    Excellent job!!! Especially showing the garage in those penthouse units. Most realtors on RUclips usually skip the garage access when showing the penthouse property and I’m always curious how many car can you have or where you park when living in the area.

    It's a bit dated on the inside but that's the least of the issue. $1,400 a month in HOA dues alone is ridiculous. Absolutely ridiculous.

      @@DocNo27 Totally wrong, Doc. What you are descrribing is a New York style CO-OP or CO-OPERATIVE APARTMENT. Condos are something else again. You only own the inside of your unit. All the rest are "common areas."

      @@bcarpenter2488 I would buy something like this for $450,000 to 475,000 -- or rent it for $1400 a month or a little more than that. But $800,000 plus $1,400 a month condo fee plus the Clark Country property taxes. No way, Jose. Forgeatboutit.

    Your tours are always enjoyable. The condo and some of the amenities are quite dated. You would think for $1400.00 a month in HOA fees, they would update the common areas regularly. Keep up the good work.

      HOAs are a modern day racketeering scheme that takes its pages from the old book of Cosa Nostra. You'll never know when residents might be seen on crutches, while others go missing in the future as they become more and more emboldened with any amount of fake government oversight.

    Bathrooms are not up to snuff for the penthouse. The master especially was quite weak. That shower was so basic. What’s with the wires hanging down from the tv?

    Wow, the HOA fee is $1399 per month? I don't understand why they didn't put an electrical/cable outlet up on the master bedroom wall so you don't have all those ugly wires hanging down from the TV.

    Live part time in the same zip code of the one, love the location, smith is across the street, close to Whole Foods, Walmart super center, the casinos are great, too! We’re happy where we are, but almost purchased a unit here, we’d just mildly considered the fun factor of living in Vegas.😅

      1400 big ones. A month. Some folks would never use any of that. Maybe the garage and that would be it. Also, how about parking for your visitors and guests?

    A lot of unit for the dollar. Good buy for someone looking to live in Vegas. She did mention the range was electric. One would hope for induction as old school electric sucks.

    Another excellent property tour 😎 Shame the developer (or whoever) did not hide the TV cables/wires in the wall. That is something I would have done if this were mine. Nice location, far enough away from the strip but close enough to access all the fun. 😆

    A penthouse typically takes up the entire top floor. This is just a unit on the top floor.

    I was living in Vegas when those were built. They were much cheaper then. It's a very nice unit, but the price is high considering the economy and the HOA is over $1,300 per month. I think the unit will end up becoming a stale unit on the MLS, at that price.

      Okay, so $800,000. A few years back, it would have been $450K. Say seller reduces the price to $550K ot $600K. Then you still have the high condo fee and taxes to contend with. BTW? I would have certainly mentioned the latest annual property tax figure in this video. Now, in my country in Europe, you can have a 101 room chateau -- and still there would be zero real estate taxes on it. No real estate taxes on anything, period.

    Does One Las Vegas offer any sort of shuttle to South Point, Town Center Mall, south-strip casinos? The description of some of the condos at Boca Raton mention this.

      This pad a few years ago would have been gone for $450,000. But now that folks are being chased out of Cali by the hundreds of thousands if not millions, Vega$town has gotten mighty pricey. No state income tax here, mind you. But you are much better off forgetting VEGA$, period. Think LAUGHLIN and MESQUITE instead.

    This is a nice place and I wish you well. The video reminds me of when I lived in a Penthouse condo in Ft.Lauderdale over looking the intracoastal (The Pilot House). The views were great but I hated living in a box in the sky. EVERYONE is in your business and the rules and HOA fees/expenses were too much to deal with. I had to wait for the elevator every time I wanted to come or go. No guest parking if I had a friend over and they always got the runaround by security and front desk. Nowhere to wash my car etc.. No thanks.

      Every high rise building has monthly HOA dues, they are calculated on the interior sq foot. The larger the unit, the more the HOA dues…

    Extremely unreasonable and way over-priced. By far the Smallest penthouse I've ever seen on the market. Paying nearly one million dollars and additional 1400 dollars monthly HOA fees is literally a mortgage payment and definitely the ultimate Ponzi scheme! Why not charge 2,000 or 10,000 HOA fees? This should be illegal nationwide. As the saying goes in Las Vegas "Good Luck."

      You've got a point there. You can get a lavish penthouse suite in a high-rise hotel in LAUGHLIN, NV for around $3,200 a month, and that includes everything. No HOA fees, no taxes, so much better.

    you're a lovely woman and you did a great job in this video but that penthouse/building is awful. not your fault you did the best with what you had. just my opinion but the building reminded me of an anonymous mid level chain motel and the actual unit looked like it had the construction and amenities usually found in manufactured homes.

      Right. You are facing due WEST. You are looking at and hearing the noise from Interstate 15. Beyond that - Desert Highlands flatland. And then some 15 to 20 miles away some hills. The setting Sun will alwys hit all of your windows straight on. Yeah, plus this is not even a corner unit, what sort of a PH is that? And no sign of the World Famous Strip, either. You could be on Mars with this view. View is horrid, no view makes the $800K price wholly untenable.

    Sometimes I think people who really want to buy a PH -- and have in fact the money to do so -- really do not have a lot of time to waste on an advert. I could be mistaken, too. Anyhow, the killer here is the $1,400 a month or $16,800 per annum condo fee. Add to that the county property taxes. Yayy.

I've sold many high end properties from my video tours so you're mistaken -It actually saves people a LOT of time as they can watch first, and then see if they want to fly into town to view. Also in the beginning of the video I explained exactly how I was going to give the tour with the amenities first, AND said there would be timestamps in the description below for those who wanted to skip directly to the tour, apparently you missed that part. 🤷‍♀
