    I sincerely hope that Homeseller can continue to thrive and disrupt the real estate industry so that consumers can benefit and make the real estate market efficient without the ridiculous commissions we are seeing right now.

      Yes, agree. While everyone in every profession believes they are underpaid, including some "proliticos" , this does not mean they deserve the salary level. Simply put, if we want to buy and sell a house today, we can use online platforms and do a direct to buyer-seller transaction cutting thousands of dollars and not having to pay any cent to any agent. This proves they are overpaid. Don't get me wrong, of course having a human has some value but it's not necessary. This again supports the point that they are too costly and resulted from a social or commerical norm inherited from the past of excessive fees

      Patrick Chee is honest and doing the right thing. Sales people should be renumerated by the amount and frequency of sales, NOT by the price of the sale which is the intrinsic value of the product and has NOTHING to do with the sales person. It should be a fixed sum, not a percentage. The amount of paper work is the same regardless of the property price and should not be more than S$2k.

      And the myth about agent having the sellers interest is false. Bought resale twice. The first transaction, I see agent spending all her effort to convince seller to accept my price which is lower than seller expectation and she is the seller agent, not my agent, lol. Second time, change a few agent when every time they end up asking me to accept a price 20k below my expectation, always quoting the lowest recent transaction and I have to show them the highest recent transaction. So ya, they just want a transaction, the price really doesn't matters to them. 20k higher price only translate to 400 dollars to them at 2%. So, really i don't see their value. If I can list on property guru, I can spend the listing cost myself and boost it myself too. But they just try to block you in every possible way.

    I wish Homeseller all the best. Sick and tired of seeing the "congratulations on your 6-figure commission" social media posts 🤮 and all the flashiness. Time for some disruption in the industry. This is when we see the cream rise to the top.
    The really good ones will still be able to command high commissions for a certain type of service. But the average ones will either have to buck up or leave the industry.

      Yup all these agents flashing their fast cars, nice watches, handbags apparel, and so-called Pegasus, diamond and million dollar awards...are just downright disgusting and has no meaning! The amount saved from just doing abit of work yourself (and information is all readily available online nowadays), you can easily buy your own designer apparel and watches to flash in front of them! 😂

      @@marvelcomiks8078 Patrick is attempting to disrupt the market by competiting in price under the guise of doing the right thing. If one day he were to succeed and dominate the market, chances are commission that he charges will increase as that is the only way to grow his business as there is only so much property transaction within sg. It a good thing for us as consumers when such disruption happens and we should take advantage of it while it last. But I think it is a little naive to think of patrick as some kind of martyr bringing justice to the property agent market.

      Oh yeah the sickening pat urself on the back posts. I approached one of these friends when I wanan get a condo, and he haughtily told me to check with the bank if I can get a loan before I approached him. I gave the biz to an ex colleague immediately. He is still patting himself how dedicate and good he is online today 🙄🙄

    I sold my HDB through homeseller in 2021 and easily saved $12k in commissions while achieving record price in my area during that time. I’m glad they have become quite a household name and are helping more homeowners, to save in commissions which go a long way in their next property purchase.

    Engaged him to sell my in-law HDB flat and the flat was sold within 2 weeks. Paid much less than what most agents charge. That’s all I am gonna to say.

    I sold my family's flat myself. I did some staging, valuation, promo writeups, and advertised 5 times. The buyer has no agent too. He viewed 3 times and the flat was sold at a high in 2 months. We did the paperwork seamlessly. Each saved $$$$$ in commissions just like that. So I always laugh when agents say they work very hard. It's all about easy $$$$$, esp last 3 years. This is normal, no need to be morally-correct & pretentious.

    i am sick of all those salespersons who drive fancy cars and luxury shirts flaunting their million dollar commissions on social media saying that they are the top few percent of salespersons in this/that agency.

      i mean looking from their pov it's perfectly normal to be defensive however what they said carries merit, they might be able to prop your value up if they have done this for a long time however how much would they prop the value to will it offset 2% is the elephant in the room

    There is nothing wrong with what Homeseller is doing. They simply provide an alternative service to what the conventional agent would do. They will mainly appeals to the lower income group to middle income group. For rich people, time is money. I definitely do not want to waste my time to stay at home to open the door for potential buyers of any of my properties. All in all, they will help to oust the weaker agents and the stronger ones will survive which will in turn helps to trim the number of property agents in the market. Aren't the world always been about survival of the fittest.

      pls continue coping but only the ultra rich are going to do that (ultra rich like "assistant, go book me my pvt jet" type of rich) the majority will all go to something better faster cheaper n tech will solve the problem. agents should all drop their fees to match homeseller or go work mcdonalds

    Well done homeseller.
    There are many ways to doing things.
    Last time before budget airlines, people pay through the noses to sit on full airlines. Now there are more options available for consumers.
    Of course the 2% agents are unhappy. Then they need to up their game to ensure their customers are paying premiums for value.
    I encountered so many agents who are so unprofessional that I might as well do the entire sale myself. I have also encountered agents who are supposed to help me sell my property but ended up using my property to get viewers and ended up prospecting them to be their client.

