That's because they want to be able to change pricing on a whim and try to screw over someone they think can be played or who they think can afford to pay more. I don't know this gentleman producing these videos and he seems to be on the level. But make no mistake the vast majority of contractors will look for any opportunity to grab as much money as possible from you. Oh, this guy lives in a nice neighborhood so we'll tell him materials have gone up recently and ask for 15K more than the project we just finished yesterday with materials bought at the same prices we can get today. Been dealing with them (contractors) for years for various projects. Most recently a builder who did a soft quote in the spring of $163,000 for a 1000 SQ FT garage apartment is now saying one just like it will cost $271,000. Hmm, let's see. Materials have dropped dramatically since the spring. Labor has not increased in price and fuel costs are down and all materials are readily accessible now but somehow the price has gone up nearly $110,000. No, it's an old contractor scam where they have several projects going on and can't do the job for a while but rather than being honest they throw out some ridiculous price and if you're foolish enough or desperate enough to pay the price they will find a way to squeeze you in. Never mind that half way through this approach bites them in the butt and you along with it as the project will take just as long as if they had waited to start when their other projects were winding down.

Absolutely what I was searching for. I love the timeline in correlation to cost, so if you only want to build to a certain point, you have a ballpark of what it will cost. Kudos!

My dad had something very similar to this built in the 90s in SC, but no heated floor and only two garage doors. He said paid a little over 6k for it. Looking at this now even though I make three times what he did I have no idea how the hell I'm supposed to afford it. Sometimes I go by and see it standing there still in great condition and get depressed (He sold the property).

I’ve just built my 20x30 with 10ft walls a few weeks ago. Fully insulated, drywall and paint. Heat and ac mini split with new concrete pad and entry 16x8 garage door and has a side porch/breezeway. All in with labor was 23k. I’m still laying in my flooring so that will add about 2k to the end. 25k doesn’t seem too bad, all of the interior including wiring was done by me to save money and time. I went with the exact color theme as you with the black skirting, white walls and black roof all metal with the exception of the framing as it was traditional stick framed vs metal carport style build 🤙
About four years ago(pre-pandemic) I got a pole barn style 30x40x9 metal garage built. My father and I had to clear out and level the pad ourselves with about 4 truckloads of fill dirt(was about $1,000 worth of dirt at the time). Then I had the shop contracted out to be built for $17,600. I got an 8' and a 10' garage door, full size metal entry door, insulated/moisture barrier ceiling, electrical stub, concrete floor plus a 20'x23' concrete pad outside the two garage doors for that price. I spent an additional $1,300 on electrical needs(breakers, romax wiring, plugs, two security lights, and LED lighting) that my friend(contractor) and I ran ourselves. I may have about $25k total invested if you include my and my friends and family labor in the mix, but my insurance company appraised the garage/shop for $47,500 for 2022 post pandemic replacement value just last month. I work in the lumber industry, and I can tell you that the over 400 percent increase in material costs hurt the economy and material prices have fallen substantially close to pre-pandemic numbers. The problem now is SUPPLY AVAILABILITY, SUPPLY TRANSPORTATION, AND LABOR AVAILABILITY.
Paul, it's simply amazing how much of the building you get done working by yourself!! Still looking forward to you and guys putting up my building, it's going to be a little smaller now that we are within the City limits and have to follow all their restrictions!! The really nice thing is I'm only 5 minutes away and all my materials are right next door in a storage stall.

