Great live/income property, great town, hot springs, Vespa club, and a Scarabeo dealer/service dept in Guardiagrele. Hope I can find something as nice in ten or fifteen years. A GEM.
This property is a great find! Hard to believe the amount of space for such a bargain price. Easily move in ready with a variety of options for one or two units. Popoli has a wonderful vibe, too. Love it! STUNNING! 🙋♀💜
It ticked all my boxes, as well. I've always wanted to live in a house where the rooms were on different levels and that upstairs apartment was IT! I'm almost feeling physical pain on not being able to purchase this as I need to sell our land in Belize to afford it. This home was the one to convince my husband that Italy is better for us. I'm not comfortable with spending my golden years on a piece of property one can only get to with a boat. Neither of us has experience with boats other than renting a pontoon boat at the lake for a day.
On just this Tucson, Arizona USA lovely spring afternoon I became aware that your delightful vlogs are old school travelogue in style. You have a charmingly humorous, self deprecating narrative. "Oh my word. Why am I on my January diet?". I can still smell the pizza and only twenty minutes from yet another inland Adriatic coastal hillside Italian historical small town. It's a happy making educational tour of yet another guided tour as interesting as any stunning property as the next. You do have a gift sir.
This one is really fun - I love the all the different levels as I sit here as a middle aged person. I can see issues with those fun levels as an older person. Elevator somewhere, maybe? My eyes are younger than my body, I fear. The seventies really weren't great for "interior decorating"! LOL Very impressed that you have a torch now - AND that you brought it with! Good job to Tony-the-Torchman (and we'd have understood if you'd said a bad word when you hit your head!!) The star-barrel ceilings in the garage are ...stunning! Does Popoli get flooded with tourists in the "on" season?
Wow, just found your channel today. We have been binge watching and subscribed. We are interested in taking a tour. What a fantastic idea!!!! We love Italy and the idea of buying property there is very appealing.
Hi all! Popoli is lovely, no doubt. Some considerations to think about: do you have an EU passport? If not, you can only stay in the EU 90 days at a time (with a break of 90 days before you can return). (I’m looking at you, Brexiters, Americans & Canadians, unless you have a spouse w/ an EU passport.) Also, you cannot buy a car unless you have EU citizenship (or Italian citizenship).
Absolutely an amazing property with great potential. It could easily be converted into an airb&b. In a lovely town. Thank you David and your lightning director Tony.
So much space!! Love those floors and vaulted ceilings in the living/dining 😍 Dave, we want to hear more about your rock band days!!🎶 We’re going to guess that you are a guitar player☺️

I have fallen in love with this property and is the main reason my husband and I are switching our retirement plans to Italy. We have to sell our property in Belize first. It is oceanfront so we hope it will sell quickly after we put it on the market. When we come to Italy (for the second time), I am first visiting this town. If I had the money now and it was still available, I'd jump on it immediately.
Loads of space! A dizzying floor plan---maybe not so confusing when you're actually inside? Some odd lopped off shaped rooms (kitchens) and some lovely elegant rooms. Love the cementine floors, love the ground/garage floor! Interesting...
It's a very eclectic property. At least garages are present but i can't imagine what car can be used with this. Some micro models? Maybe just a motorbike or so. But thanks anyway for the great review!
a Microlino 🥰 would fit in easily, but I think the space would serve much better - provide income - as a shop or as a rental flat/airbnb. just replace the garage doors with huge glass panels/door and done. But needs considerable investment to make it shine.
Great find Dave!! This place is stunning. I’d be tempted to make it one large villa with ample room for friends and family to visit. Popoli is a great town, beautiful in itself and well situated to visit the rest of the country!!

Tiny terrace, but really cool property with a little of work to be done so it doesnt look like my grandparents' houses. The garages would make a great workshop and very small storefront if that was allowed.
The best floor plans and deal I have seen of your videos so far. The only negative is lack of view from any window.
