    Loved this video! Thank you Katja and Andrew. Loved your helpful input and ideas as you went around the property. Great property and amazing views with lots of potential, especially taking into account the possibility of buying the ruin next to it too. Are you planning on putting out more videos on other properties too?

      Yes we are in the process of organising some more property films that will be broadcast soon, but we are very selective in what we film and promote, we only pick properties we feel have the right ingredients for foreigners looking to buy in Abruzzo.

    Really enjoyed the video. Looking forward to more home tours. The house is in a great location with lots of potential. I am curious what the square metres are of both the house and the garden (the one currently belonging to the house as well as the garden that comes with the ruin). Also wondering if you know if there is the possibility of exposing stone on the outside of the house. Thank you!

      Thank you for you comment e. Of course, there are cheaper properties all over Abruzzo and some with no work required, or very little work to do at all. It comes down to what the individual requires, and that is going to vary greatly from one person to another and of course location within Abruzzo as prices vary from area to area. We have lived in Abruzzo for many years now and we know all of the provinces very well, and what each one has to offer! We do a lot of research into a property before we invest time in promoting it: its position, the local amenities, the suitability of the location for foreigners, the structure of the property, the roof, the services, the internal configuration, its outgoings and possible income!
      We chose this property firstly because of its position, Capestrano is a lovely town in a very central position in Abruzzo. Its true that you would need a car to live there, but really you can’t live in Abruzzo without a car, unless you live in a big city and don’t travel around much, but the whole point about Abruzzo is to get out and about and see its many wonders, and lots of them are impossible to see without a car. You can get to the capital L’Aquila in 45 mins, the motorway connection in Popoli in around 15 mins, and then you can head to Rome in around one and a half hours, Pescara in around 30 mins and reach the Trabocchi coast in around 45 mins. You can head into the three National Parks in around 45 mins, so skiing and mountain walking is also a short drive.
      Capestrano itself has lots to offer, a beautiful medieval centre, many bars and restaurants, local food shops, a castle and other tourist attractions, multi nationality residents, and English spoken in some bars and restaurants and a tourist information centre, so an easier introduction to Italian village life.
      The property itself has many advantages, one of them is the fact that it is already split into two, so could offer an immediate income if required. Many properties in Abruzzo that come as two units, often have two house numbers, this means that you have to pay two lots of taxes and two lots of service connections and bills, this house has only one number!
      Other advantages for this property are; the two large terraces with beautiful views. The fantastic cave that could definitely be used. The possibility of buying the adjacent beautiful ruin and connecting land for a very small outlay, which with some vision, could transform the curb appeal of this property! The house could be used exactly as it is, just some internal decoration, or the configuration could be changed. Of course, if you wanted to rent one part as a holiday home, you would have to invest some money to bring it up to standard, but not much! The house is very solid, with all services connected and a new roof!
      The ruin itself has separate owners and will be incredibly cheap to purchase.
      In Capestrano, you will not find a similar property of 182 sq mts with similar possibilities of configuration for home and income, in such a lovely tranquil spot, in walking distance to the centre, and with such spectacular views, for less money!
      I hope this explains why we believe this is a bargain property, aimed at foreign buyers wanting to find somewhere to move to in Abruzzo, for a home, a holiday home, or both!

    Thank you so much for the video. If I was to remodel the upper part first and holiday rent it, how many weeks a year do you think it could be rentable and at what price? I am visiting Abruzzo in November to look at properties. Merci beaucoup!

      Thank you so much for your comment. Tourism is very strong in Abruzzo and growing every year! You should be able to rent a holiday apartment in Capestrano definitely from June to September and probably from May to October. And possibly Christmas and New Year also, probably to Italians! The average price per night in Abruzzo for a high standard B&B is around €100 for the room, depending on where and what time of year? We would rent this property out as a casa vacanza, holiday apartment, on a weekly rental basis, or at least a minimum of 3 nights, otherwise it’s too much work! Probably per night €120 up to 3 nights, then reducing it a bit for one week. We would be happy to meet you in November and show you the property.       Sorry but you will never get €120 a night for that without ploughing an ernormous truckload of money into it. Even then it will be difficult attracting guests at that price and getting good reviews.

      ​@@uberglamazon Thank you for taking the time to watch our video and send us a message. We don’t make comments without being able to back them up. We have a large number of people that we work with, who own holiday rental apartments, B&B’s, and alberghi dfifusi in Abruzzo. They all charge between 80 to 120 a night, depending on the time of year, the size of the unit, the quality of the fnish and, of course, location. Obviously, the house we featured in Capestrano does need some work to make it a competitive holiday rental apartment, but it depends what you mean by a truckload of money. A lot of the work could be done very economically, even by yourself, internal decoration for instance! It would need a new bathroom and kitchen, and these can also be done economically if you are clever. With some vision, you can see how this house would look, and it could easily look stunning, have a very good curb appeal with unusual features to capture people’s interest. Obviously to have a business that has an income you do need to invest! Capestrano is on the tourist trail, and has a need for more guest accommodation, and that is why we were suggesting the possibility of making a holiday apartment, where someone could have a home and income for a small investment, depending on their DIY skills. With Andrew having had 20 years’ experience in property development, and currently we have two renovation projects that we are working on, we have learnt a trick or two about saving money here and, of course, we would help anyone buying in Abruzzo with advice for free!     How is public transport? Do you have to go to Popoli to get the train?

      Thank you for your enquiry. There is no train station in Capestrano, but there are regular buses. You are correct in that the nearest train station is Popoli. Probably Capestrano is best a town for car owners!

    Couldn't one rehabilitate the ruin and make the house larger? i actually like the ruin better!