I’ve built structures for my “family”…..houses, garages, sheds, and pretty much everything else in between. Before you ever drilled the first hole in the ground I told myself the cost would be between 60 to 80 thousand. I live in North Carolina and I feel like that would be an excellent price for a building of that type in my area. Very good video. Thanks!
Finally, someone who includes a price to give us a general idea. All the places I’ve found online want to take all your information first before releasing a rough quote. Do they sell kits?
My wife kept saying we can build a garage if the house we find didn't have one or it was a shoe box. I said no way you buy the house you want with the garage you want no building crap later and that's what we did. My garage is almost as big as that one. The third bay is 2/3 as wide as the other bays the previous owner had motorcycles. Works for me
Your video was especially interesting for me because I'm considering a similar project. I wanted to tear down my old 20'x40' garage and replace it with a 24'x40' garage. The biggest difference is that I wanted a second floor with a 3/4 bath so that I could use it as a veterans/community garden center. It would be a simple open plan with no interior walls. I live next to a contractor in Meriden, Connecticut so I went to him for a price estimate. The price he came back with was $400,000 even with me doing the excavation and site preparation! It's almost worth it to bring you across the country to do the work.
Wow material cost's have soared since I had my 30 x 40 x 9 built in 2014. I did the boxing, vented soffit as well as ridge vent, concrete floor with 3 drains and an 8' apron for $15k contracted price plus I did the excavation and supplied the quarry materials and wired it for a total of $25k. Granted I didnt do heated floor or insulation but wow!
Nice build! I’m curious as to why you didn’t center the post on the footing? I would think over time the footing may tilt outward at the top, due to all the weight on the outer edge of the footing.
Those piers are placed close to the final dimension, but the posts have to be placed at the final dimension so they may end up landing somewhere on the pier instead of dead center. The won’t tilt over time since they are deep enough.
Healthy income…not greedy. You have to understand he lives and works in a rural to burb area with low population and generally lower income than metropolitan cities. Making an honest living doesn’t mean you have to price gouge like in the city where you over pay just to get people to “work”
@@thedivide3688 I understand that but with all the heavy equipment Involved and a crew to pay plus concrete work I'm not sure I'm buying the price..lol A concrete driveway that size is 15k to 20k or so here in central Illinois..I would think that 30 to 40 is more like it..You don't have to get greedy and rip customers but you also can't undercut yourself and crew.

Now I see the fine print under the 52k price it says without concrete, controls , and spray foam..That's all done by other contractors I'm sure.That explains the price.
The cost with the heated floor, insulated walls and ceiling, etc. Is about right. I live in Texas so don't need a lot of heat or insulation. If I put up a shop like this, I would install a two post lift so I could work on my vehicles.
pretty cool how you had the cost running in the corner. i really liked that. i do find it hard to believe all of the labor, equipment, and materials for the piers was only 3600 bucks though. you got a steal of a deal on that i think.
I only have a novice level understanding of construction costs, and I guessed $80k. But i didn't see any electrical going in so i think I'm comfortable with the costs. Nice work and thanks for the video!
I been in construction all my life 50 plus years always customer gets up front cost total and it meets the mark I no longer do much building but will now and again. Defanatly customers need communication with the contractor need to bring back the old school guys that are not afraid of communicating. Everyone is afraid of offending each otheritsgottostop it stops with those who can communicate with each other. Keep up the good work guys. Wish I had crew still. 😀😄
Excellent video and the runup on the costs during the build was spot on, you can definitely see where the costs are and what you add or delete, interestingly the garage looks bigger than the house, but still at nearly 70K for a garage, ouch, not in my budget, won't happen
It would be great if I could find someone like you here in Colorado. These companies out here are insane. I received a quote for $90k + for a 20x32 without a floor, insulation, or interior finishing.
So here in Texas in 2023 for a 30x40 shop with an 8x16 and 10x10 sectional garage doors, 3/0 Door, two 8' skylights and gutters all around, 1" closed cell foam, lights/electrical/garage door openers, 18k BTU mini-split, basin sink and plumbing, it was about $50k.
Great build guys. The only sticker shock I can see is when in a few years you look back and say to yourself how cheap it was 'back then'. That JCB came in pretty handy. Is there a man lift attachment?
I don't think that's out of line at all. I built a stick frame shop with 10 foot 2x6 sidewalls. Similar size at 32x48. Completely finished inside and out. My brother and my son helped, I fed them and made sure they were hydrated!! I have 56,000 in it. That is a real nice looking building you fellas built there.
Holy shit! I've got a 30x40 pole shed . 1 big door on the end and a service door. 25x30 concrete inside. Uninsulated. I paid $8000 to have it built 20 yrs ago.
Looks good. Buildings are so fun. Ours is going to cost 93K. 40x64x14. Three 10x10 garage doors and a 12x12 door on the other side for a drive-through bay. Two man doors and a 8x8 garage door on an interior wall separating the garage from the gym area. We have a divider wall, loft and small office 12x12. A lean-to will go around the front (40 ft) over four large windows and around to the side over the man door and two large windows. Concrete on the interior and concrete under the lean-tos.
Very good price for that size of a garage. I was suprised to see the slab was 9k. Makes me wonder if i should wait to build until inflation goes down! Great video!
Lumber prices are decent right now. Concrete is going to vary all over the country. We are seeing $7-$8 / sq ft for 5” thick slab in our area. Includes labor.
I can't imagine having that much space to build something. And for so cheap. Amazing! I think I would want some kind of corridor or covered access to the house though.
Wow ! Back in 2015 a buddy of mine had a company out of Ga. build this same garage with concrete and three overhead doors and on personnel door for $17,232.00 . This was 17,000 and only had the frame for one wall up. Like I said WOW !
Three years ago I built a 24X 36 8 foot walls wood working shop. My cost was under $15k. That included an 80 foot gravel driveway. The only labor I hired was the Amish to put up my rafters . 6” insulation , metal roof, 6” slab, board and batten siding, horizontal interior finish walls, one overhead door, two 5X8 hinged doors, 4 windows, and an entry door. I did have a sawmill and woods to supply all my lumber. . No floor heat.
Video makes me visualize why I'll pay someone to build rather than attempt it myself. My lack of skill and taking forever vs. just working my job and letting the professional build it makes sense. Plus I don't own heavy equipment. Plus I make decent money at what I'm skilled at.
Thankfully, I live far enough South and my needs are much more barn like, rather than a garage I can live in. We built close to the same size structure, had a simple concrete slab poured and included an open loft. This was around 6 years ago and we did most of the labor ourselves, with the help of a couple hourly guys that we called when we needed the extra muscle. We got busy and lazy and decided to have the roof done, which cost us around $8,000. We ended up spending a total of approx $25k, not including any allowance for the labor and time put in by my brother in law and myself. Of course, it also took us around 9 months to get it done. Prices for every material needed have sky rocketed since we did our build. I wouldn't have been able to justify the expense if I was paying today's lumber prices. I own a few hundred acres full of hardwoods and pine. I would be tempted to look into my own sawmill at today's prices. You built a very impressive building. Thanks for sharing.

