I've heard about Villar City in the Las Pinas-Cavite area, it's gonna be 3,500 hectares, it's smaller than Clack city which is 9,450 hectares, but Villar City is still a lot larger than BGC which is only around 240 hectares.

Plans are underway for a commercial train line connecting Metro Manila to Clark. Government offices are set to be relocated to Clark with the aim of reducing traffic congestion in the Metro Manila area.

The one good advantage of living in BGC is you're half an hours drive from the airport and you could arrive in Bohol before attempting a drive to Tagaytay. The traffic is the horrendous! That being said, I can easily fly out of Penang, and I'm within spitting distance of SE Asia. Once again, I love my Filipino brothers and sisters and plan on returning March next year. But, value for money???

I think the Nuvali area is working toward a BGC mentality. There are many construction and infrastructure projects here now. A vacation home would probably be Palawan.

No one mentioned Bulacan as there next BGC. There's a new airport being built. The Philippine arena is there. The proximity to Metro Manila is favorable. I'm seeing a few major developers already planning to build near the NLEX corridor.
I'm actually excited for Pampanga. I hope at the very least it becomes like BGC and Makati, my best hope is that it even exceeds the likes of both of them. That way, metro Manila will get decongested and more opportunities will be available for Filipinos in other places. More progressive cities promote a more progressive country.
Clark in Pampanga and Subic Zambales would be the next BGC. Located in the Central Luzon. Villar City in Las Pinas is also offering a future BGC. Vibe. But Don't forget the Manila Bay Reclamation is also ongoing.
Cebu's IT Park (already a 'mini-BGC'), once they annex the nextt-door military facility. Again, similar to BGC, which was also a former military facility. Also, camp aguinaldo. Once reverted to the ortigases. These 2 have the best potential to be the next bgc, bec of their respective central locations Subic/clark, least likely. Unless privatized by gov't (like bgc). Won't be fully developed unless investors are allowed to buy property there

There’s actually plenty of developments and plans that will mirror what they have done with BGC. First would be New Clark City which is massive, twice the size of Manhattan. Second is the massive reclamation in Manila bay. Third, the also massive Villar City in the south. Then, there is Nuvali in Laguna. Once the train is built connecting Pampanga, Metro Manila and Laguna, New Clark City will boom. I myself have been waiting for condos to be built there.
I'm Filipino-American, and we are planning to move back to the Philippines when we retire. The city we are looking into to buy a house is Baguio, because of its cool weather all year round, generally peaceful, and its clean and green environment. For a vacation house, it would have to be somewhere in Manila since we love to shop and dine out. As for the next BGC, I think it would be somewhere in Quezon City.

Instead of building new BCGs, why don't they just fix the already existing metro Manila cities. They are old, grimy, congested, dilapidated and still very third world.
Because it's a nightmare problem when the government will impact a lot of privately owned properties there. Thousands of families will refuse selling their properties and residents are resistant to the urban planning changes (the government can't even enforce disallowing cars from parking at the small residential streets). It's just much easier to develop empty land and start anew.
In my opinion the next BGC would be in Pasay which is the BAY AREA especially once all the RECLAMATION PROJECTS were finished (tho tbh I'm opposed to a lot of the reclmation project there due to environmental concerns but it's already there so? Haha, I do hope they don't add more) Anyways, aside from the Bay Area, the next one would probably be BRIDGETOWN Makati is not the next BGC tho, it's already there before BGC. The big difference between Makati and BGC is that Makati is more on the business side of things while BGC managed to maintain both the business and lifestyle activities. New Clark on the other hand is not going to be the next BGC, it's more intended to become the next capital or like the 2nd capital of PH but more modern. It's goal is to not turn it into a bubble like BGC but to be something like METRO MANILA but with proper URBAN PLANNING.
BGC is overrated as hell. The architecture is good yet there are just the same boring retailers as with any SM mall. The pedestrian crossing is a problem too. Most of Makati from Glorietta to One Ayala is superficial anyway. SM Aura is superior.
There will be no next BGC because mini BGC will sprout almost simultaneously in every major or urbanized cities in the Philippines like they will be mushrooming at the same time as BGC branches i.e BGC Batanes Branch, BGC Tawi-Tawi Branch, BGC Siquijor Branch, etc 😭😭😭
Makati will be the cubao of the future and BGC will be the Makati. If you walk around Makati at night, you’ll notice its almost quite around 9pm. Not much to see even around Glorietta.
None of the townships along the C5 will be the next BGC. They will be nice little townships, but the land area is too small, disconnected from each other and too far from the MRT and will not be close enough to the new subway for real convenience. Also too far from NAIA. I looked at places in Eastwood, but it gets boring quickly, too small. Makati is far more interesting, BGC is great but lacks a bit of character. Clark will be 20+ years and is a good speculative market if you can hit the right areas early, however they do have a lot of area to potentially overbuild and saturate the market, so exclusivity can become an issue. Makati has little room to grow so exclusivity and certain condo's have a good value proposition. My Makati condo is up 40% since 2018 and comparables are selling. BGC is still building and if you buy now, expect to hold for 5-7 years minimum if you want a return. I am 2.5 years into my BGC condo and I am still upside down on it. It wasn't an investment, more of a perk. A good chance will be the City of Pearl in the Manila Bay resto project. As for Japan, great place for a vacation home, I have a condo in Setagaya, and looking for a home in the Kyoto/Osaka area, but IMO Japan is not a great market for a serious real estate investor if you want a quick flip or higher ROI's in the short term.
Not to mention, I'm not as much 'in the loop' as I used to be, but as I was a facilitator of East-West business. Are Filipinos aware of what will happen if Taiwan is attacked? The geopolitical repercussions? I noticed since Duterte, Marcos has opened up staging bases for US infrastructure (nine in total). That means there are preparations being made for potential landing strips. Let's hope that doesn't happen, but unfortunately, due to geography, the Philippines will be involved. Bombers and airplanes need a staging base to attack the enemy. I would be obliged to inform my investors of potential risks. I am not giving you information that is not readily available online. I don't mean to create anxiety. But, my job used to be assessing risk (to a lesser extent) and to facilitate commerce between East/West. The North to South commuter railway already being constructed and will connect Clark International Airport to all major destinations in Metro Manila all the way to Calamba. The Clark Airport already competes with the world standards. You really don't deserve this explanation but i did it anyway.