    I bought my hdb as a direct buyer. Don’t tell me it’s hard. It’s at most 1 lecture worth of stuff to learn. What is hard is getting good value cos of the seller agent who apparently took all the furniture in the house in a private deal with the seller. I see at most 10% value of the kind of commission they are asking for. Also the female agent in the interview is exactly the type to stay away from, go one big round trying to justify nothing.

    The end is NEAR for overpaid agents... i mean come on, how hard is it to sell a singaporean property? So much justifications, bla bla... verbiage and yapping of their "service". RE Agents should be very worried about this new form of disruption. You can see the jitter of those agents when they speak vs the very direct Homeseller folks - which is awesome to watch. Agents should buck up because 2% fees is to be a thing of the past soon! Well done Patrick & Co.

      Properties are different! Same ad, Same procedures, Same documents submitted.
      All should get the SAME amount. And not more than S$2k.

    For the 2% agents, it's time to re-evaluate your value in the market. Flat fees are becoming the norm, much like with HomeSellers & SmartSeller , which offer competitive and cost-effective solutions, there will only be more competition. If you don't disrupt yourself, others will disrupt you.

      Sellers can also DIY on their own. They don't need to pay any commission.

      historically, agents charged 2%. But back then in the 70s 80s, property prices are not high and that is why 2%. Now property prices is so much more expensive than in the 70s 80s.

    Any profession or job has immense value also. This does not mean some agents are not overpaid or overcharging. We can also say security guards should be paid much higher due to the security they provide and the risks they have in their jobs. So agents are overcharging is a fact. Of course they dont like to hear this

    My advice to property agents is to always try to upskill yourself and innovate. What is your USP that your client is willing to pay you 2% over a flat fee of $2k? Can you deliver that much value?
    Property prices in Singapore is increasing annually which means you all earn more and more each year by merits of the hot property market and nothing to do with your skills.
    Now with fixed fare model and the new HDB portal, I highly doubt you all can survive in this market without innovating.
    You all agents can deny it but you all are one of the reasons why properties in Singapore are getting unaffordable.
    Property agents always looking for policy loopholes like the 99-1 to allow buyers to avoid stamp duties. Last time I still remember a buyer can buy multiple properties and flip even before a brick was laid.

    It is the same selling structure for Australian real estate. All agents here charge minimum 2% of the selling price. I often see agents getting rich quickly just by selling a few high profile houses. I wish Australia has someone like Patrick who can stood up to agents like this. Just like Singapore, agents here will say anything to justify their high fees, like staging your house, hand holding sellers etc but if a house is good, it will sell itself. Most buyers would have already done their homework prior to viewing and will only view shortlisted houses. So, what is the point of owners paying agents so much for something they themselves can do? a good house sells itself.

    In an era where technology has streamlined countless industries, reducing costs and increasing efficiency, it is ABSURD that real estate agents continue to charge exorbitant commissions for property transactions. The justification for high fees becomes increasingly questionable when much of the legwork can now be handled by sellers and buyers themselves with technology. Charging such high fees in the face of these advancements is not only anachronistic but also an undue financial burden on consumers, and indirectly pushes up overall housing costs.
    We need to get rid of structural barriers (eg the major property platforms only allowing property agents to list on their sites) that distort the market, and reduce these market inefficiencies once and for all.
    If these agents think that they bring as much value to society as the teachers, engineers and civil servants who earn a fraction of their grossly inflated commissions, they are severely deluded.

    Homeseller is the 1 and only honest property agency I know.. 1 and only! The rest all operate like MLM.. they are out to help! 4get 1-2% agents!! End of the day is sellers and buyers save $$$.

    earning 200k - 300k a year is top 20% of agent, imagine that. That earnings figure translates to around 5-10% of the overall job market income range suggesting that agent fees does need to be normalised to become more in line with overall jobs.

      I think u underestimate the lack of a fixed salary. That lack should come as a premium. There are agents who are lawyers doctors and even from Ivy League. The world has changed

    Thanks for bringing Homeseller to the attention of mainstream media.
    As a millennial, I certainly do not require the assistance of an agent to spruce up the house. Information like locality and proximity, leases and details of house, also do not need a middle man agent.
    I think Homeseller provides a more than a fair game and challenge to the traditional agents taking a huge 2% in comission, and boasting about it all over their social media pages - it’s not everyone, but there are a number of noticeable ones.

