so where does the down payment cash come from for the bank to put up the rest? Is the value of the land that's being used as the "cash" for the down payment? Even though the 80 LTV loan would be more than the cost to build the house, doesn't the bank still want to see the down payment money for them to hand over a dime?

So just keep taking out loans to pay for stuff , do you account for the interest rates , are they already in the agreement. ? Also , costs of repairs and maintenance for properties ? I’m not doubt that it works I see it everyday. But that’s how people default, become solvent and end up losing what they worked so hard for. Living off debt until the bill comes. I see you though. Teach them well.

Benny Santos basically if you calculate $7 per 1000 dollars of mortgage it will give you a ballpark payment of the loan payment. I was told that years ago from a loan officer. Always worked for me.
Benny Santos yep I can explain.. basically your mortgage is almost all the time 1% of what your house cost, so if your home cost 100,000..... 1% of that is 1000.00 a month.... In order for that to be cheaper... You would have to get a good interest rate on your house... For the mortgage payment to go down or a bigger down payment on your home.

I thought your mortgage loan can't cover your closing cost? Well that's what I was told.
the trick is to add the cost of closing to the total cost of the house you're buying and have an agreement with the owner to pay closing.. #facts
You were told correctly. You cannot roll up closing costs into your mortgage with the exception of if you're in a first time home buyer's program that will grant you money to cover closing costs/down payment. The only other time a lender MAY let you roll up closing costs into your mortgage is if the home appraises for more than list price; but then again, you must show some financial solvency (money in the bank/401K/IRA/Stocks.....etc). A bank wants you to have some financial skin in the game before giving you a mortgage. But everything depends on your lender, their rules and the state that you live in
