After 52 years in California and 5 in Alabama, I bought a house in my first year here with no issues. The experience was far better than buying property in California, which I found over-regulated and over-taxed. I wish I had moved sooner. My friend did the same but worked with an adviser, which helped him avoid the problems I faced. I regret not taking that step myself.
It sounds like your move to Alabama has been a positive one, especially when compared to your experience in California. The difference in property-buying processes and regulations seems to have made a big impact. It's understandable to feel some regret about not having worked with an adviser earlier, especially after seeing how much smoother it made your friend's experience. In hindsight, you’ve gained valuable insight into the importance of guidance when making big decisions like property investments.
I've worked with a financial analyst since I started investing in stocks, which has greatly improved my returns. Just like in real estate, knowing when to buy or sell can be challenging. My adviser has helped grow my portfolio by over 90% in just over a year. I understand your regret about not having an adviser when buying property, as expert guidance can lead to better results.
Julianne Iwersen Niemann a highly respected figure in her field. I suggest delving deeper into her credentials, as she possesses extensive experience and serves as a valuable resource for individuals seeking guidance in navigating the financial market.
I remember in 2017 and 2018 we had several hurricanes come through Jacksonville, FL and all those multi million dollar homes that the Jaguars, Dr.s and attorneys owned in Ponta Vedra ended up either washing into the ocean or being condemned because all the sand washed out from under them and making them non-livable. Nature can do things you never expect.
Great info as alway. In Australia most of this information is included on the contract of sale. In my state its a section 32 and its freely available to any prospective buyer. It will also include any caveats, easements or conditions of use, diagrams of any permitted dwelling and outbuildings and all underground systems and annual local gov charges (water garbage sewage etc) These documents provide a wealth of information to buyers but its imperative that a reliable source of local knowledge also be consulted. I applaude you for reminding people to really look into the depths and pros and cons of a property and its location before buying not just going on the glossy picture image. Your channel is a great service to anyone considering Alaska as local knowledge is invaluable. Thank you JG
Good luck getting Kenny Loggins out of your head the rest of the day 😆
That should have been the background music, but playing very quietly and low key. You missed a golden opportunity there.

Who’s out in Alaska enforcing all this septic tank stuff? I don’t see police in the woods to often.
It usually happens when property changes hands or when you need to get it appraised
Danger Zomes lol No seriously, great info 👍

Relocation guide
is there anywhere in alaska where it only shows for three months? or four
I suppose there are some that are really remote, but people are alright buying/selling any time of the year
The biggest danger zone in Alaska is the Matanuska Susitna Borough. Avoid this place, it is a certified hell hole.
