    A couple things I failed to mention in the video, my apologies I thought I did.
    When buying the 1€ home you have three years to fix up the exterior, roof, windows and door, or there may be a €2500 penalty. Of course as home owners you will have annual property tax determined by size of the home, which will be under €1k annual for most.

    Went to Mussomeli in 7/21. Extremely hot day during the house tour, but worth it. Closed on my house in December’23. Antonella (whom I didn’t meet) and Nathalie (who I met) were very helpful and accommodating. As an architect and interior designer, I’m looking forward to tackling my restoration. I’ve so many ideas!

    I love the idea, I would still rather not deal with the stress of the renovation project, but I could imagine others enjoying the process. I would happily rent one of the older homes with an amazing view for a few months at a time, though!

    Growing up in Italy have to year from my papa reside in the states of America this looks like it used to be a market and people lived above the business. I highly suggest anyone interested in renovating rehabilitating this properties to please do as much research as possible. Very informative video. Good luck and remember how powerful prayer is.

    Haven’t really considered Sicily…been looking (online) mostly in Abruzzo and a bit in Molise. That impromptu home tour was amazing. The owner has a treasure!

      Hey there. I own property there, but am abandoning it because of so much b.s. and general corruption. Sure, a few are lucky, but believe you me, you'll shell out far more money than buying a new home if you're not careful. There's a reason they're giving away homes.

    Renovations will cost between 500 euros (cosmetic) and 1500 euros per square meter.
    *IF* you can find a honest contractor, that is.

      In this particular city, there appears to be a good network of contractors. We spoke to a few people who have had good experiences.

If somebody does not want our dogs in a house, we do not take our dogs in their house. And yes, we pick up their poop.       I think the primary thing here is, if you are looking at this home as a place for yourself it’s a great deal. I would not expect to make much income through rental, If you’re expecting a large amount of appreciation after renovations it’s probably a break even for now unless you find the right location like our last home with its owner did.

    It’s like 99% of the roof tiles in the entire town needs to be replaced. It’s dismal and depressing to me. Hats off to the ones moving there. I get the draw because it’s so economical compared to most places. Personally I prefer land. There are still places with land to be found in the south east states.

      Respectfully. Not sure what you saw on roof tiles? The roof and outside facade have to be repaired within three years of purchase, so many roofs are new. I’m also not sure people interested in buying in Mussomeli will be the same people looking to buy land in the US. Really an Apple and Orange thing.

    Hi both.
    With the 1 euro houses what is the catch..do you have a time scale to renovate and if the house is not finished in that time scale do you lose the house,I just need to understand that with a 1 euro house there must be some sort of catch as nobody would sell a property for 1 euro.

      The catch is you must have the outside of the house redone, facade, windows, doors and roof in three years, if not there is a penalty due of €2500, and there are annual property taxes due of course. Inside there is no time limit.

      There are many catches. 1. You have to pay A LOT of money to renovate 2. You will never sell it for what you put into it because 3. People are leaving in droves and 4. You are 50mins from the sea in the hottest place in Europe. Do not be fooled by this place looking nice *everywhere in Sicily is just as quaint, you can find the same by the sea and a ready made place for 50k. 1 Euro homes prey on peoples lack of awareness of the market, which is why only foreigners are dumb enough to buy them, why are Italians from the North not snapping these up??

      Mostly the catch is 1e home cost approx 5k paperwork and you need to live 2.5-5k deposit what you get back when house from outside is renovated or you lose it if you couldn't finish in time. So pretty much 10k to start work with 1e houses. But in the same time for 10k including paperwork you can get house without any requirements and time limits.

    These homes should only be available only as primary homes and not as vacation homes or for Air BNB as these uses are innapropriate for the development of the community.Carpet Baggers should be actively discouraged as well as second home owners.