@AngkatanNamwaran ... I agree on crowd congestion, but that is what a place like BGC needs. It needs a lot of people, especially rich people for it to survive. It also needs to be close to trade and business establishments, which a lot of them are in Metro Manila. Clark is too far.
I doubt Cebu will have its own big bubble city like BGC. I can only think of Clark unless if they could figure out the situation there in SRP
BGC is not a city. Cebu has its Cyber Park.
Cebu has SRP-300 hectares, Mandaue Global City on Planning Stage - 400 hectares, Mactan Dolphin Islands Reclamation - 500-1000 hectares, approval stage.

Because it's a nightmare problem when the government will impact a lot of privately owned properties there. Thousands of families will refuse selling their properties and residents are resistant to the urban planning changes (the government can't even enforce disallowing cars from parking at the small residential streets). It's just much easier to develop empty land and start anew.
I bought a presale investment property condo in Cebu 128 Nevil Hills.
In my opinion the next BGC would be in Pasay which is the BAY AREA especially once all the RECLAMATION PROJECTS were finished (tho tbh I'm opposed to a lot of the reclmation project there due to environmental concerns but it's already there so? Haha, I do hope they don't add more)

Makati is not the next BGC tho, it's already there before BGC. The big difference between Makati and BGC is that Makati is more on the business side of things while BGC managed to maintain both the business and lifestyle activities.
New Clark on the other hand is not going to be the next BGC, it's more intended to become the next capital or like the 2nd capital of PH but more modern. It's goal is to not turn it into a bubble like BGC but to be something like METRO MANILA but with proper URBAN PLANNING.

BGC is overrated as hell. The architecture is good yet there are just the same boring retailers as with any SM mall. The pedestrian crossing is a problem too. Most of Makati from Glorietta to One Ayala is superficial anyway. SM Aura is superior.

Makati will be the cubao of the future and BGC will be the Makati.
If you walk around Makati at night, you’ll notice its almost quite around 9pm. Not much to see even around Glorietta.
None of the townships along the C5 will be the next BGC. They will be nice little townships, but the land area is too small, disconnected from each other and too far from the MRT and will not be close enough to the new subway for real convenience. Also too far from NAIA. I looked at places in Eastwood, but it gets boring quickly, too small. Makati is far more interesting, BGC is great but lacks a bit of character. Clark will be 20+ years and is a good speculative market if you can hit the right areas early, however they do have a lot of area to potentially overbuild and saturate the market, so exclusivity can become an issue. Makati has little room to grow so exclusivity and certain condo's have a good value proposition. My Makati condo is up 40% since 2018 and comparables are selling. BGC is still building and if you buy now, expect to hold for 5-7 years minimum if you want a return. I am 2.5 years into my BGC condo and I am still upside down on it. It wasn't an investment, more of a perk. A good chance will be the City of Pearl in the Manila Bay resto project. As for Japan, great place for a vacation home, I have a condo in Setagaya, and looking for a home in the Kyoto/Osaka area, but IMO Japan is not a great market for a serious real estate investor if you want a quick flip or higher ROI's in the short term.
Not to mention, I'm not as much 'in the loop' as I used to be, but as I was a facilitator of East-West business. Are Filipinos aware of what will happen if Taiwan is attacked? The geopolitical repercussions? I noticed since Duterte, Marcos has opened up staging bases for US infrastructure (nine in total). That means there are preparations being made for potential landing strips. Let's hope that doesn't happen, but unfortunately, due to geography, the Philippines will be involved. Bombers and airplanes need a staging base to attack the enemy. I would be obliged to inform my investors of potential risks. I am not giving you information that is not readily available online.