    If a property attracts high resale value, it sells itself to a large extent. Why is the agent being rewarded with 2% on the high value when nothing besides the paperwork is needed? The 2% agent is rewarded handsomely because of property's own value, not the value he/she brings.
    If an agent brings a +10k in sale price, is it worth the additional >15k he/she charges over Homeseller's rates?

    The market is big enough to embrace different fee structures. Homeseller’s target customers are different from commission based agents. Those who doesnt mind holding viewings themselves should definitely use homeseller. As for how much property agents should earn, I guess it’s up to the free market to decide. It is very wrong and disrespectful to determine for others how much they should be earning. You wouldn’t like it if a stranger comes to you and says your salary is too high and should be halved. I’m sure your boss will be very happy to hear that often 😂

    I prefer to avoid agents who drive luxury cars like Mercedes or BMW, or wear expensive accessories like a Rolex. These agents are clearly making a lot of money. Often, agents boast about being million-dollar dealers, but the truth is that luck plays a significant role. If you own a flat in a highly desirable area, you will likely sell it for a million, regardless of the agent. Homeseller is doing an excellent job, and I believe their flat fee will be well-received by Singaporeans.

    Good time to teach these arrogant agents a lesson, they have been driving up their property prices to fund their high lives. Their exorbitant agent fees is the factor driving property prices. A seller who wants to sell at $1m now has to sell $1.02m because of the agent fee.
    Lastly, why does a buyer need to engage an agent? This is akin to free money for the agent. This is absurd.

      Agents don’t drive up property fees. As much as a tech salesman doesn’t drive up tech product prices. What’s the diff between selling houses and selling a tech solution or being a recruiter. In the end it’s all sales.. the only diff is the tech sales guy and the recruiter no balls to go full comm based. At the core it’s the same. Just agents have more balls

    The lady said that it's good that HDB has that portal then can identify genuine listing. But you know what? It's the property agents themselves who gets their friends to put up the fake listings in the first place. It's called "baiting" to get buyers to call them and arrange for viewing. After meeting, tell the buyer that seller cannot make it then change to view another.

    Bought my first house myself. No agent involved.
    Bought and sold my 2nd house myself. No agent involved.
    Bottom line, its actually quite easy. Everythinng they do, google has a step-by-step on how to do it.
    BUT, an agent makes your transactions easier and hassle free as they are “experts”. IF you’re willing to pay. I was not.

    1st time i come across Patrick saga. And i just forward this video to my brother in case he going to sell his 900k house. Plus my 400k flat. Will forward this video to all my friends and ask them to foward to their list. Dont trust other highly inflated agents, to sell fast, they might lower your house price to push through the sales. Unless you have a house that is at a prime location with high transacted price near your house. Will keep patrick and team in my prayer list and hope they will help other sellers to sell at good prices. Spread this video to all your loved ones and ask them to do the same.

    Different service model. If u need full service, then take 2% model.
    If u feel that u can handle viewing, then take homeseller fixed fee.

    I think Homeseller is a great alternative for seller to sell their homes. This option is available in other European countries. We don’t really need an agent to sell our place - just sold mine not too long and tried a few agents and cannot see any value add for paying 2% commission.

    Homeseller got a point. HDB are pretty std property and there should be no reason why other agents are charging 1.5 to 2 % agent fee.
    Not only that, if he can sell just 10 HDB properties a month even with a flat $2170 fee he easily beat alot of agents.
    Customers are the morons , thinking when they get smoked by BS agents charging high agent fees, they are getting a good deal!😆😆😆

      Why don't seller DIY? Zero commission.
      Home seller only provide admin services for $2000+. To me, that is expensive

    I am supporting Homeseller. My colleague used their service, he was ok to facilitate viewing and saved huge cost. Also, IMHO, a buyer doesn't need an agent, as we can find most information ourselves. I bought my resale house without an agent, and rejected seller agent's attempt to "swing me to his friend".

    Top 20% of agents should not be making 200-300k a year. It’s one of the most inflated earnings structure by industry in Singapore. Goes to show some stuff are overinflated

    The main challenge dealing through housing agents is that certain information isn't always transparent or available, so mostly it has to be based on trusting the agent at his or her word. Then sometimes you run into bad actors and the industry gets a bad name. I think the value agents can bring is saving the time sourcing for homes and the paperwork which agents normally have a database or process to leverage on, I am absolutely fine paying a flat fee for that. Percentage based commissions are just....motivation for agent to bring up the price, which works against the buyer

    these agents if they want 2%, then they better help me look for reno, help me clean my house, help me move and they better reply my msges within an hour. Also buying shouldnt be charged at 1% but selling should.. cant imagine someone who has financial issues having problem paying agents just to look for a home with this jacked up pricing.

