  • Prefab Pads has brought a European Designed Prefab Home to America. Last week I went to Chicago to check out their line of modular homes that are available now. They’re one of the first companies to successfully bring the Nordic look to America and here is a chance to get a tour of their largest model. In this video I check out their Milla Long, a 456 square foot prefab home with a 64 square foot loft. Watch to learn more about this cool prefab home.

    WOW, $150K, that's insane! The whole purpose of these small homes was suppose be the affordability. These should not be more $30K.

      For something this luxurious I would spend up to $75k, but agreed on defeating the purpose. This seems very high for the concept.

      Very overpriced for tiny home living. Dehumidifiers are a must as they get very mildewy. Also windows don't open to let in fresh air. Should have big windows that open from the bottom up for great ventilation.

    Having the washer in the bathroom also means you can come in from exercising or doing yard work and throw the sweaty clothes right into the washer before you take a shower. I would put the bath towel in the dryer so it was nice and warm along with my clothes.

      The bathroom is the correct location for a washer and/or dryer, albeit there should have been a door to hide them. I did a complete remodel of my last home and the washing machine went in the bathroom. I couldn't do it here since I only replaced some of the existing fixtures and fittings in a very small bathroom.

    Kerry, out in the wild, go to the origin of the deep dish pizza, Uno Pizzeria in Chicago. It is the best ever ! This is coming from a guy that lives on the beach on the Gulf of Mexico.
    Seeing a place with your 6 foot plus up in there really helps at understanding the size of each room.
    I Love the way you showed the loft area. You did it in a way that really Matters.
    At my farm, the washer/dryer lives in the bathroom. You strip, clothes go in the washer, very convenient.

    "🤣too many windows 🪟!" Well I think that could be adjusted when designing, decide about the W/D, loft and which direction the corridor goes on. Nice middle of the country manufacturing! Thanks Kerry for going to the locations. ( loft space vs Kerry space=🥇)

    Everytime I see one of these videos, I think about what it would look like with a deck, and what that would cost. They look so much better with outdoor space.

      @@Kevin-wx4un Definitely not “ripped off”. You clearly have not been paying attention to the market. Take a look at high end “park models” that start at $120k for 399sf. This is priced the same per sf and every inch of it is premium quality vs PM "trailer playing dress up".

      Counterpoint -I am sick of videos showing $200k tiny homes on $500+ lots. A house that is worth it’s price should be aparent without the million dolar views.
      The price of a deck is just a few clicks away.

    Great tour. Sometimes it's nice to see them without furniture because many times they put too much furniture in it and too many knickknacks so you can't actually see the home.

    Having as much of the plumbing in a central spot is really efficient for both construction and water heating, so having bath/laundry/kitchen snuggled up together makes a ton of sense. Warm towels and ginch is a nice fringe.

      Agreed. I was wondering where the water heater would be in this setup. My ideal build would include a water purifier system built in so Im wondering if there is space for that or not

    Finally! A small home with compact appliances in the kitchen. I would prefer different windows (transoms and windows that do not go to the floor) and no loft but that’s just me.

      I presume these are customizable (for the price), but what you describe is a garden variety prefab -available cheap from many builders.
      The premium windows and kitchen are what set this company apart. This is for premium lots and ADUs, not trailer parks.

      @@skyak4493 I refer to size not quality. Full size appliances use space that is better allocated for storage. Most prefabs and mobile homes have full size appliances because they tend to cost less than than compact versions. When I renovate my daughter’s rental properties, I have found that the tenants appreciate the smaller, quality appliances.
      Windows that go to the floor reduce the functionality of the space. You can get the same visual sense of an expansive space with a large window that is approximately 30-36” from the floor. Transom windows and skylights allow additional natural light.

      The windows to the floor are probably a wash cost-wise vs the material and labor of adding a knee wall, a window sill, and wall finishes. Where would you add a transom window?

