    I would have done 3/4” plywood by the work areas for the walls instead of sheet rock. It’s so nice to be able to just hang something wherever on the walls and not worry about hitting studs

      @tech-ii5sh 3 года назад +1

      Most likely he is using the Sheetrock for fire resistance. Fire rated drywall or Sheetrock is treated and reinforced so that it will not crumble. Fire rated wall assemblies require fire rated drywall so that they hold up to a fire for some substantial period of time, for example, 1 hour (depending on the rating required), keeping the fire from burning through to the rest of the structure. It is a wise move for him to use this since he is planning to use the building as an auto repair shop and all.

    • @canadude6401
      @canadude6401 3 года назад +1

      @@tech-ii5sh so with the building code needing a fire rating, is it permitted to have wood on top of sheetrock? Ive always wondered that

    • @tech-ii5sh
      @tech-ii5sh 3 года назад +1

      @@canadude6401 Great question here. If you're looking to reboot the atmosphere in a living room or bedroom by covering the existing drywall with tongue-and-groove boards, the good news is that there are no codes prohibiting it. I would make sure to double check to see if there is an possible codes related to this in your area though. You can also simply use Drywall texture to cover up the Sheetrock and give it a nice look to help save money too. In fact, the fire-resistance of drywall balances the propensity of wood to burn and makes the room safer than wood alone. The job isn't quite as simple as tacking the boards to the wall, though. You may need more measurements and preparations than you think. Drywall is a cheap air barrier and will help kill outside noise (rain fall) and perhaps provide some fire protection. The only reason for applying drywall in my opinion would be if it was required by a building code. If it were a flat ceiling it would be justified if the insulation was to be the blown in type. Then all cracks and crevices calked and an application of vapor barrier primer. By the way, the vapor barrier is most important on the ceiling where you have forced convection(heat rises) Somewhere within the insulated space the dew point is reached so why let the vapor get through?

    Take some advice from someone that is currently dealing with drainage issues. Do something now before damage is done. It will be much easier and cheaper now. I agree with the few people saying to put in a drainage ditch from the front yard to the back behind the shop, the french drain you installed will not keep up with the amount of rain you get from hurricanes. I would talk to your neighbor and try to work with him splitting the cost and finding a solution that will work for the both of you.

    • @EagerSpace
      @EagerSpace 3 года назад +16

    • @robertmckee2891

      I agree.. I believe there is debate whether those foundation rocks work at all (Might make it worse by allowing water to sit at the foundation).. my understanding is the ground needs to slope away from the foundation, but the slab was laid close to the ground. Bottom line you need a ditch to divert that river.

    • @markhagler4311
      @markhagler4311 3 года назад +22

      Personally I would have poured the slab 6-8 inches above grade. Would never have to worry about water pouring inside the shop with that much water coming through the yard it's going to get water inside at some point.

      It looks like he was on the right track with his drainage system. Looks like he had used two systems at that at one time. Wise move too at that. The first is he did use the French Drain System as the first part. The purpose of a French drain is to direct surface run off water and groundwater away from the home’s foundation or affected area. These types of drains are ideal because they reduce the hydro-static pressure and remove excess moisture from the soil by collecting surface water and groundwater. French drains are normally installed below the affected area to ensure that the hydro-static pressure is reduced. French drains an easy channel for water to flow through because water travels freely through a pipe and empties away from the home. French drains can be installed to alleviate water from pooling in low-lying areas such as a ditch or basement. If water has collected at the surface, a shallow French drain can be installed. The second system I seen him use with the French Drain System is the Full Gutter System. Full gutter systems can direct storm water to storm water management areas, ponds or collection systems. This allows excess water to be removed from the affected areas. Gutters are ideal for collecting roof runoff and capturing rainwater to direct away from the home’s foundation. It is important to remember that excess water near the home’s foundation can cause erosion to the soils around the home or even cause them to heave or settle. A low cost solution involves installing downspout extensions to the gutters. This allows the water to be discharged in another area. Extensions are even available that are installed under ground allowing the water to be released as far as the curb (which looks like he set it to his French Drain System. I would recommend discharging the rainwater approximately 4 feet away from the structure to a well-drained area. Never discharge to an area such as a flower bed that is abutting the foundation as it may cause the water to pond in that area.

