Affordable housing unlike London where a somewhat normal house is like 700k pounds and you get squeaky floorboards and moldy walls because of crappy insulation. Such a positive contrast. One notice to be aware... in Greece you can not place anything in your Plot without license from city planning commission (It is not so easy as they told , you buy it you place it and just you cant have electricity - connection to the Grid) . If you place anything without a license you will get fined (not once..) and will be demolitioned. You can not place not even a container to store things if it is not up on tractor with license plate. Lot of Greeks own a small plot in a areas not in a constructible zone (constructible zone = areas that goverment permit to take license to build) not following the law and build houses without permissions but is always a big risk

@@Sunpire That's just pure misinformation. For private citizens and up to 2 properties its 15%(0-12k euro), 35%(12k-35k) and 45% for any income above that. For 3 or more properties you have to stablish a company(9%, 22%, 28%, 36%, 44%) and are charged according to the tax bracket it belongs, and for legal entities its 22%.

It looks like a serious business and the prices are a big surprise, personally I would buy such a house of 55-60 sq.m with my own plans. It probably cost 25000 euros but I think it's still very cheap. Also consider buying land, which I know will cost more than the house. I wish you make the best choice, good luck!

u can build them as "mobilehome" and u can pit them on normal land. i heared from someone who uses several mobilehomes that if u have electricity and water and sewage u are allows to connect them since a few years and he has 6 mobilehomes for rent with all connected.
No you cannot, once a ''mobile home'' is connected to electric / sewage system its considered a structure. The term mobile home is not ''recognized'' legislation wise.

Volumetric prefabrication is part of the future, you guys. It is part of the so-called circular economy. However, please make sure that whatever you are going for abides by the seismic structural codes of Greece (which is the Structural codes of Europe, as well (name Eurocodes), with some amendments); from what Mr. Giorgos mentioned, I did not quite get how these systems resists seismic forces, because -- expect if they are on wheel (which again will receive seismic forces in at least one direction) -- they will still receive seismic base shear (σεισμική τέμνουσα βάσης (in Greek)), which will eventually introduce seismic forces in all possible levels (storeys). So, I do not think that saying that these systems will slide on the ground is very accurate, but I guess the Structural Engineer of Mr. Giorgos' business might be able to provide some more details as to how safely and efficiently the structural system of these prefabricated houses withstand seismic loads. I am noting that I am not questioning the systems - I am just saying that you need to investigate to get a response from an engineer. I am pretty confident that Mr. Giorgos will have the relevant documentation and/or certification. But just go for it, guys. Seismic forces in Greece is THE dominant design forces for all buildings, and earthquakes are THE natural hazard that REALLY CAUSE damage to buildings (and in many cases results in human casualties)! Earthquakes in not a joke! Seismic regions is a totally different reality from the UK; a totally different animal that should not be underestimated by any means!!! All the best with your journey in settling down well in Greece, you guys.
The house at 2.30 would be great, but the roof angle should only start at the top and the ground floor should still have straight walls. That would make the interior seem much larger.

The only thing to consider would be the S.I.P panel insulation, off gasing V.O.C's (volatile organic compound's). Great concept, I would build a small traditional home instead.

In my opinion it would be great if we thought of places (not only in Greece) as places to live and enjoy and not as places to create airbnbs. I was disappointed hearing one or two times in the video that these houses are good for airbnb. Of course airbnb is real, is everywhere, and it has been a solution for many people (owners or visitors), but it does affect the authenticity of a place, the availability of houses for rent as well as increases the prices and makes them unaffordable for locals or people who need/want to move there for work (this is unfortunately a common problem in various areas in Greece, especially islands). Thanks for the info shared though, because these houses look like a really good solution in cases that building is not possible/affordable. :)

We were referring to the small houses in particular (under 30 square meters) that they would make great Airbnbs. I think that for living in a house like this for long term, a bit of extra space would be needed. That can also be achieved with a prefabricated house, but the ones available to see were all under 30 sm. So probably that's why we said it multiple times.😅
i see you entertain a lot the Airbnb idea, so i'd suggest you consider some things like a pool (i think you wont rent anything that doesnt have a pool), some kind of view or open area that the guest dont see an other house wall when they open their door, 2 beds is good idea (so at least 3 guests) so that you can be open to families too and not only couples or 2 friends(especially if you decide to buy the plot in a rural area and not in the city)... So if you get the plot in a city you wont need the pool, you can make it smaller, and the view is not so crucial but the price of the plot goes up, if you decide rural then pool is a must, view is also a must, and bigger is better... So the money you give for the view-pool u could "trade" for the plot in the city, which has the advantage of being able to also rent it to locals on a long term rent, and not limit your self on an airbnb. Plus the plot in the city never looses value, it only goes up! Now the trailer idea i dont entertain at all, dont do it :P So my advise is to heavily invest in the plot more than anything else!

I would be skeptical of the prices you're giving us. The price for a similar sized A-frame from a kit would be at least 30k. More if you live on an island. Probably not the best design for a hot climate....

Very nice and cheap idea. Everybody can afford a house like this! For a young couple who wants to save some money, for Airbnb to rent or even for retired people who want a nice house for some months in year. You can buy also land near the water for "small" money and have your Summer house for holidays I´m sure a lot of peolple in Greece would buy somethin like this if they knew it exists.

Are they earthquake safe though? Earthquakes in Greece happen quite often, and although strong ones (6,7,8 magnitude) are rare, they do happen. That's why all traditionally built (not prefab) buildings in Greece are made with concrete reinforced with steel bars. This one's walls look too thin and I have doubts.