This, but a 12ft garage portion, 10ft second-floor living portion, a hip roof, and a semi-wrap-around porch. Split the living section in half width-ways. One half becomes two bedrooms, 1 or 1.5 bathrooms, and a laundry+utility room. The other half becomes a great room and kitchen/dining area, complete with wrap-around (almost) floor-to-ceiling windows, and access to the 8ft deep semi-wrap-around porch.
Really great video. One thing that would have been nice at the end is some cost estimates on how this scales up or down. For example what would a 2 car garage have cost? Then a 4 car and a 5 car.

Healthy income…not greedy. You have to understand he lives and works in a rural to burb area with low population and generally lower income than metropolitan cities. Making an honest living doesn’t mean you have to price gouge like in the city where you over pay just to get people to “work”
@@thedivide3688 I understand that but with all the heavy equipment Involved and a crew to pay plus concrete work I'm not sure I'm buying the price..lol A concrete driveway that size is 15k to 20k or so here in central Illinois..I would think that 30 to 40 is more like it..You don't have to get greedy and rip customers but you also can't undercut yourself and crew.
@@thedivide3688 maybe the material has profit in it for him if he marks it up like most do..I have never added a dollar to the material charge and that's how I stay busy but 99 percent of contractors do hide profit margins in the material.
Now I see the fine print under the 52k price it says without concrete, controls , and spray foam..That's all done by other contractors I'm sure.That explains the price.

The cost with the heated floor, insulated walls and ceiling, etc. Is about right. I live in Texas so don't need a lot of heat or insulation. If I put up a shop like this, I would install a two post lift so I could work on my vehicles.

pretty cool how you had the cost running in the corner. i really liked that. i do find it hard to believe all of the labor, equipment, and materials for the piers was only 3600 bucks though. you got a steal of a deal on that i think.

