@@Caterina...3 My wife and I had always heard that too... Then we saw a house and just had to ask - it was surprisingly affordable! The issue was more about the barns, farm land, meadows and orchards that came with the house, not it's price.

Back in 2021 it was up for sale at €2.3 million. We stayed here in 2022 and it was wonderful. Sorry to see it being sold but I hope it’s kept as a b&b.

My husband is from Puglia .. this home is absolutely is an amazing piece of architecture. I dont need this big of a place. But that garden.... Yah, i have been looking at peices of property. This is the first one I've seen that i am in love with. The first thing that popped in my head is; this would be an amazing wedding venue. The only things i would want to change is brightening up the outside. Or maybe thats the charm.. it is so unassuming from the outside!..

This is not a home, this is a hotel for sale.
The price is not mentioned and to get it back to a palace is impossible, but to a home... it will surely cost as much as the sale price now. You have to get rid of 8-9 bedrooms and bathrooms, take away all kind of strange constructions in some rooms, open up all closed spaces and newer walls that haven't been there. Also the stairs leading up, to what?? now closed off in a wall... To much work to get it back to a home...
Yes, the garden, including the cats, is nice. If you take away all tables, bar and such unnecessary stuff, but still to much work.
Beautiful property painstakingly restored! I hope it will find its ideal new owner that can make it into a wonderful boutique hotel for many to enjoy.

There are times I imagine clients hold off on releasing the price. Especially on commercial properties.
May I recommend a simple mentioning of why no price in the beginning and end.

Such a shame to sacrifice space for bedrooms, many of the rooms could have been far more use, with walk in wardrobes, bigger bathrooms, seating area, where is the sitting room, where is the library, a house of this size should have more comfort.
You've done a great walk thru and communicating the finer points but you neglected the most important point of the property, The Price, yearly taxes transfer fees and utilities costs.

Well obviously it is been run as a hotel and a business , and it would be best to keep it that way ill guesstimate the price at a couple of million but then you have all the fees and buiness taxes on top of that .but a beautiful property .may i also say i love your channel and the drone footage is really helpful ❤ just had a quick look on Google maps and it is a Bed and Breakfast and the pool looks wonderful so does the surrounding area nice investment. Obviously how many staff are employed here ?

Wish we knew ball park what something like that in Puglia was selling for. If anything just to get an eye on the market. I love the house and how run down it looks from the front and how that perception changes as soon as you step through the front door. Its like a Dr. Who -"Its bigger on the inside" kind of thing

What you failed to include is the history of this palace. It was large when first built ages ago. By who? Someone had extreme wealth back in the day. It has been restored wonderfully. So large it has to be shared with others. I almost wonder if that last building was once a personal chapel for the family.

Stunning place, yes right not much needs changing, some of the furniture is a bit cheesy but if using for rental makes sense ! Hate think how much?$$ I am guessing close to 2 million? If not 2.5 lol worth every penny.sure the restoration cost was big dollars.

Stunning property. From the floor tiles to the ceilings, the doors to the windows, everything has been perfectly done or decorated. I particularly love the light fixtures and the empty picture frames on the walls. This house will be perfect if turned into a boutique hotel. No mention of parking. I saw some to the side when we were shown that separate bedroom, but I suspect that belongs to the property adjoining. If run as a venue then some parking at least would be good. On street parking is there, but in high season it would probably be taken. Wish there was a full listing link as it is a great investment opportunity and retirement project. Income and looks after itself. With some local help that is.
Real estate agents are ridiculous. Why keep the price a secret? Will a customer who can’t afford it be magically able to if you keep them in suspense? SMH

In many cases the agent has an agreement to not say the price on RUclips you must contact the realtor to get the price. Plus he said the house is not yet available but will be soon.
He gives hints in some of the other questions as to the approximate price.

What's the big secret about the price? Sounds suspicious.
No price and street parking - plus you missed at least two areas. and no link to your website??? nice property but not nice enough to have to chase you down to get a price. I can get a much nicer project for 275,000 without having to change half of the owner's tacky style choices. That black and white and half of the other tile would have to come out. Not one actual bathtub in the whole house? No hot tub? Picture frames with no pictures? Wires and lights screwed to the wall?
Not even worth the trouble...
Remember Italy is suffering from population decline. Which is why their government endorses expat purchasing. House price decline is inevitable even more so out in the country. Some of this renovation is well executed, a lot looks rushed to completion. The ‘garden’ is indeed lovely BUT inaccessible with any ease from the main living areas on the first floor! Imagine having a party here then asking guests to follow you down and through the house after dinner. I know it’s an ‘Italian trend’ to invert things, but it’s not conducive to living.
How far are we from transport? Tourist areas, places to see? How do we get there; is car ownership a must? What about local shopping for day to day needs?
Hiding the price is a way of admitting you’ve over priced it and are afraid to say. Without a lift/elevator in the building those stairs are going to get tiresome.
€1mil would be pushing it with any changes you would need to do for either a family residence or the other way into a business. It’s neither at the moment.
And a bathroom should have at least a shower otherwise they are just toilets/cloakrooms and the bedroom en suits were just toilets.
And please …. Decor as in red, dead or deaf, not deed, need, feed.