@@Sunpire It depends were you want to put it. If you want inside a city land gonna be expensive. If you go outside in some close village, land can get much cheaper or very cheap depending how far you want to go 😂. Most people that I know in greece put these kind of homes in more rural lands outside cities were land is cheaper. In an expensive land these kinds of home I think are not very efficient as investment since its more advisable to make much more level home and cover the whole building permit-allowance. This breaks down the cost per square meter less. By the way you must ask how much the cost of papers are. The legal way i think is with building permit which is not very cheap.... Other ways i think are not fully legal, they include a lot of "ifs", example "on wheels" etc

These houses usually cost at least 40K and believe me i know really good because i supply these kind of constructors. Give us some more info about the name of this "constructor" that you found because to me it looks like a SCAM !

It most probably does not include foundation, architect cost, licenses etc etc. I believe it is just the cost of the walls and ceiling, meaning without it being assembled and maybe even without windows and floor... I myself did ask 4 years ago a company in Greece for a prefab home of 100²m, single floor, cheapest isolation which included all except land and foundation and it did cost approximately 110.000. Not sure anymore about the exact number of cheap version but 110k minimum.
I hope you will learn to work together, not interrupt each other, not both speak together, not speak over the other - all these make you amateurs and to grow your channel you need better presentation skills

So, I do not think that saying that these systems will slide on the ground is very accurate, but I guess the Structural Engineer of Mr. Giorgos' business might be able to provide some more details as to how safely and efficiently the structural system of these prefabricated houses withstand seismic loads. I am noting that I am not questioning the systems - I am just saying that you need to investigate to get a response from an engineer. I am pretty confident that Mr. Giorgos will have the relevant documentation and/or certification. But just go for it, guys. Seismic forces in Greece is THE dominant design forces for all buildings, and earthquakes are THE natural hazard that REALLY CAUSE damage to buildings (and in many cases results in human casualties)! Earthquakes in not a joke! Seismic regions is a totally different reality from the UK; a totally different animal that should not be underestimated by any means!!!

In my opinion it would be great if we thought of places (not only in Greece) as places to live and enjoy and not as places to create airbnbs. I was disappointed hearing one or two times in the video that these houses are good for airbnb. Of course airbnb is real, is everywhere, and it has been a solution for many people (owners or visitors), but it does affect the authenticity of a place, the availability of houses for rent as well as increases the prices and makes them unaffordable for locals or people who need/want to move there for work (this is unfortunately a common problem in various areas in Greece, especially islands). Thanks for the info shared though, because these houses look like a really good solution in cases that building is not possible/affordable. :)

We're actually considering something like this for a home, as they are more affordable and very convenient for us.
We were referring to the small houses in particular (under 30 square meters) that they would make great Airbnbs. I think that for living in a house like this for long term, a bit of extra space would be needed. That can also be achieved with a prefabricated house, but the ones available to see were all under 30 sm. So probably that's why we said it multiple times.😅

i see you entertain a lot the Airbnb idea, so i'd suggest you consider some things like a pool (i think you wont rent anything that doesnt have a pool), some kind of view or open area that the guest dont see an other house wall when they open their door, 2 beds is good idea (so at least 3 guests) so that you can be open to families too and not only couples or 2 friends(especially if you decide to buy the plot in a rural area and not in the city)... So if you get the plot in a city you wont need the pool, you can make it smaller, and the view is not so crucial but the price of the plot goes up, if you decide rural then pool is a must, view is also a must, and bigger is better... So the money you give for the view-pool u could "trade" for the plot in the city, which has the advantage of being able to also rent it to locals on a long term rent, and not limit your self on an airbnb. Plus the plot in the city never looses value, it only goes up! Now the trailer idea i dont entertain at all, dont do it :P So my advise is to heavily invest in the plot more than anything else!

I would be skeptical of the prices you're giving us. The price for a similar sized A-frame from a kit would be at least 30k. More if you live on an island. Probably not the best design for a hot climate....
We understand, and it's good to be sceptical in everything. We are just presenting the facts like they were presented to us, nothing more, nothing less. You can buy also land near the water for "small" money and have your Summer house for holidays

Are they earthquake safe though? Earthquakes in Greece happen quite often, and although strong ones (6,7,8 magnitude) are rare, they do happen. That's why all traditionally built (not prefab) buildings in Greece are made with concrete reinforced with steel bars. This one's walls look too thin and I have doubts.
It might be earthquake safe, but it is better to inspect this problem a bit deeper to know for sure.

Lands are definitely not cheap😅
@@Sunpire It depends were you want to put it. If you want inside a city land gonna be expensive. If you go outside in some close village, land can get much cheaper or very cheap depending how far you want to go 😂. Most people that I know in greece put these kind of homes in more rural lands outside cities were land is cheaper. In an expensive land these kinds of home I think are not very efficient as investment since its more advisable to make much more level home and cover the whole building permit-allowance. This breaks down the cost per square meter less. By the way you must ask how much the cost of papers are. The legal way i think is with building permit which is not very cheap.... Other ways i think are not fully legal, they include a lot of "ifs", example "on wheels" etc

If someone would decide to build a traditional house, they would still have to pay for all of the above, it's still a more affordable option for some people.
The fb page of the construction guy is down and the price seems way to good to be true since ive researched it a bit due to having an interest in starting a business related to tourism in a certain ionian Island.

I believe it is just the cost of the walls and ceiling, meaning without it being assembled and maybe even without windows and floor...
I myself did ask 4 years ago a company in Greece for a prefab home of 100²m, single floor, cheapest isolation which included all except land and foundation and it did cost approximately 110.000. Not sure anymore about the exact number of cheap version but 110k minimum.