I been in construction all my life 50 plus years always customer gets up front cost total and it meets the mark I no longer do much building but will now and again. Defanatly customers need communication with the contractor need to bring back the old school guys that are not afraid of communicating. Everyone is afraid of offending each otheritsgottostop it stops with those who can communicate with each other. Keep up the good work guys. Wish I had crew still. 😀😄
Excellent video and the runup on the costs during the build was spot on, you can definitely see where the costs are and what you add or delete, interestingly the garage looks bigger than the house, but still at nearly 70K for a garage, ouch, not in my budget, won't happen

So here in Texas in 2023 for a 30x40 shop with an 8x16 and 10x10 sectional garage doors, 3/0 Door, two 8' skylights and gutters all around, 1" closed cell foam, lights/electrical/garage door openers, 18k BTU mini-split, basin sink and plumbing, it was about $50k.
Great build guys. The only sticker shock I can see is when in a few years you look back and say to yourself how cheap it was 'back then'. That JCB came in pretty handy. Is there a man lift attachment?

I don't think that's out of line at all. I built a stick frame shop with 10 foot 2x6 sidewalls. Similar size at 32x48. Completely finished inside and out. My brother and my son helped, I fed them and made sure they were hydrated!! I have 56,000 in it. That is a real nice looking building you fellas built there.

Holy shit! I've got a 30x40 pole shed . 1 big door on the end and a service door. 25x30 concrete inside. Uninsulated. I paid $8000 to have it built 20 yrs ago.

I had a 30x40 2 insulated garage door and entry door, took them 2 days to build and I did my floor my self $11,000 and I had twice as many trusses

Looks good. Buildings are so fun. Ours is going to cost 93K. 40x64x14. Three 10x10 garage doors and a 12x12 door on the other side for a drive-through bay. Two man doors and a 8x8 garage door on an interior wall separating the garage from the gym area. We have a divider wall, loft and small office 12x12. A lean-to will go around the front (40 ft) over four large windows and around to the side over the man door and two large windows. Concrete on the interior and concrete under the lean-tos.
Very good price for that size of a garage. I was suprised to see the slab was 9k. Makes me wonder if i should wait to build until inflation goes down! Great video!
Lumber prices are decent right now. Concrete is going to vary all over the country. We are seeing $7-$8 / sq ft for 5” thick slab in our area. Includes labor.
I can't imagine having that much space to build something. And for so cheap. Amazing! I think I would want some kind of corridor or covered access to the house though.
Wow ! Back in 2015 a buddy of mine had a company out of Ga. build this same garage with concrete and three overhead doors and on personnel door for $17,232.00 . This was 17,000 and only had the frame for one wall up. Like I said WOW !

Three years ago I built a 24X 36 8 foot walls wood working shop. My cost was under $15k. That included an 80 foot gravel driveway. The only labor I hired was the Amish to put up my rafters . 6” insulation , metal roof, 6” slab, board and batten siding, horizontal interior finish walls, one overhead door, two 5X8 hinged doors, 4 windows, and an entry door.
I did have a sawmill and woods to supply all my lumber.
. No floor heat.

Video makes me visualize why I'll pay someone to build rather than attempt it myself. My lack of skill and taking forever vs. just working my job and letting the professional build it makes sense. Plus I don't own heavy equipment. Plus I make decent money at what I'm skilled at.
Thankfully, I live far enough South and my needs are much more barn like, rather than a garage I can live in. We built close to the same size structure, had a simple concrete slab poured and included an open loft. This was around 6 years ago and we did most of the labor ourselves, with the help of a couple hourly guys that we called when we needed the extra muscle. We got busy and lazy and decided to have the roof done, which cost us around $8,000. We ended up spending a total of approx $25k, not including any allowance for the labor and time put in by my brother in law and myself. Of course, it also took us around 9 months to get it done. Prices for every material needed have sky rocketed since we did our build. I wouldn't have been able to justify the expense if I was paying today's lumber prices. I own a few hundred acres full of hardwoods and pine. I would be tempted to look into my own sawmill at today's prices.

It seems the insulation was skipped, what did you put in the walls and ceiling?
This, but a 12ft garage portion, 10ft second-floor living portion, a hip roof, and a semi-wrap-around porch. Split the living section in half width-ways. One half becomes two bedrooms, 1 or 1.5 bathrooms, and a laundry+utility room. The other half becomes a great room and kitchen/dining area, complete with wrap-around (almost) floor-to-ceiling windows, and access to the 8ft deep semi-wrap-around porch.

Really great video. One thing that would have been nice at the end is some cost estimates on how this scales up or down. For example what would a 2 car garage have cost? Then a 4 car and a 5 car.
