I think that you are doing a great service. And great info about the traffic on 10th, i didn't realize. We are going to rent from Oct to March while we search for our retirement home.
Glad you found the video helpful! My guess is that there will still be some good value to be had in October. Congrats on the upcoming trip and looking forward to Your new retirement home. Very exciting! Thanks for watching and all the best to you folks!
Just got here and got a decent studio, including internet and water with ocean view roof top pool near 38 th and 5 for 13500 pesos on a 6 mth lease. It expires in march giving me time to find a better deal in low season. Brought a bicycle with me to get around, and everyone should bring a bike. Playa is flat so it’s easy and fast on bike, just as fast as having a car for the few km that you might need to go. Coming from Canada, you will notice that the food is much healthier immediately. Amazing transformation in just a few weeks after getting off of the stressful treadmill of Canadian life and now my friends back home say i look 20 years younger. I came with only an overweight hockey bag of clothes and the bike. I don’t miss my car, or anything really. Thanks for the info RopeMonster, I’m sure I’ll run into you sooner or later. If life sucks, get a new one!
My pleasure, Walt! I’ll upload an updated version of this in the dead of low season and see what’s out there as far as rentals under $10-12,000mxn/month. Thanks for checking out my content, my friend!
Thanks for your videos! You provide a lot of value in your content and it’s at a perfect time for me as I’m heading to playa in July looking for a year lease. Colosio is #1 as you and my bro recommends
My pleasure Darien, happy to help! Thanks for the feedback and best of luck on the apartment hunt. I might drop an updated version before your arrival (hopefully by early July) featuring a few places I recently found. I’m in my current place until May, 2025, but am always curious to see what’s out there! I appreciate you checking out my channel 😎🇲🇽
Thank you Osvaldo for those kind words and for watching! I don’t doubt it haha, I’m always all over town! Where were you guys when you saw me? All the best to you!
IMO proximity to beach isn't as important as some may assume because even if ur farther away & have a colectivo stop nearby you can get to the beach cheaply. Most people arent at the beach daily.
You can save thousands of pesos per month being little farther away & spend a couple hundred pesos tops to get there. Taxis r also cheap for residents if you know basic Spanish.
Nice video! Facebook Marketplace can be a hit or miss as, unfortunately, many scammers advertising there. Basically asking for a deposit before even seeing the place (which doesn't even exists) and then run. So be careful folks!
Thanks for adding those words of caution!! I’ve found the same to be true with FB market and don’t even try anymore. Thanks for checking out the video!
At high season 2025 we will be paying $2,300 for 4 weeks for a penthouse 1/2 block away from Mega. We could not find another penthouse in that area. In Jan. 2024 we paid $2,300
I have a couple friends who live in Colosio and while it's cheaper than centro it's not nearly as convenient. For example, another friend lives on calle 6 with ave 45 and pays 11,000 with gas and wifi included. Has a pool and it's walkable to everything including Walmart, Chedraui and the colectivos going north and south.
On 45th… a block from the highway 😬..Thats a solid price no doubt, but too close to the federal highway for my liking… the traffic noise and amount of exhaust in the air is next level. While it definitely IS closer to Walmart than Colosio, we do have a Chedraui not far on 10th Ave (less than a mile from our place). Thanks for checking out the video 😎🇲🇽
@theropemonster I stayed there for a month this past spring. No exhaust smell and couldn't hear the highway. The woodsy block from ave 45 to ave 50 must block the sound. Calle 6 does have a lot of traffic but the norte bis streets are quiet (2, 4 and 6)
Thanks for the video. Do you know how rent prices seem in July/August? I should be there with the family in July and plan to rent an AIRBNB for a month so we can house hunt in person for a more long term rental. Its great to see that some places include utilities! Also, any input on the areas of town that seem to have the best internet or is that hit and miss? Thanks!
My pleasure! All great questions! The internet one is a tough one because it seems generally weak all over town…Izzy seems to be the worst company but also the most ubiquitous unfortunately. It takes me about two hours to upload a 17 minute RUclips video 🙄. For that reason I think there are less nomads here than there could be. The rents (as far as independently listed apartments) in July/August should be low and supply high, but Airbnbs here seem to stay on the high side year round (largely due to taxes and even higher fees as they are now a publicly traded company). That being said, some of them DO offer a monthly discount and if you’re only doing it for a month while house hunting, I’m sure it won’t break the bank. Thanks for watching and happy travels 🏝️😎🇲🇽
How WILD is this? I was literally getting my phone to ask you about safety for solo female travelers or digital nomads at 5th and 60th as I heard it could get sketchy and there seem to be mixed reviews. I think you've answered it, and I think that with time it will get more developed like the old 5th avenue
Crazy!! Glad the video answered some questions for you Jiji! I tend to agree to your point on that part of 5th becoming safer as it becomes more developed. That definitely seems to be the trend, with new coffee shops, yoga studios and pastry places popping up it feels safer with the extra foot traffic. I do notice that a lot of the single females in the area have dogs (some of them very big) which definitely helps the safety aspect too. Thanks for watching ❤️
Great question! Not on this particular video but in the past on IG I’ve worked out some deals like that with rentals and various businesses. Definitely some perks from Jorge for that quesadilla video too lol he’s been feeding me well 😜. Thanks for watching and checking out the channel! 👊🏼
@@adaml2932 I’ve found that it’s the same rate at all these places including my own for the 1 year! Nice strategy to lock in that rate for next high season 😎🏝️
No, not currently… I’m mostly just trying to help people see what’s out there and to help them not overpay and drive prices up. I had heard of enough expats paying $2,000 up to $4,000 usd and that motivated me to start this series regarding rents. I will be doing a new video soon featuring some new places. Thanks for checking out the video 😎

Great question Nate. I’ve been very selective of my landlords (making sure there’s good rapport) over the years and so I have typically gotten mine back here in MX. But I’ve heard a lot of folks say the opposite.. it was very common in Vallarta at least to hear stories of people not getting their deposits back. Yea, there are plenty of places in Mexico (Like Chiapas) where you can get much cheaper places than in Playa Del Carmen. No doubt though you can get a much higher quality place for the money in Thailand, Vietnam, Indonesia etc. Thanks for watching 😎🏝️

Would be cool to show 3 levels of apartments. $400USD / $800USD / $1200USD. Those numbers r just estimates, adjust as needed.
Love that idea! And those are actually pretty common price points. Thanks for that suggestion, my friend.

Honey Suites, at 5th n 60th. Studio 20K pesos.
