    Hello Dave Iam Enzo from Canada, I was borne in Gessopalena my grandfather was one of the 42 people killed by the nazis he was part of the resistance, the reason it’s called Gessopalena until a few years ago ( as you noticed in the old town the shining stone) they used to mine Gesso ( lime cement) at one time the town was named PietraLucente ( sparkling town) Thanks for the video and memories

    For 19,000 Euros, it IS the deal of the century! Nice. I would think you'll sell this property quickly with no problems. On another note, I did appreciate the first 10 minutes of this video. My father was in the US Army, and a history buff, a trait he passed on to me. We lived in Europe for a total of 6 years between 1960 and 1970, and I saw a number of Hitler's handiworks during that time, including Dachau, and I can assure there's a lot less left of it today than there was in 1962, when I was there. I'm glad this town has preserved their history so all can see. I'm afraid we will repeat what we do not learn from. I'm an old woman now, but I will never forget.

    My Grandfather was in the United States Army in that area during WW2. He was a Sargent who hated the Army. He hid the fact that he was a petrochemical Engineer that would have put him in as an officer. He wouldn't have it. He was in charge of 3 Howitzers and was deadly accurate. He refused to kill Italians and made the Germans pay for it. His Commanding officer was killed and his captain made my Grandfather in charge of Company. A few weeks later they found out about his educational background and gave him a field promotion to Lieutenant. I remember him saying something about hooking up with the British in Bologna before the push to the Po river before moving in on Verona.
    Hay thanks for the videos, I am fascinated by not only the homes for sale but also the Bars.... No hold on, I meant to say the wonderful vistas seen from these towns. Actually they are simply stunning.

    What a charming little home.. It's cozy and would make a great place for a vacation home. This is really a great bargain.. I was in tears when you were showing the ruins. It's to bad they don't teach this in history class for students to know what it was like to live in a war torn place... Here in the U.S. it's like they are trying to erase what happened in all history..

    Hi Dave, I moved from Los Angeles to Abruzzo in 2019. I live in a small village, Tocco da Casauria. Best decision I ever made, I didn't spend much more buying my house either. Unfortunately, my house is on three floors and I had an accident that has made it difficult to go up and down the stairs. I just found a small cottage, all on one floor on the other side of the village. This house you are buying is a wonderful house in great shape. Best of luck

      that's my worry to many floors i am retired and thinking of moving to Europa not shore where at the moment i am looking around in Portugal because my sister leaving here but i found doing shopping out of the towns is a bit hard there are no markets like fruit and vegetables how is it in your area

    I must say that you are one of the very best agents in Abruzzo, you understand the tastes of westerners and furnish good advice for upgrading and remodeling these properties to our standards. 👍🏼
    Sadly you don't show many properties with a bit of outdoor space, but I suppose for the Brits looking for a second home in the sun, that wouldn't be what they're looking for... just a key and no worries once it's been fixed up.

      He does show some places with land around it but If you want a place "in town", would be unusual to find something with outdoor space around or beside it due to how they have been built up over the centuries. On the periphery of towns or in the contradas/frazione, most houses will have land around it but you would have to walk or drive into the main town for most of the services. All depends on what you like or can do if u don't have a car.
      In my hometown, there are probably about 5 places with no yard around it owned by Brits while one of the frazione is almost all Brits who bought around the main square and they each have land beside and behind their houses. Some are retired and stay permanently there while others go back and forth every few months, especially now that they are out of Shengen. One of the residents even had started up a small home brewery so there would be a pop-up pub in the square, especially in summer months. Didn't get a chance to drive thru there on my last trip at Christmas/New Year.

    Oh my, living above the ruins. I must say your vlogs are as compelling as any I have seen on TV like Escape to the Country. I have seen dozens and dozens of them and find your presentations as good as any I've seen in mainsream and cable media here in the U.S.
    I'd put a small click click couch on the landing adjacent to the balcony for sitting, guest sleeping with a little tiny fridge, a beverage making station top to enjoy on that floor.

