  • There are a lot of different land options to place a new manufactured home, but how do you know which one is right for you? Some of the most popular options are: mobile home parks, city lots and rural lots which can all be great options. In this video I look at a few of the pros and cons associated with buying raw land for a manufactured home in 2021 from the perspective of someone who is actively in the market for a piece of property.     The biggest downside in my area is trying to find land that is zoned for a manufactured home. There is not much land, and the land that is available, manufactured homes are not permitted because then the county / city can't collect as much for property taxes.

      That can be an issue here too. Not so much from the county but restricted by those developing the lots.

      I’m lucky because we are on the coast of North Carolina and it’s basically all manufactured homes. There’s some really nice mobile home communities and you will own that land it’s not rented out you own the land

    I'm in North Florida, and had a septic tank and drian field installed on my property just about 2 years ago. It cost me $3,400 complete, which wasnt bad. That included permit and soil test also. But I have heard that the cost is a bit more today. My well cost me $3,500 about 4 years ago, and my neighbor paid just over $5,000 to have his drilled a few months back. Glad I took care of my utilities back then!! Just wish I would have purchase the home earlier tho.

    Upfront cost might be hefty, thousands. Compare to a mobile home though & eventually everything is paid for if you own. Plus other people’s rules to live under. Here in Nevada park rental is over $750 a month plus trash pick up, plus water & the rates only go up. Add a mortgage on the mobile home & it is only going up. Makes sense to own the land if possible ✨

    Hi good luck finding your lot. I like pulling up to the 60ft. side on any house. There are some nice end loaded homes but the side just seems to be best. Thanks for sharing

    Remember zoning, building permits, right of way, title research, title insurance, and NEIGHBORS! Consider researching the dispatch logs for the surrounding area for the past year or two. If one of your neighbors has been running a meth lab, he/she is probably not a very good neighbor. Imagine drilling a well and getting everything set up only to find out six months later that your meth lab neighbor has been dumping his/her meth lab chemicals into the water table that your well draws from!

      You can help the meth neighbor with logistics and transportation and include an agreement for a proper sewage disposal treaty

    Interesting video. I think people get excited when they see just the price of a manufactured home and don't realize the other costs to improve the land. It can certainly add up!
    I like the long side of house toward the road if possible. I guess it depends which door you use as the main entrance. Which ever door I see driving up - is the door I'm going knock at! lol

    Local governments make manufactured zoning scarce, investors buy scarce property for appreciation, raise rents and create a situation that's no longer affordable for the resident living on government assistance.

    Face the House across the Lot. Our House is Very similar. We put a large deck almost all the way to the end. It made the house look really nice, classy and feels much larger.     In Los Angeles, very few parks sell land with mobile home. The ones with land are usually about $350k to $500k (depending on age of home on the land). A few parks are co-op, each owner owns one share. Those sales are also in the mid $300k range for mostly 70/80/90 built homes. Majority of the parks are land lease based. Family parks have higher land lease, ranging from $1200 to $2000 a month. 55+ parks depending on location, the closer to the city the higher the land value thus higher the lease (unless it has rent control). Only in the far away places in the high desert or outside of LA basin I see land lease below $500 a month.

    The best option for positioning your home on the lot is the position that will most flood the home with natural light. Good energy is if you have a view of the sunrise and sunset, or the skylight unobstructed, only by trees.

    Can modular, prefab, manufactured, kit homes go on any piece of land zoned for residential or each type requires different land requirements?
    And what the difference between these different types homes.
    You have probably done videos on this and will look for them.

    I am surprised by how nice the side view of your house look, especially with the porch! What I usually see is a wall with a window which is what we have. I think yours would be fine as the front view as well if the land is very difficult to come by. Of course, the wide view is preferable but I wouldn't be turn off by that side view at all. Also a thing to consider is the driveway. Our house has the wide side facing out with a garage on one side with plenty of space on either side still. For some reason, the original owner had the driveway going straight towards the house instead of the garage. NOT a good idea! Think: Blinding headlights into the living room, possible flying gravel into the window for snow clearing if you are not blessed with a paved driveway. We've had to replaced a window for that reason when we first moved in. 😬😊

    I really like the second option. It seems it would give more options for a driveway, and could possibly reduce noise, due to less of the home facing the front.

    I like the first option because there are more windows to see whose approaching the home. The second way has a much smaller view and decreased amount of windows to see outside of the home.

    and this is where you need to become good friends with your bank and realitor.....having to take out a morgage to put your home on land is really alot to deal with.... My dad had to do it, and lucky enough for him, he had money to spare... so it wasn't so bad... but bring in utilities is expensive and adding out buildings adds to the cost.... (garage, Shed, Etc.) always ask about land packages if you want a manufacured home.... and be prepared to wait..... for the bank, for the contractor, for the realitor.... and the county.... zoning is a major issue with manufactured homes.... no everyone wants them in thier area..... even park models and Tiny homes are going to run into issues.... you also should think about consulting a architect...... lot planning....