      I don’t think currently the demand for Airbnb is there, unless it’s for real estate tourism coming to look at the homes. The buyers appear to be people planning to use them themselves as future retirement homes or their vacation homes. The important thing to consider is there is no local housing shortage, locals have plenty of options. Italy over all is shrinking and there is a glut of housing. Buyers even if part time help with up keep and improvements to the city and infrastructure through taxes.
      This is a long way from becoming a Portugal scenario.

    what is the cost of " rent " for like garbage disposal and cleaning of staircase/ common area and maintance a month? in eur.

      Good question. I do not believe there is an HOA agreement with these properties. In our house in Montenegro we don’t have an HOA either.

    Is there an age or family size limit to the person buying a 1 Euro home? My family and I were in Scicily in Sept last year on a cruise, so only got to the port town, which was a taste of Italy for sure. I'm an Aussie, living in Hungary for 10 years, restoring a 100 year old mud brick home, and outbuildings,. Includes a self contained upstairs and downstairs guest cottage, and another replaced area underway, connected to the original homestead of a sleep 4 or more, upstairs accomodation, extra kitchen etc 3 bathrooms and workshop/seminar big room, kitchen area, mud room, AG. pool, spa, area ready to convert to a sauna, and raised, straw garden beds, on 2,000 sq mtrs...(half an acre) in a 900 person village, with lots of ExPats, mainly Dutch people, even young families too. 34 buses go past daily, village has Dr, Chemist, PO, and 2 supermarkets.
    I'm looking to move on in 2 years time, so a 1 Euro place would suit me to the ground in the meantime. Been there done that on that type of property, so it sounds exciting for sure!

      @@WarrenJulieTravel ...Thankyou. I'd been ill for the past 4 years, so everything has fallen behinfd, but now I'm on the mend, the place is too big for me. I have a few locals on work days now, so things have just started up again in March, after a long hiatus. I'm headed to Trieste and the Istrian Coast after visiting Belgrade for a specialist checkup, mid April, so will check out the local R/E in Trieste...just to kick start this off. I'm actually hunting for a place to rent for 3 months over Winter, down there, so I can find somewhere with more moderate temps to move to, when I complete this place end of next year. The 1Euro house offer, is an interesting idea for me. Will really get into checking it all out, over the 3 winter months. Thanks again, Warren and Julie..

    Are there any conditions to buying the 1 euro houses? And do they actually go for 1 euro? I read that most end up in a bidding war and will be 10 - 20 thousand euro

      There aren’t any bidding wars. You have three years to fix up the outside, doors and windows, the inside is on your schedule. If the outer area is not complete in three years there is a penalty of €2500.

      With renovations you are looking at 50k plus and often over 100k, if you can afford to renovate a 1 euro house you can afford not to buy one in the first place. Its a goldmine for dodgy agents as they get flat fees and the 1 euro home is an albatross around the neck..       This is a good question. Sicily has many good areas and some that are much more questionable. I felt safe in several places we visited, but in a few of the larger cities I’m not sure I would have walked alone at night as I would in Istanbul and have many times.
      Trapani for example definitely felt safer to me than parts of Palermo. I hope this helps to answer your questions.

      Which house are you speaking to? We find many countries do not add safety features or aids for the disabled. They have been doing it for centuries so I guess it’s not on their radar. That said we noticed some modern guard rails on the walkways in Mussomeli that would not have been there in the past.

As mentioned in this video, we have health insurance on us that we travel with, I am also a health insurance agent license from the states, you can find health coverage by going through our website and doing a search on the various companies I represent. we do have a high deductible on us and pay out-of-pocket on all occasions so far.     My great grandparents were from mussomeli and also my grandfather was born raised and died there. I wonder if that gives me any right to citizenship ? Does anyone know ?

      It very well could. I recommend a consultation with an attorney in Italy/Sicily. We did a residency interview with an attorney, but we did not discuss citizenship by ancestry during the visit. He may be able to give you quick answers.

My mother’s father who immigrated to the usa in 1916 from Mussomeli, divorced my grandmother and went back to either Palermo or Mussomeli in 1947 and passed away there in the late 1960s. I’d like to find his burial place.

This video already exceeds 30 minutes which is another number that often reduces the amount of viewers willing to choose to watch. A lot of video is cut and left unused. We just try to do our best with what we know and have to work with.

