    Krish you are doing a great job man! I have burnt my fingers too (twice) and still trying to recover. Have lost almost 10 years of my life expecting stability by buying my own house instead of moving from place to place on rent. Now i am absorbing a lot of knowledge from you for my next move. Glad i stumbled over your video while looking for Palava and now i cant stop watching your videos. One thing i noticed though not one builder is unlike the other, they have been gladly exploiting us just like our politicians showing promises of a glorious future and our hero worship is leading millions of us to fall for them

    we have a flat in a small standalone building but we know what problems we faced while selling the flat. No one was interested in our flat everyone wanted amenities this that. We had to answer about the maintainance because the society had only 11 members and due to lack of funds the building is in a bad condition. One is totally helpless anyway if he buys a new flat or buys in a standalone.

      I get your point of view unfortunately people want to create impression that stand alone projects are better but they never understand that selling the flat later becomes so difficult.
      The podcast should have highlighted both aspects rather than running down one against another.

      @@rinku99243 its nothing of that kind. Nobody is forcing you to buy a stand-alone building flat. Its not easy to get such flats because maintenance is reasonable and people dont want to sell... Middle-class find it difficult to pay mounting maintenance bills after a few years

      Small buildings come with their own problems
      People don't buy flats in big name buildings for amenities it's just that there won't be an absolute dickhead who is elected as president and doesn't do shit for the building and disagreeing with him means making your own stay miserable
      With big builders this can be avoided coz the company takes care of all repairs and stuff without pissing people off and not picking up their calls

BUY ONLY FINISHED FLATS... do NOT give any token money to any shit brokers or builders after looking at their boucher, pamphlet etc filth advertisements. before the flat is even constructed. delivery after 1,2,3,4 etc etc years no no....

      Tall building may or may not be a sign of development. But it's a sign that a lot of people want to live in that city and the city has lot of opportunities and jobs for the people to grow and earn.

    I shared your view with my wife where we contradicted each other on same point but fortunately I bought a flat in a standalone building. When I visited my friends place last year where they just moved in 2 years back in a township project with big name we found they were very unhappy. We saw apartment interior already falling off and they shared they will have to renovate again in just 2-3 years of moving in. It was god’s blessing I took right decision 10 years back.

      Exactly, by the time your loan will complete the remaining building life will not be more than 20-30 years. Its not like humesa humesa ke liye, your children will again have to buy a flat in their lifetime. So its better to buy an independent plot and build your home.

    People want to live in luxury apts and gated communities hence builders are providing them with all facilities. If you can afford buy it. Otherwise there is no question happily buy in standalone buildings.

    I don't think this analysis is practical. Standalone apartments are built in the entire area of land. Gated communities will leave at least 60-80% of the area free(for amenities). So final UDS(Undivided share of the land) is almost equal(in some cases I saw gated communities are giving more UDS than standalone). Standalone apartments don't leave any border area. If another standalone building or other construction happened beside our apartment, you won't get any lighting or fresh air. I saw in many cases standalone apartment people are suffering because of ventilation issues. Another big advantage with gated communities is we can leave our children for playing without any security or vehicle tensions. (Like in villages we leave children free to play on roads). This is not possible with standalone apartments. Though its costs 15 to 20 lakhs more, there are definitely many advantages with gated communities over standalone.)

      Yes I agree. Sometimes even with small societies, it is sometimes difficult to get repairs or redevelopment done. This has happened in our society and now it is in broken down state, but everyone is still not agreeable on resale or redevelopment. Some people r not paying maintenance and it puts pressure on existing members.

    being lazy enough to not use sports amenities is no justification to say smaller buildings are better than large societies.

      Yes , you have point , better to choose ( not a standalone and not 5000 flats city ) , go for 500 flat society or 200 flat society with ample space for kids to play and enjoy their childhood , ( with conveyance deed )

      Also there is no walking space in small societies. If you live in Mumbai, there is basically no space to walk apart from constantly being scared of being run over. Even if you don’t use sports amenities, the least you require is some walking space.

    I live in standalone two floors government build home my house from childhood...I would prefer my standalone home over free residential flats of 10 bhk...living in good small space is far far better than modern flats...come and see my home.

    It is best to live in a standalone building that is more intimate and you know all your neighbors. Instead of paying a clubhouse lifetime membership ranging from 2-5 lakhs, go and buy a membership to your local area club where you will get many more amenities, better facilities, food, people network etc. Also, since it would be a club forever, maintenance would be great!

    I booked standalone and has security, water supply, cameras, near to bus and main road, power backup, parking small back up place and great news is that i have a 60 sq yds UDS. check these parameters and bet you will be happy and of course BUILDING APPROVALS LIKE RERA HMDA AND ALL....

