I'm still on the ground floor and the ideas are flowing! I've paused the video to suggest that the lounge could be at the front, with the dining room through the new arch at the back. That way guests could go into the lounge without having to traipse through the dining room. While close friends could go directly into the new kitchen which is big enough for a casual dining area in front, where the new (glass) door to the mini garden would be.
I'd also want to have a skilled stone mason build a wall similar to the one on the left side, to shield the garden from the street, creating a lovely tiny private space.
Back now to see what treasures await on the first floor and roof terrace. Thank you both for showing this stunning opportunity!
So many of these properties look like the people just left in the midle of their day and never returned. I'm guessing many passed away? But I find it strange that these homes are left untouched for a decade as if they were lived in the day before.
This is a real keeper.. Knocking down the walls is a no brainer.. Just doing that makes the house more valuable. Some good paint and some elbow grease you have a palace that didn't cost you an arm and a leg. The terrace and the room would make a great outside kitchen.. It's a keeper for sure.. Whoever buys this property I do home from you, I would like to see the finish product of this keeper..
Of all your videos I’ve watched today, this has the least view but still it is a view worthy of a postcard. They all are and more. For certain a few views have been worthy of a fine painting. Very tempting! I agree with almost all your remodel ideas, although I would most likely install laundry services in that small open area next to the bathroom. The rooftop deck is really special.
Well, Dave, I do like the tours of the towns. I know you film early in the morning to avoid the traffic and filming people going to work etc. I think it helps to know where the home is located.

I do like your suggestions on opening up the existing kitchen and moving the kitchen to the other room. Love this place, although it would be nice to see it with out all the stuffi in it. I'm sure the rooms would look so much larger.

Seeing all the jars of tomato sauce in the cellar and the items in those hobby rooms/work spaces got me. Someone was going along, living their life, and now they’re no longer here. Just their possessions are left behind. It will be a big job to clean it, but a job that should be done respectfully. It reminds me a bit of the movie Beetlejuice.

Love your idea of the summer kitchen, I'd also put the laundry there - the terrace is perfect for drying. I'd replace the front wall with glass so the views could be enjoyed in all weather, and a small year round kitchen garden could be set up on shelves. That would save the ground level garden for flowers, perhaps with a tiny water feature in the corner.
No doubt this home will be snapped up very quickly, it is indeed stunning!

I keep wondering how the previous occupant lived with all this clutter. Home looks very workable. It just needs a good declutter. You’re absolutely right; any money, done right as long as there is a market for this kind of home.

Wellll... I like Vitto. I like this house, I think? I fear I'd need to be 30 years younger to take it on - even if the owners did just take everything out. There's a ton of work - yes, "easy" stuff but...lots of it! Someone with more energy than I will have one heckuva a spot when it's done (would love to see it!). Thanks for sharing it, Dave. Not the doll. I can't unsee that. You for sure could have kept that to yourself! LOL!

This is the best property you have shown that I have seen so far. I would see if they would reduce the price if they didn't have to empty the property. So no trips to the tip to get rid of anything they don't want, no trying to sell things off, just leave it as is.
I would close up the front door (make it a window) and put a nice door in where that other entrance is. Open that wall up as suggested into a front lounge. Put a door through to the small garden. I'm not sure what to do with the back as having somewhere to store bikes would be useful. So I would use the property for a bit before deciding any further changes on the ground floor.
On the floor with the bedrooms I would, if possible, open up the walls on either side at the top of the stairway so it doesn't feel like a maze.
At the top I would find out if there was some way to lift the ridge up so there is more head space at the
top of the stairs. The terrace looks like it needs recoating. A summer kitchen sounds good and I would put the washing machine up there rather than in the basement. That way in summer you could hang the washing out on a line going across the terrace area or if it's raining use a dryer. It's only up one set of stairs from the bedrooms rather than down two sets to get to the basement. I couldn't think of anything worse in the middle of winter than having to go down to the basement to get your washing done.
Unfortunately even as cheap as it is the price is still $70k+NZD.
I liked this one for sure. it does defiantly have great possibilities. And you're right, those walls need to come down. the first thing to get is an architect. A good bit of re-configuring would go a long way. IF one hired an architect and builder, what could you realistically expect the time, to seriously re work it, it would take. Would a year do the trick, or would you more likely to go two years? Say you were going to do similar changes to what Dave mentioned, plus replace floors, Kitchen, two baths , a redo of the outside front. I was thinking of a hundred to one forty thousand dollars. if possible. Just dreaming I think. thinking out loud.