      @@kschleic9053 Yes, it might be a wash cost wise but my point was about functionality, most specifically in furniture placement in very small spaces, not cost. Transom windows are placed above windows or doors. Historically, they would open and allow airflow into a room. Most modern transom windows are fixed. Clerestory windows serve a similar function. They are placed high upon the wall but are not in alignment with windows or doors. They allow additional light into a room while preserving privacy.

      @@FGM013 if the concern is just flexibility in furniture placement, a common solution is to apply a blackout film to the inside surface of the window where necessary to keep the sun off the back of the couch or chair.

    Kerry, this is a great video! I was greatly impressed with the height of the shower head. You actually walked under it without having to bow your head down. Also, seeing that you were able to sit up on the loft without hitting your head. I really love that by your walking around I can get a good idea of how spacious this home is. Once again, great job.

    The big windows always sound cool, but that place needs more standard windows that open so you can get good air flow to vent hot air. The problem with those big windows is they're going to act as a greenhouse in the summer and when the window seals eventually fail, which they will, those will be very expensive to replace.
    There is essentially no pantry in that unit, all the kitchen cabinetry is going to hold kitchenware stuff.
    They really need to build a unit 200 square feet more. Or two units that can be paired/joined together that overall would give you 200 square feet more. I think 700-800 square feet really hits the sweet spot at small, but extremely livable/comfortable.

      Wdym window seals? Do you mean the seal between the frame and the moving door part of between the layers of glass?

      @@miles5600 between the layers of glass. Window seals fail, it's just a matter of time. Those exposed to direct sunlight fail faster. You can tell a window seal has failed by moisture between the panes or if they're foggy but nothing happens when you try to wipe away the condensation, because the fog is inside the window. In that case, the glass needs to be replaced.

      @@cancelbubble6535 maybe this isn’t really a problem with European tilt and turn windows. Overall they’re much better built than American slide windows and in my 30 years of living and having renovated multiple houses that were older than 30 years i’ve never seen those windows condense. They’re usually replaced in most homes after 30 years because of the improvements happening in the window industry, a new trend here where i live is triple pane that’s now seen in pretty much every new installation.

    I had two skylights taken out in the living room of my house, you don’t have to worry about bugs and spider webs. The heat in the Summer in your house isn’t so bad either. The loft doesn’t look very safe. Kids like to roll around an could easily fall from there. If you could have a separate space for a deep sink washer/dryer and cabinet above would give you a utility room. More kitchen and a little less living room. 👍🏻🇺🇸

      @@anaalves3658i mean they were invented in Germany, but they’re now going all over the world with them also being used in some new construction in the UK. The Netherlands has a mix of UK casement windows and tilt and turn windows, it just depends what people like most cause tilt and turn windows swing in thus also need the space to swing in, UK windows don’t require space cause they swing out.

    Thanks for this one. Hey, not many of the companies are located in the east, at least as far as I've seen. So it's great to see one we can get without a cross-country delivery fee. I really like this one. Yes, please keep showing the cabinets and closets, just a quick peep. Moving to a tiny home, where will I put all my stuff? is an issue, lol. The mix of cabin and modern just works! I actually like this kitchen, perhaps best of those I've seen for the space. The electric cooktop and oven on the island is sweet! The kitchen is set up so nicely, working in this one would be less cumbersome than in many I've seen. Prefab Pads did an excellent job!

    Having just moved back to Chicago after 18 years of too much Florida, I'm delighted to see a Chicago-based company in this space. I'm considering buying a few acres in unincorporated township of Illinois and placing four or five of these. What a nice way to establish a home in one and make rentals of the others. Call it AirBnB or normal rentals. Either makes great sense.
    Kerry as always, thanks for doing the exploring for us. Detailed walk throughs are great. My only suggestion is for Prefab Pads to make an alternate to the loft that would allow the raised roof to allow in the light and then have some storage over the shower and washer/drier stack for boxes. That would be enough for me and still allow the volume of the higher ceiling. Since I am local to these guys, I might make a trek up to see them soon.