    Patrick is good! however other agents deserve the praise too! Marketing fees are expensive.. unless your unit sell itself. For units that are either having limitations such as highway, noisy, old, too rundown, odd shape layout. I dont think alot of seller can advise or counter these objections and might be kinda awkward if the buyers say it in their face (lol) sold this property and overheard my parent's buyer 'insulting' our house (which can be annoying) because they are trying to push the price down... Some majority or minority (idk) might need an agent ('2% agent') to ease the process and handle / conduct the viewing and get all those questions answered. So it really depends on personal choices too.... Saving 20k++ is a pretty good deal. As it is full services excluding the viewings... if you can handle the objections in real life, having contact with the buyers than you dont really need those 2% agents to sell for you... not everyone is ok to 'intro' their property and talk to the buyers. But good job to Patrick who are very humbled and will bless all the people for the savings. Not all agents can sacrifice the comission.

    I think when I need sell my house, I will offer a fix rate, then I will see the last transaction price. Any price above the last transaction price I will share a percentage with the agent.

    didn't know about this homeseller until this video lol. Glad that they exists. It's like a budget property agent service, which is sometimes all we need for a simple straightforward transaction. I don't see why we should always pay a flat 2% fee even if the deal is super simple to do. Some homes sell by themselves simply due to location and condition and value, so the agent is mostly doing processing work simply due to them being familiar with the processes.

    Actually it's ridiculous that agents still asking for 2% selling HDBs when the price is so high nowadays. This is not 20++ years ago when HDB is only 100k to 200k. HDB owners should go sell themselves as it is not difficult to do so and worth the tens of thousands you may be paying commission for. Even you take a few days leave to do so also not so much. 😂

    Never heard of him but i used propeller and they charged me 1% + 9% GST.
    They did a pretty good job taking photos, VR tours, arranging buyer visits etc.
    Normal agents already running away when they heard the commission. LOL

    100% on this man and homeseller, we hope more startups can come up with this kinda business model and turn it into a bigger/ larger scale for more volume transactions, there's a need for sucha distruption, which also means the only monopoly apps like property guru cannot keep monetising high amt on ads from property agents too. Hope more singaporeans will support this and end the property agents to earn high commissions with little efforts. Arranging multiple viewings is not a real skill. With proper guidance, home owners should be able to sell direct to buyers and vice versa.

    Many top "busy" agents DO NOT appear for viewings as well... and they still get the full commission... don't play robin hood too long ... not sustainable as the era moves ahead.. p.s. I agree this low comm model might work in the past.. .

    A property will sell, even if is facing the rubbish chute or carpark or low floor as long as the price is right. Why need 2% agents who in the end will majority say to sell at the market price instead of the high price they promised you?

    Free market seller and buyer have to right to have other options available, personally I feel using homeseller is as good as selling your property in house, is helpful for seller whom are not comfortable with paperwork.

    Yes I think this is the right way to go. The transaction that comprises of 4 parties (seller, seller agent, buyer and buyer agent) should not have a 3v1 mechanic where 3 out of 4 parties are aiming for the highest sell price as possible. Having the odds at 2v2 would be best case scenario. Which means flat fees for agents.

    With the current crazy selling price of HDBs and condos, I think it is a choice for buyer and seller to use a flat fee or percentage commission agent. I had overheard a table of property agents in a Bishan coffeeshop boasting loudly that they are selling properties at super high prices. It is just disgusting to hear that there are agents like that.

    I know of people who quit their day job or straight going into the real estate industry immediately after graduation. Their profit is huge and enticing.
    Do you need their expertise for home buying? Definitely. Does it worth 20k? No.

    Most information are readily available for buyer, agents charging 2% is crazy .. they dun do that much work la .. just trying to justify. Anyways u cant stop anyone from charging a lower or a much more reasonable rate. That one agent says it is ones choice to much a high price for clothing .. so not one choice to charge low ah? lmao

    I hope that more agents like homeseller come in to the market. Patrick basically takes the bullshit out of the process and returns the value back to the buyers and sellers. Yes there are some "premium" services that the 2% agents claim to provide but it'll be good to let buyers and sellers decide for themselves whether these "premium" services are worth the hefty extra that you will have to pay these 2% agents. If anything, I think Patrick makes the entire process more efficient, minus all the frills and gimmicks.

    All the fliers that i've receiving from real estate agent (almost if not all advertising themselves as TOP AGENT), I have been using them as coaster and/or table mat. Yes, please keep sending them! Fyi, the paper quality/insulation is usually quite good!

    Why shd 2% be fixed forever. Property prices are crazy now.
    1% is equivalent to 2% comm over the high prices when work done is similar whether prop price is $1m or $3m.
    Frankly if I get 0.5% comm over a $10m sale, it wd be just super. Agents shd not expect 2% comm is cast in stone.