I agree with your ideas for downstairs. Kitchen could be realy cute garden style with access to garden which could have tellis and a bit of lattice privacy fence. Id put pavers of some kind for stable seating outside. Leave borders for plantings. Ive white washed pine before. Im a big DIY-er. You have to use a knot sealer or sanding sealer first.Id reuse as shelving or even as tops for patio tables etc. With all those walls gone then light can come in from all the front windows bouncing around the walls. Too much clutter as some said. Im for cozy but not so you cannot move. I like double duty furniture. A gateleg table in either kitchen or living area can work for better usablility but fold out to have more company. I commented before I saw the top terrace! Thats amazing. I have several hobbies, one being sewing but I also work on plants and paint a bit. Id make that a hobby room off the top terrace but also not so junky it can't be used for happy hour and snacks! The views out would be so inspiring. And that wine tasting place...if I went missing I'd be in there!

I agree ot could be a great place. But I can' t believe no- one has sorted out all that cutter! They obviously had a hoarder in the family but so far no- one has tackled any of it. It would need to be made clear to them that the house has to be cleared.
Clearing it out will be quite a project, but remember, one person's clutter can be an antique hunter's treasure trove. Several things caught my eye there
Real estate in Italy often gets sold as seen, included cleaning rags and shoe polish. The prize reflects the work the buyer has to do to clear it. When my in laws passed we did the same, since we were still working in Switzerland (10 hour journey) and would have to take off weeks on end to clear their house.
Most houses for sale are not empty, the price reflects that IMO

I love the idea of it being walking distance to Raiano, which you've already sold me on. I've pretty much gone mostly car-free since the start of the pandemic so public transport and walking are my thing now (on top of the non-resident inability to buy a car). When you say "Do not miss this one", do you have any that haven't sold? I always picture everything snatched up immediately.

I oddly love this one. With the fireplace in this home or any homes in the videos, does the buyer have to confirm the function, or a geometer or someone already confirms they are in good working order?

I think the lounge belongs in the front and the kitchen dining area in the back with that arch through from the lounge.
I hate that they traditionally put the fireplace in the kitchen.
If I was buying it, I'd have to really think on it.
Fireplaces were used for cooking, which is why they are in traditional kitchens.
I was thinking something similar. The lounge needs to be in the front. If feasible, I'd like a large eat in kitchen in the back. The room with the fireplace would be lovely as dining room or study/library.

I would turn that cellar into a hot tub grotto, lined with white floor tiles, whitewashed walls, and lit with colored fairy lights, and maybe add a stand-up shower in a corner, and a stone bench.

Dave you tickle me talking about the bars although in my young days those places were a favorite but now avoid them due to life changes but the stuff in the home must be cleared before I would consider buying.
I used to think their "bars" were like saloons, but then in one of his videos he pointed out that their "bars" are more like our coffee houses, where people stop by for an espresso, good conversation, and people watching.

I agree. The great thing is that people don't realise thet you can clear it out paint it white and probably get another 10k for it. At least this way someone else gets a cheap house and the current owners clear out the home anyway!

Last November I was in Florence Italy and saw a house in a Florence suburb which was pretty cheap euro48,000.00 (about $50,000.00) nicely renovated. It had a spacious bedroom. I was tempted to buy but I heard it was difficult to obtain residency permit in Italy. So I decided not to buy.

strange structure, layout, often difficult to imagine how to rearrange, tear down walls, remodel these archaic living spaces. Is cheap. If it is still worth it? Italians use the money to buy something modern, practical…….I wouldn’t want it for free! Honestly, depressing!