    I live in a society which has two buildings with 8 Floors, 3 huge flats in every floor, there are many good things about the society, but the worst part is maintenance charges, it's the highest in nearby locality - Dwarka , Delhi. There is no club house or indoor games, just a very tiny portion where we can play badminton, at least in township or big societies your entire maintenance charges doesn't get wasted

    I have to disagree, that - it is better to buy flats in SMALL STANDALONE buildings rather than BIG township projects.
    Here are the reasons why -
    before that , i need to mention that i am referring to Flats in Bangalore and only in certain pockets of the city, especially the newly developed ones following the IT SECTOR boom of 2000. And i have no expertise in buying flats or have complete knowledge about the realty sector . the below is my experience and issues encountered by some of my friends when buying flats.
    Here are the reasons why -- it is NOT better to buy flats in SMALL STANDALONE buildings rather than BIG township projects.
    1) FLY BY Builders - Once the construction is complete, these builders and their small org vanishes and they set up shop some other city or by a different name. Why they do this is because buyers cannot get hold of them until they go through po-po and courts.
    To build flats quickly , these builders would have cut corners, sub standard quality, obtained clearances by bribing officials etc. So, for the first few months/years, every thing will be fine, then the problems start .
    some examples ,
    a) encroaching the road - newly formed areas have a plan to develop in phases - so, initially, the road in front is a double road of 4 lanes and future plans of making it 6 lanes including service road and footpath etc. officials who gave clearness and approvals
    b) Of course, monies is exchanged for getting electricity, water etc but its paid at a high level officers who will not try to con their way out as media as they need to answer to people .
    Another distinct advantage is these guys have multiple projects on-going or planned and they use good quality

    Very good explanation about the disadvantages of buying a flat in a multi buildings in a single complex and the most important drawback in getting conveyance for the land of that multi building structure. As you said rightly getting conveyance for this buildings are beyond our reach, as chs's members are least bothered about the well being of the society, which in turn is exploited by the developers.     Krish but the problem is that Banks don't provide loan for old buildings. Flats are getting sold at 30-40 lakhs in normal building.

      That has happened in Chennai a few years ago. When the tower was under construction, the earth caved in and a couple hundred workers died. It took several weeks for retrieving the bodies. And those who have invested by taking loans from banks virtually became beggars overnight. Court proceedings are still going on.

    currently this is happening with our society also. Ours is a group of 4-5 buildings of 7 floors each having separate society and collectively there is one federation.
    Our society went to builder and asked for land conveyance, he refused outright saying its complex structure of 4-5 buildings having same drainage and pipeline so i cant give conveyance. the case is in court now.
    And builder is also making 20 storied towers in vicinity.
    As Krishnaraj ji said he will not give conveyance untill all his towers are made and use all fsi

    Very much agree to you. Since all of this projects started providing incomplete apartments now there more of a need for a professional home inspector. Many also have started in key cities like mumbai, delhi, Bangalore and pune

    100% agree Sir; but the issue people buy flats in townships coz of amenities for their kids- sports, cycling, swimming, etc..in small standalone flats these things are not there, maybe outside at some distance-transport, safety, etc..

    Big complexes have huge maintenance bills due to the various amenities like swimming pool, gym, club house, jogging park, children's play-ground, nana-nani park, podium parking, etc which middle-class people find difficult to pay after a few years.. Their rates are also high because the builders charges super-builtup, I.e, from the gate..

    In Maharashtra a coperative housing society can be established in a building having more than 10 flats and Apartment can be established under apartment ownership act for 5 or more flats.
    What is the provision if a building has 3 flats? What are the legal provisions? How will the flat owners become owner of land and in future redevelop the property at their will if required?

    Very True sir
    The consensus of the member on a certain point is a big hurdle.
    I am on the verge along with Managing Committee to redevelop my Santacruz West off Juhu Tara Road Property coz of its dilapidated state and structural report says that that only to redevelop is to safe guard the lives of members and that after 3 years we would found one builder to getting this sorted.
    But by only 56 members things get circling around so just imagine how much hurdle you will have to go thru 1000 members.
    And yes we have VP and CEO and Doctors in our building even Anita Dongre used to live here so yeah theres no problem in the educational qualification of the members with BMW and Mercedes parking outside ...
    But wen it comes consent it's a huge task.
    So beware wen you dream that the facade and promannade as it will all fade away in 5 years and it will be as good as your tiny building next to corner.. wat will be the huge gap in difference of maintenance and peace of mind.
    And that's why Suntech Goregoan phase 1, Kalpataru Primus Residences, Kanakia Paris, Raheja Interface Heights, Adani Western Heights ... All were promoted as coming of the age construction but now people are finding it difficult to rent and to sale due to mountainous maintenance and over pricing which 2x of local area.
    Gully ka sher bano bro.. kyu chandi ke chamach se khane wala chuva chuva hi hota hai....