    How in the hell did they get that humongous wardrobe into the flat in the first place?!?!?
    Like you, I'd definitely knock through the wall in the living area/kitchen, and make it one area. Get a folding dining table with some director style chairs for eating, and use the majority as lounge space. Sofa bed for one of the main seats in the living area, then you can fit a few friends in. They'd best all be good friends, mind! 😃
    On the second floor, I'd turn the landing room into a mini man cave, with a single bed in a bunk style over the top of a desk setup, then if I had visitors, I'd have them use the main bedroom, and I'd use the bunk bed.
    I'd probably look into whether or not I could replace the whole heating setup with an air source heat pump instead of the boiler, and then work out a decent place for a water heater (if needed, I'm not 100% sure how heat pumps deal with water heating), or a proper combi boiler (then you wouldn't need the water heater at all)
    I'd definitely replace the bathroom entirely, and modernise it. Possibly get one of those Japanese toilets that automatically does the job of the bidet too. Nice tiles, and a shower in place of the bath.
    New mattress for the bed, and polish the bedroom furniture and you're all good

      I always wonder the same thing when i see some furniture in these places and how narrow the doorways are. How on earth did they get the furniture in there 😉

      My guess is flat pack furniture. We purchased two large wardrobes that were made up, the previous owners couldn't be bothered taking them apart to move them. We were able to buy them cheaply.

      The wardrobes get assembled once in the room they are destined for. Anglosaxon countries tend to have built in wardrobes.

    Hi Dave, it is sad the remains of war, one thing Europeans are sadly too familiar with. The town is so cute, I love the streetlamps. It is a great starter home, the structure looks in great condition, a little DIY and you can have a beautiful home. The price is amazing with everything included. I love the little home - would be wonderful if the balconies were on the mountain side but...it is what it is. I really like this one!! :).     I think everything is so beautiful! Marble stairs are so normalized there but in America you have to be extremely wealthy to have marble stairs!
    And the floors also are most can’t afford here in the US!

    The only thing I'd do besides cleaning would be hook up the hot water in the bathroom to gas (that plug in electric heater looks scary), scraping, painting and cleaning. I wouldn't change anything that didn't 100 percent need it.

    The tour of old town Gessopalena was moving, thank you. This is an adorable little property. I really wouldn't change much except boiler and paint and perhaps take the wall down between kitchen and lounge. I love the wall tiles in the bathroom and kitchen, and the terrazzo floor tiles are in great shape. Very quaint.

    I agree, the town is stunning. The property looks perfect for me, especially at that price. I don't have the obsession to update everything -- what's there looks good. The furniture looks to be tasteful and better. I'm sure someone has snapped it up already. It does give one heart, though. I'll research what is possible and required for making a move to Italy. I have subscribed and will watch your videos. You have started me thinking.

    With bunk beds, and money spent renovating the bathroom and kitchen, it would make a nice vacation rental. The views of the town and snow capped mountains are incredible.

    Thank you for the walking tour of the Nazi destruction from WWII. That it includes the fees and taxes it peeks my interest because I am one of those that needs to know the total cost. Alas at being in my 80s need to avoid stairs. If the tub did not clean up I would do a DIY treatment of an epoxy surface. My friend did it herself and the results were perfect and has lasted for 2 decades. Amazed that the kitchens in the homes have so little counter space, so perhaps the kitchen table was used for food prep. Seems strange that solar water heating was not used for summer water heating. Enjoying the videos. Waiting for one with ground floor living, including a bedroom, having the first floor as guest rooms.

      ​@@Subgunmanthere is a law that prohibits filming military zone but the inhabitants know where they are of they need it

    The second floor, after reviewing what is load bearing, could be reconfigured into a massive bedroom with on-suite bathroom. A small powder room could be integrated on the floor below for visitors. The potential is very apparent.

    I live in U.S. and the towns in ItLy are so much cleaner. Beautiful I am Italian American and have family in Italy

    Yup, the town and historic buildings are “stunning.” The town does have a well kept feel to it. The property is quite nice and yes, it can produce income if someone didn’t need to live in it full time. Thank you for sharing the history and the home with us. I always wonder if in these small towns if the residents speak in dialect or in Italian?

      Every town has its own little tweaks on the Abruzzese dialect that the older residents speak amongst themselves. A lot of the younger people speak both as well as English or French as their second language from school so shouldn't feel completely isolated.

    I almost didn't click on this video. Those "Gringo Taxed" Portugal property videos have jarred me.
    Now you really have me thinking getting a little family holiday, then rental place is very doable. 😊😮