      Pescara is a beautiful city and has a strategic position with an important train station and the airport .Furthermore, that part of the Italian coast has been developing a lot in recent years (more than the internal areas). I have relatives in Abruzzo who keep me informed.. 😎😀

      There are lots, they tend to be scrawny things due to lack of food. You do notice in places that in tourist season people round the dogs up and stick them in fields / feeding them only to release them in September. Its freaky when i first witnessed this, the mafia controlled a lot of a village i lived in incuding a campsite and resort. So in the Summer they captured all the stray dogs, when they released them they were terrifying!

    Mussomeli. Nice town but... those demographics are nightmare inducing. In 10-20 years... no young people to do anything in the town. If you're in your 40s-50s now, 20 yrs in the future will not be a good situation there, unless you're wealthy and can import workers to do things...at probably a ridiculous price. A lot of Italy (Europe) is like that now which is why it's off my list.

      There are some things with these programs that could definitely be improved upon. The government would have to make residency easier, but they are trying to improve these situations and bring these little cities back to life.

It is so deceptive to get foriegners to pay for all this and the realtor is rolling in fees from these gullible folks that are not aware that you can live by the sea for the same price. Buying properties that you can live in are CHEAPER than buying 1 euro homes and fixing them up.. no mention of this in her hundreds of sales where she makes thousands per sale flat fee and no doubt gets paid by the builders too

      If property is not walk in ready then there’re no good for me. If it’s hard or as it seems nigh on impossible to attain permanent residency ( as most people seem to be saying )then there’s no point either. Pity as lots of countries are dying without the people to bring places alive again. Although it appears that particular demographics are allowed in all parts of the world who have nothing whatsoever to offer anyone and who more often than not become a burden and drain on society and have criminal tendencies. Oh well if that’s the kind of future a country want’s you’re sure well on the way to get it. Ho Hum…

      In the video, we talk about all of the supermarkets that are close to or within the city of Mussomeli. There are smaller, bakeries, butchers, but there’s also Lidl and Eurospin as well as Coop and a few others. Internet is available. A hospital is also in the city.

    I was about to fly over to Sicily until I watched this video and learned that people allow their dogs to bark like crazy in densely residential areas.. Which is like mexico.. Which sucks ass. I'd rather live off of my social security in a car in America..

      The little city was actually extremely quiet and quaint. Our dogs walking with us made the other dogs excited. Overall, it was a very quiet place.

      Yes, but you must understand she’s British. Most Americans will believe a scheme is something that is a plan to defraud or do something illegal. It is not used in the same manner by the Brits. It’s a plan or an idea to get something done, the government might have a scheme to fix the roadways. Here is the Cambridge dictionary.     BUYER BEWARE: It's hard to get a resident permit in Italy if you're self-employed like me! They only have a limited number, and word from my attorney there is that the permits are gone in less than 20 minutes once per year when the dole them out to applicants. OK if you want to do the Schengen Shuffle as they call it, but not good for year-round living. Don't know why the italians want to shoot themselves in the foot like that!

      Curious to hear what the residency expert says. Getting residency in Italy is extremely difficult. I first tried citizenship by descent but do not qualify due to when my great grandfathers naturalized in the USA. My husband and I applied for the Elective Residency Visa. We worked with an Italian Immigration attorney for a year on the application. They led us to believe that we were a shoe in and that it would be no problem. We were denied. We applied via the Los Angeles consulate due to where we lived in the us at the time. (You don’t get a choice.) I would be very careful signing up with any attorney who says this is an easy process. It may have been in the past but it is not now. There are golden visa options, but they require investments of $250,000 to $2m (euro not dollars).

      Being retired it should be a lot easier…Retired from US military 10 years ago-wife plans to retire from her US govt career in a few years-combined pensions, not including social security (not old enough yet) will be approx $150K/yr, incl my veteran disability compensation.

Not loving that "government paper-pushers" get to retire on Americans hard-earned with such a fat pension when I've hussled it out, generating big $$'s for big corps and have taken great risks running my own businesses!
