Nope, I purchased the property last week allowed the owner to stay a week while she found a place. She just got out last night, so now closing on the property Monaday to make $15,000. I have turned my company into an S Corp to help with the taxes.This was the first one that I had to buy to wholesale (which I guess is not technically wholesaling) . Most of the times the houses were vacant that I wholesaled. But in this instance the lady needed the money before she was able to move out. She needed the money to find a place and pay some bills. So I took a loan on my 401K to buy and then I will it put back after Monday. I was going to buy the trailer anyway to fix up but if I could get 15 without doing anything to it then I am going to sell it..

I literally just did my first showing today. I WISH I saw this last night. Older guy was an absentee owner lived in Florida we’re in Massachusetts. Guy had a beautiful beautiful beautiful house. I asked him for a price he asked me my price we went back and forth through the duration of the showing until I finally gave him my offer of 240k. He laughed and said he wouldn’t do anything less then 300k I got as far up as 265k with no budge. Like I said the house was BEAUTIFUL but it was out dated definitely. I know if I got to pitch him this way the way in the video I could of got a good price for it.. definitely a learning experience. Don’t be afraid to fail fellas. Great video Max! 🙌🏽

I was literally suppose to meet with a motivated seller today to get it under contract but the seller had to reschedule. Trying to prepare for my meeting I was searching all over youtube for this exact content. The timing of this video is just perfect. About to watch this video a dozen times until my appointment with the seller. Now I feel like I know exactly what to say and not seem desperate for my first deal.

That was nice his house on market was 120 grand but you kinda valued it at 109. Then you kept going around the numbers and started talking about how much of a good fast service you can do. Then he asked for an offer of 50 to 55 grand you basically said I can do it for 40, but he didn’t like that and said 42 to squeeze a couple extra dollars out of you. And now he walks away happy because he did not let you take advantage of him. He felt better because he fought for that extra 2 grand. Nicely done 👍

Man, I've been doing wholesale for a year this month, and I must say that I've been doing pretty well, but I feel like I have been slacking in the talking to people part of things which would make some of my negotiating terrible. I'm in your elite facebook group, but came across this video 3 days ago, and have watched it back to back, and it made me feel so comfortable seeing an actual scenario which isn't really available by any other wholesaler that I've seen on RUclips, and which using this knowledge, I just got another two properties that I've been working on under contract today without a bit of nervousness!

Great video that demonstrates the art of negotiating to buy at wholesale. I live in the vicinity of NYC and I wish I could buy houses at wholesale within the area but they are too expensive for the average person. You can't even find a total rehab fixer upper for under $350K in a distressed area & if you go to the suburbs just the property/school taxes are $10/K yr +....I'd have to relocate or travel a couple of hours away to do this.

In any deal, always allow the other person create the offer amount. Gives you the leg up because you can choose to walk away or position your buy saying it’s gonna take time to get it to where you want. Time in means money spent. Good skit.

So my question would be when the home is under contract do you get the keys? If not, when you're marketing the home to cash buyers, I'm sure some are wanting to view the home in person so how would that happen with the original owner and them without them finding out about this being a wholesale transaction? Also, if someone is selling way over the value, let's say $50k over value that may be around $60k, and I bring the offer around the market value, is that a good thing? Or do I HAVE to get it under value each time?
