Practise must be stopped to sell under construction flat only finished and ready to move flats. It will little 🤏 costly but no one can make you a fool. Except material is used of sub standard grade.

I understand the point you are bringing forth but it does happen that price that start with 14000 per sq feet actually end becoming 17000 by the time possession comes, thats why people not only buy in real estate to actually reside there but to resell the property even before posession (you still have allotment, so you can always sell it). But you need to go with brands. Mind you good projects fill way faster, so you cannot wait for time to finish. Its not always about money but good location and good brands always fill before hand.
Lot of things have changed with regularities like RERA where builder gets penalised for delay and quality.

But there is lot more speculation in under construction projects.
They sell like hot cakes in tier 2 3 cities. People buy initially to block a desired floor facing flat.

So? There' speculation on the Mahalaxmi race course also. If one has hot or black money, think about indulging in it. The advice for the common man looking for a home for end use and gullible and wannabe "retail investors" wanting to put family silver or business share or salary at stake for a promise on paper is to simply resist the temptation. All the blocked units would mean nothing if the project itself gets blocked. And there's no guarantee one gets what one books anyway, if at all one gets anything.
