Out of the three designs I showed today, which one is your favorite?
Definitely the last, so much potential for buisness. I like the idea of renting them out separately or a big family can rent both out.
The last 2 designs were both really great (for residential and business respectively), but the editing for this video was awesome!
The last was definitely the most developed- of course I need to see floor plans to understand how it's working 😁

That 2nd draft (the one where you didn’t like it) is 100 times better! I personally didn’t like the first draft either but where you ended up looks awesome!

Great video to help discern some of the differences between architects and draftspeople. Although I think more specifics could help people in pursuing their path. I've been an architectural project manager and designer for nearly 20 years and have worked in all aspects of the architectural process. The biggest difference between architects and draftspeople is training and licensing. An architect requires a 4-5 year degree with thousands of hours of experience ( roughly 3 years of professional work)in various tasks within the profession and then a series of exams to prove their competence. This goes towards gaining knowledge in codes, life safety, architectural composition, structures, mechanical, electrical layout, site layout, energy conservation etc. It is highly specialized training. A draftsperson is someone who at its most basic level knows how to operate the drafting programs that creates the drawings for construction with some basic knowledge of some of the items noted above. An architect can stamp your drawing for permits while a draftsman can't. Often times this is worked around by having a structural engineer stamp the drawing and sometimes there is no substitution for an architect. Both can serve a great purpose and you should choose very carefully. I've seen very good draftspeople with lots of knowledge and I've experienced terrible architects.

We bought a beautifully furnished home in Orlando, across the street from our house and we are renting it on Airbnb for a few months until our son finishes his master’s degree and moves in and rents the house. (Although if things go well we may continue with Airbnb) The house rented the first couple of days for an 8 night booking at double the price Airbnb suggested! So now I have nine days to get all the items on Rob’s list into the house! It’s a mad dash through Amazon and IKEA and Costco! I have been watching your videos for
months, so I’m far more knowledgeable than I would have been without you! So thank you for your help!

I designed my current house on The Sims 3 and gave it to a draftsman. Worked out really well.

an architect will know how to design your building to actually work & function as a science. generally speaking, a draftsmen does the “drafting” labor whether or not they know anything about details, materials, etc.
Yes, I'm struggling with my drafter right now as he took it upon himself to change my design with no knowledge of the requirements. Man needs to stay in his lane and open communication.
@@joshcatanzaro6220 sounds like a communication issue. you as the client would need to direct your draftsman. even if you’ve given them a degree of design freedom, any changes should be brought to your attention as options. good luck on your build!

How does that last house work on Airbnb? How do you list 2 houses as one but also as individual houses at the same time?
The inspiration house is in Eichler design, utilizing a post and beam roof system.

Very timely video! I have a lot of good ideas but have been needing someone to turn that vision into actual construction documents to get all the structural details, lumber sizes, etc right. It seems like a draftsman might be my best option as I don't have architect money right now. Thanks!
You will still likely need someone to stamp your drawings for a permit. A draftsperson won't be able to do that for you. If you have a structural engineer to help they can likely do that for you. Of course all of that depends where you are and what you are planning on building. Small buildings and rural areas will often have an easier time than a larger project in a more developed area.
@@brandonebel6302 Thanks for the insight. Luckily my land is in what we call 'The Wild West' so while there is a need for a building permit for tax purposes, there are no zoning or building code requirements.

Hey Rob, what are the costs associated with a draftsman vs an architect? Unless you got the ole friend discount from your architect buddy. In which case you at least owe him a beer.
I’m about to purchase some land and have been trying to gather ideas for designs but haven’t decided how to proceed from there. Also, what are your thoughts on just using the in-house architect/designer of a builder you want work with if that’s an option?
Look at the architecture of Luis Berragan - a contemporary Mexican architect- crazy great use of forms & color. I think it could inform some of your choices for your new dwelling. Also - design magazines like Dwell - have super cool ideas if you are trying to conceptualize some thing new.

Fun Fact: You don't need to be an Architect or a Licensed professional in California to design a Residential Structure.

(a) This chapter does not prohibit any person from preparing plans, drawings, or specifications for any of the following:
(1) Single-family dwellings of woodframe construction not more than two stories and basement in height.
(2) Multiple dwellings containing no more than four dwelling units of woodframe construction not more than two stories and basement in height. However, this paragraph shall not be construed as allowing an unlicensed person to design multiple clusters of up to four dwelling units each to form apartment or condominium complexes where the total exceeds four units on any lawfully divided lot.
(3) Garages or other structures appurtenant to buildings described under subdivision (a), of woodframe construction not more than two stories and basement in height.
(4) Agricultural and ranch buildings of woodframe construction, unless the building official having jurisdiction deems that an undue risk to the public health, safety, or welfare is involved.
(b) If any portion of any structure exempted by this section deviates from substantial compliance with conventional framing requirements for woodframe construction found in the most recent edition of Title 24 of the California Code of Regulations or tables of limitation for woodframe construction, as defined by the applicable building code duly adopted by the local jurisdiction or the state, the building official having jurisdiction shall require the preparation of plans, drawings, specifications, or calculations for that portion by, or under the responsible control of, a licensed architect or registered engineer. The documents for that portion shall bear the stamp and signature of the licensee who is responsible for their preparation. Substantial compliance for purposes of this section is not intended to restrict the ability of the building officials to approve plans pursuant to existing law and is only intended to clarify the intent of Chapter 405 of the Statutes of 1985.

I thought the difference between a draftsman and an architect was the number of hours of practice. So a draftsman can't be an architect without more schooling. Is that correct?
Yep. Takes either a 5 year bachelors of Arch (increasingly rare) or a masters of architecture. (Arch students spend the most hours per week on school out of any major btw). Then comes about 2-3 years of apprenticeship under a licensed architect. Then a series of 5 very difficult tests (most people spend a month or more studying for each one) at which point you can get your license. Most schools will teach you a fair amount about design, but for the most part you’re learning technical info i.e. software, building codes, precedent, light engineering, and a ton of other stuff that contribute to our reputation as being confidently ignorant in a huge range of subjects 😜. But more than any of that, competent architecture programs teach creative problem solving which feels like what Rob is referencing when he says we will “bring you the vision”.
In order to be a draftsman, all you have to do in most jurisdictions is to learn a couple of programs, tab up a couple of code books, and hang your shingle.
Also the term “architect” is legally controlled. I don’t believe there are any jurisdiction in the United States which will let you call yourself an architect without a license. I believe some states allow the term “architectural designer“ but even that is dubious.

1-2 years is a long ways off if the County of San Bernardino pulls the plug on the proliferation of STRs by the end of the year like many predict. You’ll be stuck with the prettiest residences in town that have little value if they can’t become the businesses they were meant to become. Does that worry you?
I personally have ~$2M parked in this market. So I’m freaked out.
What steps are you taking to ensure County Supervisors and Staff allow for our businesses to continue to exist?
They may limit new STRs but they wont pull the plug on the whole industry. They bring in too much income for the county.
