That's a good point. The orientation wrt things like exhausts or chutes can have a big impact to the unit in terms of smell and visual. Especially for integrated or mixed developments which are very close to a mall. Buyers should study the site plan or keep a lookout during viewings.
Poiz is alot more central, which is another thing it has going for it. But also, some people may prefer the bigger mall and amenities, and could be willing to live with the crowd that comes with Waterway.

Depends on which project, and more importantly, how you define "better". Every buyer has different needs and time horizons.
