      Exactly right and shame on the realtors who actively encourage this in their deal making - it puts buyers in very risky position.

      we had a house ready to buy until inspection revealed $70k in structural damages. always get an inspector, he's worth more than the agent.

      @@Infinite_AM Yep! There was a home we were under contract with an inspection contingency, but that one need that much money in repairs (replacement of furnace, mold remediation, gutting of cabinetry, etc.) that no one without deep pockets could afford to fix.

    as a first-time home buyer this scares me...
    Especially the ones with water!
    Water is incredible destructive!!

      Me too. I'm planning on buying, but most of these houses have not been maintained. You pay people to do repairs and they half ass it.

    I am considering studying to become a building inspector!
    Saw one video where everyone was hating on building inspectors and it was a little discouraging.
    Now after watching this I know the job is very necessary, even if sometimes the good builders end up wasting money on permits, it's worth it for all the bad builders

      I know its been 3 years but as a mechanic, i understand working in a field people generally dislike. Just know, only sellers dislike inspectors because they point all the problems theyve been ignoring and hoping to kick to the next owner. Its selfish and destructive. As a mechanic, i constantly get hate about pointing out how terribly people take care of often their second kost expensive possession when theres an entire book about how not to take care of your car always in the glove box. Anybody whos mad at home inspectors is a cheap, greedy jerk willing to offset the costs of their inaction and laziness to the next owner of their property, who shouldnt eat that cost.

    A home inspection could save you thousands, it's a small price to pay for peace of mind. When I moved to Arizona, the 2 houses I was seriously thinking about putting an offer on I would have a home inspection. The first house had no access to the attic where the hvac system was. The second house had some diy'er wiring done in the garage. He had wires twisted together and wrapped with electrical tape, no wire nuts, no junction boxes and no wires stapled down. The first house the owner actually tried to sue the home inspector for not taking his word that the hvac system was in fine shape. Yeah, he lost.

    Very informative video. Thanks! As if my realtor isn't already beginning to hate me. Almost bought a house in the SW desert until I noticed they installed a 4 ton compressor unit to cover 2,600 sq. ft. It's a nice 16 SEER unit, but there should also be another 2-1/2 to 3 ton unit for a house this size. Only three years old...

      A 4 ton AC unit will easily handle a 2600 sq ft house, if house is insulated, built properly. Most likely the AC supply ducts and return ducts not correctly sized. I understand how you feel. We had been in our house 10 years before I found actual issues. Supply to mb side of house too small, return duct to AC unit way too small . New world.

    The sad thing is as a painting/general contractor, I have seen a lot of these problems. Bank owns are the worst. Neglected to many years and left empty many more. This year had one house that I pointed out to the owner all kinds of exterior rot. Both superficial, siding, and structural. Another house we found water seepage in one of the down stairs bedrooms, complete with mold and brand new carpet. It had a daylight basement. That is something I will never own, a house with a day light basement. To many issues with those types of houses.

    At 2:10 that is a Heat pump going into defrost mode. In heating mode, a heat pump will frost up on the outside unit when the outside temp drops below freezing. When a timer or an outside thermometer reaches its set point, the reversing valve in the heat pump will swap its setting (the noise in the video). This will then melt any frost on the coil. After the thermometer set point or timer has been reached, the reversing valve will swap back (the noise in the video) and continue in heating mode. The noise would happen twice in a defrost cycle under a normally operating heat pump. A defrost cycle timer can be set as often as 30 min and up to every 90 minutes. On newer and high efficiency systems there are thermostats on the system that control when a system goes into defrost. If the system never went into defrost a large block on ice would form on the outside unit, air would not be able to pass through the coil, the system would not heat, pressure would climb in the system that could result in damage.

    That hot water heater not drafting at 1:04 is soooo dangerous. Literally could kill you. Hope the homeowners weren't complaining about headaches.

    Hi , great video, can you tell me what is the noise at mark 41, i hear it all the time at my home.

      Just as air traveling through the right opening will create a noise (think of any wind instrument), water traveling through the right opening at the right volume can do the same thing. Try replacing your faucet, the supply line for your faucet, or the shut-off valves for your faucet. This will likely be enough to make it stop.

    what do those beepy things show? I used them before to either find wires or beams inside of the wall, but in the instances at 0:42 what is being looked for as an inspector?

      Those are moisture meters being used to identify wet floors and ceilings.

    I'm still wondering why "Normally Open" thermostatic valves are permitted to connect the hot and cold water lines under a sink in retrofit hot water circulators. Flushing your toilet or watering your lawn (any cold water use) when these valves are in their normally open default position results in water siphoning from the hot water line (placing demand on the water heater) into the cold water line. Placing demand on your water heater by flushing your toilet...now that's crazy.

    I wish there was a standard applied to inspectors that was universal; here in my area of remote Quebec, he (yup, we have only one guy) is only obligated to do visual inspections and then, only if there is something obviously wrong will they poke around a bit more. Apparently, asbestos and lead pipes are not an obvious problem. Most of the homes here are over a century old.

      Tim Sidaway Asbestos will only be an issue if there was work done between the 1950s and 1980s.

      killer1986chris the house was condemned two weeks after this inspection. We hired an outside inspector and he found exposed asbestos along with lead paint and pipes.

      I talked to a guy cutting out some kind of asbestos siding from a house with no protective gear last summer. He had nothing but cargo shorts and a circular saw.

    That was some bad stuff, but what was the issue in the two compartment sink that drained like a boss at 0:54? I have to assume the hideous s-trap ( & no vent) immeduately following that shot was the issue.
    At the gas leak part, I hope you flagged the thread protector (shipping couplin) as an issue too. Here in Richmond, VA, the city contracts Henkles & McCoy to relocate gas meters in residential homes. They use them every time & the city pays them anyway.

    @1:55 I had a homeowner put a padlock through the track of the garage door. *Somebody pressed the button to open the garage door. Guess what happened?
    We made a phone call to the garage door repair company.
    The garage door hit the padlock and it popped off the track. The entire garage door came down in a twisted mess!

      No. There's nothing he's touching that is going to conduct electricity. It's probably arcing inside the outlet.

      home inspectors do a good job at finding non-working or noise equipment and other problems put a qualified hvacr tech will give you an accurate diagnosis I can think of 5 things off the top of my head on that noise hands on trouble shooting is needed

    Get involved with your home inspection / inspector!!! Ours really screwed up. Missed so many things I found after moving in. Wish we had sued, but in NY I think you only have a year or two.
    A lot of houses being flipped here in my area. Dumps are painted, floors finished, new siding over old. Just really bad work. It's like putting a prom dress on a pig.