May I suggest you place a protective cap where the water exits so wildlife don't clog it up. I had a footer drain with my basement on a deep bed of stone realizing there could be a water issue. One day I saw a pencil like stream of water coming out the floor three feet in the air. That was not supposed to be and found the pipe exit filled with debris. Unbelievable that the water did not push it out because once I opened it up there was a gushing flow for quite some time. The cap has slits in it to let water out but nothing in. Very nice building.

The big thing for you is to really do something about that water because while yes the french drain is nice and will take care of some water that flooding will wreck a lot of stuff. You just need a good swell to channel the water away from the front of the shot and to the side. If you do concrete from the front of your house to the back shop that might divert it but you need plan for it to work with you and not against you.

    It's a bit late for this, but you didn't install that drain properly. You need to put landscape fabric between your soil and the drainage rock. Otherwise, soil particles will start to migrate into the drainage rock and will eventually clog it. Landscape fabric will allow the water to pass through, but will prevent the soil from passing through.

      Lower Alabama you don’t have to deal with any of that.

    Is this for personal use or for commercial use? Looks great either way. The only thing I would have done different is put the slab a few inches higher than the ground in addition to the water drain. I think you have enough land to make a long driveway with a slight incline to drive into the garage.

    I just want to buy one of these and convert it into this awesome two bedroom two bath open living space with concrete floors. Just simple. Perfect for people who are outdoorsy and live in the country. Also would be great for us weirdos that have five dogs.

    that's so nice. once I buy more land I want a 35x40 auto shop with a vehicle lift. I just want to fix my own vehicles without sending them to a shop. also to help out friend and make a little money. I just want a slightly wider than normal bay door, and a bit of space to store equipment.

    With the amount of rain you showed before the shop was built, it doesn't look like that French drain would be large enough.. How's it working?

    My garage electrical, 2200*sq, I think it was $3,200 of just materials. Now that is probably about 5 50 amp plugs, too hard at main panel and two 100 amp sub panels and a service disconnect outside the garage, I also ran like 68 outlets, four garage door openers, and four different light circuits.

    Thats a really sweat shop and price wise i was actually surprised i would kill to have a building like that I’m stuck in a 19x25 garage but for me it serves its purpose!
    Also curious to know if the drain system has been working that rain the beginning is crazy man!

    I would put a ditch next to fence all the way past shop to keep water away I think it's gonna flood your shop bad don't think your small drainage system can handle that much water if maybe 6-8 hours and stop raining maybe but couple days I'm afraid your in trouble but I hope I'm wrong but keep ditch 3 feet wide by 2 foot deep lined with 1 foot of riff raff rocks in it in back up plan stay safe ,stay healthy , keep building trucks

    Man....no snow load in Alabama. Steel buildings here in Maine have to be much more substantial for 75pounds per square foot of roof load.

    If power outages are a 'thing' for you, wouldn't a backup generator have been a better decision than the $2000-2500. extra for the battery backup ceiling lights? This is a great project and I'm a little jealous.

    what kind of price should i expect for concrete pours that include in ground lift spots? online prices are all over the place and i dont wanna get a crap job done. first thing im doing when i move so i can store 4 cars in a 2 car wide one and all my parts behind them. had 3 collectors cars sitting out side with covers for 3 years since city shut down my covered parking proposal.

    Exterior paint used inside may discolor over time. When you repaint, use an interior/exterior and you won't get the discoloring. Breakthrough is fantastic.

    Quick question about your building kit. I’m in the process of ordering a 40x50 as we speak. I’m on the gulf coast as well and wondering what your wind rating is on your building. I’ve seen anything from 110mph rating on the “budget kits” up to 140mph.