    I got this nice property for only $3,100 i use to live there as a kid but the house burnt down so i got it for a good price it had water lines and septic tank already there im thinking about dropping a home there for about 10,000 or cheaper any advice? P.s im only 18 years old😁

    I live in NC. I was told someone converted his Manufactured home into Modular home. I am not so certain how he did that, but he had to get new roofing, flooring and walls.

    Hey Kerry, any thoughts on folks who want to live off grid with a manufactured home, or relatively off grid, as in composting toilets, rain water catchment systems, maybe propane heat and gas, wood stove, etc?

      For my money, I have evaluated such a setup but, honestly, not lately. Doing totally off-grid you really have to know what you’re getting into. Maybe if you at least had public electric that would help. If you need AC then you need a lot of power, and even water heaters need a lot (but they can be propane). The question you have to ask is how far are you from some town and common supplies like food. Not everywhere accepts septic or is suitable for septic tanks. For water you need a well or something, also not practical everywhere.

    Yeah, a wide and shallow lot makes sense. Best way is a conventional “normal” house wide layout. So why do nearly all parks feature narrow, deep lots? A unit that has a narrow-end front porch is second best choice but even these are hard to find. Many don’t even have end windows. Go figure.

    Downside of my manufactured home on property, doesn't appreciate as much so lower property taxes, was $150,000 cheaper than same size house, paid off in 20 years instead of 30, the horror of it all.

    The worst downside is having to put in a well and septic. Typically, you will have to go outside the town limits, and buy at least an acre. However, neighbors can be annoying so you need to buy as much land as possible and put the house far from the property line. Removing trees isn't half as bad as paying for septic and well. You want to make sure that you don't have to use dynamite to get to water. Ask around. Buy enough land to qualify for an agricultural exemption. Pick property without restrictions so you can add rental units later if desired. Its best to buy the land with cash, if possible, then finance the home and infrastructure. Sometimes manufactured home dealers have repos and trade-in's. If you dont mind some repairs, these are great. I have 4 on my 21 acres.

    Its actually safer to park on the side and not right in front of your house someone could drive right straight through your house if they confuse the gas from the brakes and yes it does happen i am an elder would not buy a house with parking right in front

    Try paying $1000/mo for a pie slice of land in big cities and finding some land for your MH is the only option that makes sense. Supposedly Biden passed or proposed a bill bribing local governments to open up zoning to MHs. I think seed money loans to help renters buy their MH park and converting it to a co-op is a great alternative. There is one such here in Denver. HOA dues are $60/mo. About $900/mo cheaper than living in a corporate MH park tho the higher cost parks are nicer than this no frills co-op park.. The high cost of moving a "Mobile" home locks people into a park and landlords gouge more and more rent every year since tenants are unable to relocate due to moving costs. Big scam all around! Maybe local governments should follow the example and double taxes on for profit MH parks while reducing them for co-op MH parks. The incentives would lead to change.

    20K for a septic sewege system? Let's apply here the parity of purchase power between Canada and Brazil., and see what happens.
    Well, here, we can built or own sewege system for 5,5K!
    Our wages and pensions are more or less like the russians: very small. But things like raw land, even in a high end neighborhood, outside our major cities, are still very, very cheap.
    I was about to buy land, and built my cabin on the woods, but all those added values, finishings and extra costs from sewege and water projects, made me chance my mind. The price of the builted space are not the only variable that determines the final cost of a contracted house. There are lots of added expenses to cover and that can be too much. A common, regular small house may be a better solution for a retired guy like that I am now.
    I'll sell my apartment in Rio, then by a small stick, aversge brick and mortar house, on a beach 57 miles north of Rio de Janeiro.
    Distance enough for a new beggining, I hope.

    I have a dilemma. I bought 2 lots in a mobile home community but I’m 2000 ft from a lake so I have to have an aerobic drip septic system which when I googled it said took up 6800 sq fr and my property is only 10000 square ft . I’m sick because I’m thinking now I may not have room for even a small mobile home. Have you ever installed a mobile home and septic Syntel on a 10000 square foot lot?

      I working on one now thats 16,000 sq ft and there is enough room. If there are other homes in the community there must be a solution. I would talk to someone who works with the community and see if they can refer you to whoever did the work on the other lots.

    When I looked for even a rental MH in Northern Virginia & in Florida - good luck! They're fully occupied if they're good parks. As for lower income places - no thanks - they're dangerous & not maintained. To buy a lot would be great but as you say it's all the hidden utility costs & crap demanded by the local governments that'll get you.

    Raw land is not for those building a home. Raw land doesn't have water hookups, electric, not cleared etc. It will cost a bundle to get ut prepped

    I had a double wide 1996 it was new the first heat bill for gas was $400 dollars now I am in a stick built home the highest heat bill was $50 dollars do not buy a manufactured

      Opposite. My single wide was so insulated! Max paid $130 for electric. House, stick built is now max $230 a month.
