I randomly ran across a video of Jay Morrison last year.. Ever since then, I have been on my real estate journey, last year was a year of basic learning, I caught myself being a smart person with a LLC and no action -I wanted to know everything so my business could be "perfect" of course out of the blue I realized that I won't know everything, so now, I am a one woman show (for now) taking consistent action the ups, downs, challenges are a part of my growth. Also, it is crucial to discuss the current real estate laws especially when wholesaling because things are changing and we need to protect ourselves legally.

It's legal. The gray area is you being a licensed salesperson.
Generally a licensed salesperson works under a broker.
In wholesaling, the person is buying/selling on their own.
Mr LiveWire100 any realtor will tell you it's illegal because ppl that wholesale are taking money out of there pockets. That all its legal and there are lawyers out there that specifically deal with the paperwork for binding deals I have one myself. It's legal u just have to know what you are doing and do it honestly
Chk the laws that's my understanding also if someone is referring you to a lawyer in Ohio have them give you the lawyer's name and I would have an in-depth conversation with them there's a law and you can look it up on Google and Google the laws for ice wholesalers is $25,000 fine

Racecar 15 it's no different from getting advice. It's not a traditional school. Not that his advises bad. But you could get the same info from reading a book.
Racecar 15 its worth it to me. They have ‘mentorship’ calls bi-weekly and when you join you get access to the archives from 2014 till present..the amount of info on those calls with all of the questions answered and different real life scenarios from the calls alone make the $149/month investment worth it to me.

Show me the money... not the message.... that is what's called TRUE due diligence... I worked in Financial Services 15 years where I was LICENSED to provide every investment vehicle imaginable for my clients including real estate...
I am not knocking these guys for trying... but they need to polish their message if they want to do the $12,000 per month book of business they are talking about... you can't use terms like "game" or "spit game".... and you have to talk in complete sentences... if you want people to trust you with their property...
the "game" they are talking about has been TRIED for years... and it does NOT work... here's why...
most owners who are trying to sell their property on their own don't want to pay the agent's commission... almost NONE of them will deal with you as a non-agent unless you have the $200,000 cash (necessary to earn a $12,000 commission) to purchase their property outright...
also... many times when you find a property for sale by owner... it's because there is some legal reason real estate agents won't get involved in selling it... normally you won't find out the truth until after you've spent the money on a title search and inspection...
finally... obtaining access to MLS costs real estate brokers a lot of money... they are NOT going to let their agents give you access to the list for free... plus split the commission with you... you might be able to pull that "game" on a starving rookie... but you will have to convince them to go behind their broker's back...
now if an experienced agent finds out you have an interested owner of a specific property (you have to give them that information for them to look it up on MLS)... there is NO law that prevents that them from talking to that owner and taking the business...
