 notice for court and then the squatters showed up and said someone else leased the house to them and the judge gave them 45 more days in my house. Insane! I’m the owner and they didn’t have a lease

      In some northern states if a squatter has children and it's early winter, the courts will give them 90-180 days to vacate.

      Super easy, just say you're a new renter/lessee. Electric company only cares about getting paid and doesn't give a rat's behind if you're a legit renter. Been very surprised at how easy it is to get utilities going at a few places I've rented, they "asked" for paperwork for verification and then literally never checked the paperwork. They just list the requirement for CYA purposes and then claim the workers checked paperwork so everything is "legit".

    In Philadelphia we turn off the utilities then take out the doors and windows ignoring the squatters. We dont pay any attention to them

    Bought my house from out of state and due to circumstances was unable to move for most of a year. My fear was coming out to check on the house and find squatters in it. So glad it was never a problem.

    Padlock your electrical box if no one is living there, call the electrical company and have an alert put on the account, and call the water company and put a block on the address. SOMETHING should be able to be done. Someone is going to meet a 2A resident and it's all over then.

    I feel for landlords that have to evict for nonpayment. One house in our neighborhood had paint poured in the tub allowed to dry. The tub had to be replaced. My husband went to our lovely home abandoned by the addict. He cleaned it himself and was able to remove problems. A short time later he tried to donate blood. They discarded it when it tested positive for hepatitis. Years later I myself got autoimmune hepatitis. My brilliant doctor got samples back from the Texas lab, and informed me that I had shown markers of an old, healed case of hepatitis. I was unaware. I have suspicions that I got it from my husband who got it from our tenant.

    Not paying rent should be a crime. It is stealing from the landlord! My husband and I had about six small rental houses back in the 80's and had at least one renter at a time who stopped paying rent. It would take a minimum of six months for an eviction, and we could not afford our mortgages with no rent coming in for that long. We only lasted about three years in the rental business.

      My dad worked in banking/finance 1950-1980s. He said you had to have a lot of money to own rental property because the rate of nonpayment of rent was so high - even then.

    Don’t try this maneuver in New York. Had a similar situation and it took me seven months to get them out. They signed a document saying they would move immediately. They did move out, but then went to the district attorney and said that we forced them out. He forced me to take them back in again or be arrested . The worst part was, they were running a drug lab, the police knew all about it, and turned the blind eye. Happy things worked out for you.

      Time to sell and move out my friend. With all the issues being a designated sanctuary city, its only going to get down right dangerous. Your city will if not already be a 3rd world city. When you have a city's police force that has their hands legally tied, and the city officials and courts against your legal rights, you will always lose.

    Small easy tip. If a house is going to be empty for a while, remove all inner doors.
    Only the outside doors against tresspassing and weather.

    People who are complaining about high rent and high housing prices don’t realize how much this issue costs everyone. Good tenants pay for bad ones. Just how it works. The more risk involved in owning and providing housing to renter, the higher the cost for everyone involved. Let’s say the homeowner can’t get the squatter out, can’t afford all the legal fees involved, house goes back to the bank, and that’s less housing units. Basic economics

    New subscriber. I’m in the foothills in North Carolina and I had no idea stuff like this really happens. We do have homeless people in my town which breaks my heart . But some of them don’t want to get a job so they can get their own place. Great video, I’ll have to go back and watch more of them. Way to outsmart the squatters .

    Any utility company that provides service without exercising due diligence to confirm the applicant's right to have the utilities in their name should be punished roundly. How difficult is it to require proper ID and check with the owner of record, as in the person who has owned the house for the past number of years? Any squatter that falsifies lease, rental, or title papers for a property should be locked up in a house of their own for many years- a big house.

    It's not legal to squatter someone's else house, that's the point. The reason is that it's illegal to take matters in to your own hands and that's why the process to kick them out does take that long.
    One way to change the law is, that every homeowners have to have to be registered at a government website, that includes fotos and kind of identification that proofs his or her ownership and that the police office that will investigate the matter could access that secured website and legally without delay, arrest them in the spot and the real owner could also legally dump those squatters belonging outside the door on to the street.