      Hi man😎 Firstly, I appreciate your straightforward feedback, and I sympathize with you. However, I am unable to do what you suggest, because believe me, I tried setting up a different channel, and found that it does not work so easily. It is very difficult to build a critical mass of subscribers for the second channel, and to get the kind of views one gets from the primary channel. Channel growth is organic -- it happens naturally, and I have not yet mastered the art of replicating my channel growth very easily.
      BUT here is my suggestion to you, if you are bothered by the USA videos that I post: Click on the bell icon and change your settings from "All" to "Personalized". That way, RUclips will be more selective recommendations based on your previous viewing history, and it will hopefully not recommend any of my USA-based videos to you. Let me know if this works.     Guys don't get mislead by this video everything has its own pros and cons.
    Township offers features such as good security, privacy, good construction quality, moreover, townships projects have good space, mostly surrounded with greenery so you will get fresh air, good lifestyle.
    Everybody knows whats the condition of small buildings in urban areas no fresh air, no ventilation, no balcony, no amenities just a box-sized 1 RK/1 BHK you will get after pouring in crores.
    If you get an independent house then you have to take care of security, maintenance yourself.

    What's your take on - whether we should be even buying a house or a flat. My thought is to keep renting, and use the money to invest somewhere else. Often people consider the house as a long term investment. However, I do not think so, because if you are living there you wont get any return. And. by the time you are old, and have stayed for 10-20 years, the building may not remain as good as when it was at the start, and hence you or your sons/daughters cannot even sell it to reap the investment benefits.

      You have an excellent point. To a very large extent, I agree with what you are saying.
      However, a sense of stability is also important for the self-esteem of families. Children who grow up moving from one rented house to another in their childhood may not get a proper sense of "home" anywhere; they may suffer from a sense of rootlessness, and inferiority complex vis-a-vis other kids who grow up in their own house. Too many house shiftings may traumatize your entire family -- your aged parents, your wife, children and even you. Think about this; consider whether what I am saying is true or false.

Sense of home, rootlessness and inferiority complex are something which one has to negotiate with himself or herself. Social conditioning makes us do things against our own nature, and devoid us of thinking logically. Neverthless, your point on house shifting is big enough for me to ponder more over my own thoughts.       This may work for a grown mature person. But it will affect small children who only understand that they have no home and no real stability because anytime at 1 month notice the landlord can evict them.

      I live in the same officers quarters there, the construction has been going on since 8-9 Years. The builder built this new quarters and destroyed the old one and his project the heights is under construction only. Plus, the staff quarters he built for us are pretty fuck upped because of low quality materials

    Most unfortunately, builders merrily do not follow laws, do not give conveyance deed and there is no body to nail them. They have huge money power. The only sufferers are flat owners. Never buy a flat from builders, buy only a resale flat where everything is visible.

    This video explains only future problems/issues. There are present issues with large skyscrapers buildings. Common electricity & maintenance bill irrespective of floor number where you are living. Society needs to pump water on such a high level then the elevator needs to lift people on a high level, it cost hefty electricity bills. Why one should pay such a high cost forever? Can you guess how much it cost to flush your toilet in Burj khalifa ? You can afford to purchase a flat there but not maintenance.

    Can you pls make a video on how to understand the various litigations on a property as displayed on RERA site? There is limited info on RERA about these litigations. How can we know more about them and analyse which are serious. Do outstanding litigations matter to buyers once OC is received and CHS is formed ? Is CHS liable for these litigations?

    Dear Sir, I have heard about deemed conveyance wherein builder is not required. Regard society can apply to the registrar with the required documents and deemed conveyance can be done. My question is is deemed conveyance of building and land are different. Please explain.

    Sir.i agree with your points. The big societies with high-rise buildings face serious problems of stained water and garbage disposal causing different types of insects.
    The security staff are not of that standards.
    The vehicle parking problems are always there.
    The Diesel generator bills are heavy.
    The festivals contribution are heavy.
    The renovation charges are heavy.
    The tenants are another problem.
    The swimming pool water is not clean.
    The safe vehicle movement is not observed.
    The committee members are involved in scams.etc.

Do you know about this builder by any chance about the quality of construction etc. plus the builder is mentioning only the 80% of amount in agreement than the actual flat cost ?
