The market's already going south. Buyers that are buying homes at the top of the market mostly will lose their homes. History always repeats by itself.
It would cost more than $250,000 to rebuild that house in todays market. Would you build me a house like that for $250,000 including materials? Let me know I would hire you or your company on the spot!
@@neverdown222 the materials and labor cost might be the thing that gets u. Sure, you could probably make a house out of concrete for 80k, but then you've got windows, electrical code, foundation requirements, inside, plumbing, fixtures, etc. I recently built a 3 story house in Philippines and it still costed 55k to finish. that's about as cheap as you can get. now just multiply labor cost by 3x and materials by 20% that's a bid of 170,000 to build a house. and no land!
My first mortgage in the mid-80’s was 12.6% interest, that was considered a great rate. I have seen interest rates as high as 17%. People are used to cheap money, 9% is nothing.

Honestly, who wants to live in a desert? over 110 degree for months and the abundance of land won't make your house worth more, it's all driven. Now they have a water shortage.

Year or year and a half? NO SIR! Try by the end of this year. 8%-10% by December
lol. I thought that was funny too that he knows how long it would take interest rates to rise.

@Carol But at 9% the home mortgage payment goes up not down. Do how will higher rates make anything affordable?
The bubble has already popped, it just takes 1year for everyone to fill it
Recession is coming and ready for all the foreclosures!
Yeah but unless you have cash forget about it
Why move there? Water will run out in a few years. 😆
@702LasVegasTech wish they would tell the public.
Come on,,,, much lower prices would be great.
Could never understand an old person's need for a large house. No kids and maintenance has to be huge.
They may want to have visitors staying with them. It's more convenient than sending them to hotels.
When I retire, I'm selling everything and moving to the Philippines.

How smart can you be to buy now?
Seems to be alot of confusion, Sales slowing down because there is no inventory 😑
