      OMG❤❤❤❤❤ I am swooning over this video that I just happened to stumble onto at 3 a.m. EST i in the morning whilst scanning for something interesting to watch. What a perfect channel the Universe conspired to give me. I'm totally nuts about the Tuscany region of Italy, especially after watching the movie "Under The Tuscan Sun". If you haven't watched it it, you should try to find it and watch it, you will love it. Especially how the lady revamps her own little house. Not saying one more word about that, except it seriously set me to dreaming and now you pop up. My concern has always been that I'm not rich and I mistakenly thought you had to make a cash purchase, and I could never do that. But come up with a good deposit, that is within my range of possibilities.
      I absolutely ADORE the previously loved items you are using to decorate your home. Seeing shots of your fave little shops was making me swoon.
      You have a new subscriber that's gonna be binge watching your channel.

    I realize Julie has made much of her private life public, but I always thought my little internal query of "why does she keep saying 'my' Italian villa?", was crossing a boundary to muse aloud. But, it finally came to me. She, probably, wanted something of her own. Everything in Mapperton is from Luke's inheritance, and she doesn't get to say, "this is mine". Now she has that sense of ownership.

    Your little house is such a sweet dream. Thank you for taking us on this adventure. I've enjoyed the process; the shopping, finding, coffee and lunch breaks, the laundry, and meeting the lovely people on the way! Oh, and the bathroom art is true genius, interesting, and pretty.

      I agree with every word. It has felt like the viewer’s own little house; we celebrate every win from a well-framed piece of art, to perfectly fitted,elegant bed skirts for the guest room. I want to take credit for those stunning curtains from Etsy. This is not in a creepy, horror movie type of way, but a delightful part of the internet way.

    Hi, Julie! I have a cousin that lives up in Scotland that has the most amazing pulley in her kitchen. I found one online (it's called a Pulleymaid) and the only thing I don't hang from it is laundry, but dish towels, wash rags, plastic bags, etc. that I don't want to run down to the basement to hang. Really convenient! It won't replace your veranda for hanging laundry, but will save you a trip up if it's a hand washed item.

      Lots of tenement flats in Scotland had (and stll have ) pulleys in them - they're fantastic for drying clothes as the warmest air is always up near the ceiling. I even have one in my (modern) house utility room and I love it!

    The flea market finds are extraordinary. Julie has a wonderful eye. Perhaps part of it comes from all the knowledge she’s gained from all her work to maintain and rejuvenate Mapperton, and visiting/studying other country houses.

    Julie, I’m in awe of everything you’ve done to your beautiful little home .. it’s perfect !! Longing to see how you transform the terrace, and ultimately of course the kitchen. Deep down in my heart this is a dream I still have for my husband and I, but I fear we are getting too old to take on something like this.     we use ceramic tiles which look like wood in SWFL due to humidity and easy cleaning too. generates no dust at all.

      Home Depot has tiles that mimic every kind of wood and in every level of distress these days.

      My daughter went to school in Florence about 20 yrs. ago as well, to study Humanities, History & Art. For awhile I thought she would marry into an Italian family, but she was only 19 & I discouraged her ...After finishing her year-course, she got a job refinishing old antique furniture & even 'Tole' painting in a more Mediterranean style blended with the traditional Swedish style of Tole painting. I wanted her to continue in a more craftsman trade / Antique Restoration / Fine-Art Restoration direction but she broke up with her boyfriend & wanted to come home. (There is a need for ongoing restoration in all the ancient churches & buildings & chateaus, etc. all across Europe & there are TONS of these workshops & schools in or near Florence) She ended up going to Smith, so I guess she made the right decision. But ever since then, living in Italy has been a secret dream of mine. I was last there on my 13th birthday. I live vicariously through Julie as well!

      Sounds a bit like my story. I majored in art conservation. I did a lot of internship.
      Definition: you pay the company or teacher for the privilege of interning.
      I learned a lot, but ended up in the family business. Fashion.

    Followed the little Italian house from day one! I must admit, I wasn’t sure of the two color walls and now love them! It took the art work to make them pop and blend old and modern together.       They look great and have the added bonus-especially in the hallway of being a bit darker so that scuffs and dings won’t be as pronounced.

    that happens a lot in France. The reason it was not declared to you was because they don't declare another bathroom as it raises the tax.. so for some 'reason' we have another room that doesn't 'exist' either

    Just found your vlogs love your style. We were renovating a Victorian house many years ago, I bought a secondhand claw foot bath at a bargain price and the inside was in great shape. Unfortunately when I took a bath I found white flakes floating around me - someone had painted it with house paint 😳🤭

    PS Id love to see (once you have finished) you befriend an older village lady who might not have a family but is a typical ‘Nona’ to come to cook occasionally, do some cooking lessons on your vlog.     So, this is actually very interesting because I am form a small village on the sea not so far from Fivizzano, called Lerici, and a friend of mine bought a house to renovate it in a place on the road to Fivizzano, called Rometta, but he's stuck in the works since almost 20 years now...just neverending. The truth is, despite the lower selling price point, sometimes these ventures can be a real nightmare.

    *I can't upvote this video enough, it is inspiring* . I am building a small colonial house in Querétaro Mexico, and yes, I am using flea market furniture. The whole process is totally enjoyed. Colonial and old stile houses are the best, they are timeless.

    Yes indeed!! 2020 was an unusual time to be buying and selling real estate. We sold our inner city home and moved to a village in the middle of farm county in Ontario, Canada that year. It was crazy with competition when we started looking, at the end of July. Houses were selling for 10s of thousands of dollars over asking. We were outbid so often. We finally got our house 10 days before Christmas. Then we had to sell the other house. We were signing papers at the real estate agent's office for both places on the evening of the 23rd of December, lol!! I love your little Italian house so much! It's looking amazing and I especially love how you've done it almost all second hand. The quality and history of the older pieces are something that is impossible to get with more modern pieces. I'm looking forward to seeing what you do with the rest of the house 😊.

    08:30 Painters masking tape is usually colored blue and much less sticky than the regular tan masking tape.

    Julie, Will you share what you spent on the property (cost paid) and how much you spent on renovations, decor, etc. in total, so we can all get an idea of price in this location, and price of renovation. Gosh, I want that "pick out the decor in those flee markets" experience. So lovely

      I think there was an early video where she talked money. I want to say it was like $100k more or less for the house, but it's worth looking for that video to get more details. Location makes such a huge price difference in Italy, so buyers have to find a village that is far enough away from big prices (but not impossible to reach) in order to be affordable.

    Great podcast. I am inspired to explore North Tuscany and love all the gems you discovered and upcycled at the various flee markets. Its my favourite thing to do here in London. Your little house in Fivizzano is coming on nicely . Its must be an amazing sense of achievement.

    Such a great space and located in Tuscany!! Wonderful! I’d love to get to dig through all of those salvage businesses and go to the various flea market’s! I’ve read that it’s extremely difficult to get all the paperwork together to start working on one of these homes. Plus, it’s even more difficult to find skilled workers to help with the renovation.     Love what you're doing with your little Italian house reno.
    When you start the kitchen reno. Have you thought to put the washing machine into your kitchen reno design. Hidden into cabinetry.?
    That way it frees up space in your powder.🇦🇺🇮🇹☀️ room.

    You inspire me to pursue a getaway of our own, although my hometown of San Diego Ca is quite beautiful it does get busy during the summer. A bit of quietness would be lovely.
