    The issue is that either the renter or the owner must in some way pay insurance and property taxes if they want a "permanent roof" with utilities like electricity, gas and water. Because of this, many people-at least in California, where I currently reside-are living in tents. No taxes, rent, mortgages, or insurance. The number of people who tell me they live in their car that I meet amazes me. Its crazy out here!

      It’s getting wild by the day. The prices of homes are quite ridiculous and Mortgage prices has been skyrocketing on a roll(currently over 7%). Sometimes i wonder if to just invest my spare cash into the stock market and wait for a housing crash or just go ahead to buy a home anyways.

      I get such worries too. I'm 50 and retiring early. Already worried of the future and where its headed, especially in terms of financies and how to get by.       For you to grow your portfolio in today's market, you really need to be coachable and willing to get off your high horses. I for example, have managed to grow mine from $150k to 300% of my initial deposit within the past 8 months just by copying trades from a broker that has better skillset and technical know-how than me.

    I rented a nice apartment in S.D. For $700 a long bike ride away from beach. I was 20 years old having a blast. Now we are begging to build tiny sheds in the hood for $1,000. People don’t realize how poor we now are in the U.S. but let’s all argue over which crooked politicians are at fault? Has this helped?

    I knew a guy who owned a condo in FL with a $800 mortgage. He was renting it out for $1500. He found out that his neighbor was renting out their condo, which was next door to his for $2200. He couldn't wait until the lease ended so he could raise the rent to $2300. Yet, his mortgage is still $800.

      You should see what Brownstone has in San Francisco and is building in other cities. They have what they call "pod living". It's essentially a bunk bed and locker in a room with 20 other "pods". Basically it's just a nicer version of the Chinese Cage apartments. Those rent for $1000/month. For a bed and a locker. Property owners only care about cramming as many people into a space as they can to maximize profits.

    Quick thought. Anyone who is now raising kids, expect them to live with you for the rest of your life. If things are this expensive and bad now imagine another 10-20 years from now. I forsee 5K rents in the future for an average place. Plus 2k in utilities. And let’s not forget 500$ grocery trips for basic necessities. Anyone will be lucky to have a bank account balance without a “ - “ in front of it

      Learn a trade and you're set. We have starting positions at $31.25 capping out at $52 dollars for non management technicians (basic level experience and even some who had 0 prior experience in my maintenance department they learned on the job...) They even removed the difficult test and replaced it with an easy mechanical aptitude test just to be able to get more people in. So many focused on liberal art degrees that's not gonna get you far in this town. But expect to get dirty and work with your hands and brain. Blue collar jobs keep this country running.

      @@brodiemarshall9270 Maintenance reliability engineer, the field is preventative maintenance. Airports / Manufacturing / Warehouse Distribution Centers. One of many trades to choose from. I've seen others go to ATI and get certified electrical in 6 months (school in Henderson) and get hired on spot.

      @@jakew1362I have. We had a queen bed in the back and curtains to hide us from onlookers in LA. We kept a clean area and did laundry at the laundry mat. I was going to LAV College at the time. Stayed in it for 2 years. The worst was the hot summer in Van Nuys and the occasional tagger tagging our white fan. I finally had enough and moved back to Minnesota into my dad's house.

      @@CB03061with what I’ve seen, starting is around $1600 which is for a studio. I commonly see $1800 or more for one bedrooms. Granted these prices are for apartments not the safest areas in cities across CA.

    I know of several of people who have left California for Nevada, mainly Las Vegas, because of the increasing cost of living here. Now, that city is being hit hard with the influx of people, resulting in high rent/mortgage. You can't win either way as the prices are STILL climbing.

      @@ExcaliburTTP - Considering he's covering all utilities, it's going to take at least 3 years to break even. There's always future risk of vacancy, repairs, and lost opportunity to invest that money elsewhere. Considering there's 113 people asking to live there at the price he's offering, it sure seems like a fine deal for that area. If it were much lower then he couldn't justify spending the $22k, instead of investing it elsewhere.

      @@ExcaliburTTP - I don't know much about IL but I get the sense that their zoning laws are a little more relaxed in terms of allowing more dense housing, compared to the extreme sprawl of Las Vegas. Building more supply is the only real way a city can curb housing costs, at least in the medium term.

      @@stoicmaster871We had a tenant aka old friend rent a room with bathroom in our home with private access for $200 a month and close to Downtown Saint Paul. He failed to pay the rent on time on more then one occasion. We gave him a 30 day notice and he said he would fight it in court.     Im paying 1735 for a 650sqft apartment in northern Phoenix. That calculates to $2.66 sqft. 170sqft for 950.00 ends up being $5.60sqft.
    At that rate id be paying over 3600.00. average rent for my area for a 1 bed in my area is $1673 for an "average" size of 927sqft.
    I appreciate the concept....its less a month, but the math is proving that renters are still victims.

    Rent is getting out of control
    Prices of food has significantly increased to the point cutting back isn't enough.
    We are sick & tired of everyone getting free child tax credits which is making prices soar.
    We have no kids we don't want kids in this awful economy.
    We can barely take care of ourselves.
    No I wouldn't pay 950 a month to live in a shed.

      @@arlysanchez8099 No, he swapped out the front door, so no window there anymore. Two narrow ones above the ladder are too high to even look out of, don't appear to open, and too skinny for a human to squeeze through, so no escape there. No indication of one in loft or bathroom.

      I agree it's a fire trap. At minimum, these need a licensed electrician to wire them, an EM exit in the loft, plus a 'back door' in case a swarm of bees or other issue blocks the main exit.
      Well, an official inspection at a few stages of construction, too, before issues are boarded over.

    I would love to own a tiny home here in Vegas. Im a native & really only need a small space for myself. Problem is there isnt a zoning for this unless you own your property or want to pay $1200 a month for a space downtown.

    So this is the solution to the housing crisis no matter what any of you think its on par with pallet homes and anyone who jumps on this bandwagon right now will be a real estate giant. Once that happens all of the over priced houses will have to lower their prices and then and only then will the market correct itself.

      1 Tiny shed is one less person bidding against you. When 100 single family owners build tiny sheds then 100 less bidders to fight with.

      Demand is to big vs supply. So you have to increase supply which is becoming increasing lot more difficult due to space.
      So the only remedy to that is to build smaller, more compact homes.

    It’s not just Nevada it’s the entire state of America
    1 bedroom apartment,townhouses,etc. is $1,500 or higher but there’s no Tiny homes here in Philadelphia
    You can’t even find an affordable rental property without the landlord scamming you because they are living in other states

    That's freaking ridiculous. I bought my 2100 square foot home 2 years ago in Florida for $170,000. And my backyard is a 350 square foot out building with two lofts that I can easily rent for more than I'm paying for my mortgage now. I'm not going to do it because I enjoy my privacy. And I love my third of an acre even though Realtors are trying to get me to sell some of it so they can put a tiny home for somebody. No way my privacy is better and you lose your homestead exemption.