    I love the layout, it does seem spacious, I love the windows and the kitchen is very functional. Over-all I really like it. The only 2 negatives to me; the outside could use more curb appeal and the price seems a bit steep. Thanks Kerry for keeping us informed! 😊

    Hope you're seeing financial returns on these factory tour videos because they're super helpful! Having your boots on the ground showing these products live is better than just having you show computer generated images.     I'm going to really consider buying the My Milla cabin, great price at only $98k! Although I'd request if it can slightly modify it. Put the bed where the couch goes, small dining table where fridge is, and put fridge between kitchen and bed.

    I like the scaled down appliances, I never saw the point of having full sized kitchen appliances in a small/tiny house, where there are 2 people at the most going to be living there, although a normal sized shower is best. I like this house but I think the starting price is a bit steep. Hopefully that will come down in the future.

    Another advantage of washer dryer in bathroom is you can put your dirty clothes right into washer before get into shower. 😀. I did enjoy the tour (always do like how you do these). It does look spacious and i like the 'feel' and layout and all the windows. I love windows as long as it's on private land and rural with lots of nature surroundings...to look at.
    I shower mostly, and i really like this one, but i got to have a tub to soak in sometimes so i wonder if there is some kind of portable and removeable structure... that can go into a shower staff for occasional use. Where this stall looks big enough to hold one... to be used temporarily as a a small tub. Seems to me that i saw something like that in an ad many years ago. What i remember too is that it was even foldable and easy to store....until want to place it into shower stall when prefer a bath. I guess i should try on my own to see if i can find it again. Maybe it was a Japanese make is also the impression i have right now.

    Washer/Dryer in a bathroom is common here in older homes. Not sure if it's a West Virginia thing or what....but it works. Thx

    Nice. Good price point. Would like to know about hurricane resistance. The big window on the front is okay, better if there was a deck as someone noted. The other big window is too much exposure for me and I'd rather add bookcases. I assume and I would place this facing whatever view I wanted. I love the skylights, much better for me than big windows. Thanks making the trip!

    I enjoy your videos and the exposure of what is possible. I always wonder how comparable these are to a custom built home. The base price of various prefabs seem to be in the $400+ per sq ft, which seems very high. I welcome a video explaining how prefab is more cost efficient. I always habe the same issue with tiny homes.

    LIKE the layout, look, and finish, with the exception of the narrow, vertically oriented windows. Is there an option to have the narrow windows horizontally oriented? Either way, the modern cabin look is appealing and the interior layout effectively optimizes the available space.

    Edits: On that bathroom/washer, there’s another reason, cost. Plumbing is expensive so whenever you can put a bathroom sharing plumbing walls or as close as possible to existing plumbing, it will save you a bundle. My peeve is plumbing on exterior walls, in seriously cold areas pipes can freeze fast.

      I see no room for a tank so I presume the heater is tankless and located right behind the washer dryer.
      In Europe only the rich have laundry rooms not in the bath.

      ​@@skyak4493 I suspect that the tankless will be mounted on the outside. It is much less expensive to have outdoor tankless water hear. It would have been nice to know if these units are plumbed for gas or if the unit only has electricity. Electric tankless water heaters are inefficient.

      @@skyak4493 I just perused Reddit and evidently people in Chicago have tankless outdoor water heaters. I have several outdoor and indoor tankless water heaters and I prefer the outdoor models.

    It looks great and makes great use of the space. I'm just not a fan of the glassdoors, especially the one into the bedroom. That long window into your restroom right next to the toilet is a weird option as well unless you plan on having this in the woods facing a cliff.

    Bathroom laundry is also good for taking your dirty clothes off and putting them right into the washing machine ❤ personally I like my washer/dryer in the main closet (I'd LOVE IT in the bathroom with everything)... Anyway. You usually don't run the shower and laundry at the same time so it makes sense to me

    Where do you keep the broom and vacuum? Electric tea kettle, probably not too close to the sink? Toaster? Coffee grinder? On the whole, I'm thrilled that the kitchen appliances were downsized. I've lived in a 450 sq ft studio with full size kitchen appliances and refrigerator and there was NO counter space left. I don't need 4 burners and a turkey-sized oven if I have no room for prep.
