People bypass this by allowing one of their family members to stay in Dubai > 182 days to get the NRI tag… If u qualify for the NRI tag then ur foreign income will not be taxed in India ..

One Question is how do you transfer funds from your Indian Bank account to the builder in Dubai or how do you transfer cash?? Bear in mind and you missed this point that if you're paying via Bank accounts, you are liable to pay 20% TDS whereas if you're buying a property in India it is only 1 %, so what is the way out for that??

Tax free income is only for Dubai citizens, not for outside investors, they have to pay tax back home country where they hold the passport from
If u fall in NRI category i.e., if u stay >182 days outside India then the income from outside India is not taxable in India.
