    Love this Chanel, just what I need, I'm looking for Land now, got the money but cant find anyone to sell me any, found a beauty 2.5 acres last week, did my research thanks to your advice and unfortunately it was on a conservation area so it was useless for what I want to do. I'm thinking of going door to door I'm getting desperate, this is my dream I've got the brass just need to find a Broke farmer who doesnt mind me moving next to him.

      Just keep looking if you have the cash ready that gives you a better edge. Just ask everyone you can find who lives in open areas you will find some Gook Luck

    I’ve found a fair few potential plots of land. And found out who the owners are through this method. It’s knowing the best way to approach them though.
    I’ve started writing a couple of letters and just though nah that’s rubbish and scraped them 🤷🏻‍♂️

    I love what you do your videos are inspirational my pipe dream is to farm with horses doing as much of the work as practical. Its a pipe dream because I don't have any capital to start with and I'm a wheelchair user stuck in the system. My ambition would be to raise pigs ducks and build up to import and breed Australian White sheep. Just trying to find 1/² an Acer to start on locally has provided impossible so far.

    This video was very helpful thank you, the old issue I have is the lane I am searching for comes back with no results found? Does that mean no one owns the land?

      Not really it might not have changed hands for some time or after 1990 just look around at the land surrounding it and see who owns that or what type of buildings are local to the land. You may have to go and do some investigating to find the owner

    I looked up a piece of land I'm interested in to see who owns it and the page said it was a freehold property. Can you tell from it being named a freehold property that it's already owned or what ? And is it more or less likely to be owned already (maybe by the crown) because it's freehold ?This piece of land I've had my eye on for a while and it's a small plot that looks derelict by the side of a canal opposite the towpath side. Can anyone who may know let me know, thanks. Another great video Craig, thanks

      Freehold means its owned but could be anyone, not the crown, it just means the land is registered but you can still claim registered land if that's what you are trying to do

    Thanks Craig for all you do on the channel. One question I'm not sure if you mentioned in a previous video. Is there a way of finding land sold prices? I've tried to buy a few times through sealed bids and not been successful so was wondering how much they went for in the end. The agent wouldn't tell me.

      Go to land registry and buy the title deeds for £3 and you will see the sale price on there, but you should wate a couple months after the sale went throuh to make sure it has been put in the system

      You need to go out and ask people with land. This is the best way to find land, lots of farmers have small fields and hilly ground that could be sold and one will say yes.

    Great channel, you are really of great to us all. I just wanted to raise the point that there seems to be changes in the law that may affect us. Would anyone know about this? Pretty much the 4 year rule might be scrapped? We can’t afford to take a loan for the land and then realise that we have to wait 10 years. Here is what I have read (from may this year):
    “- Extension to the period in which enforcement action will be taken to ten years in all cases, thereby removing the current four-year rule which applies to development consisting of building, engineering, mining or other operations and the change of use of any building to a single dwellinghouse. (This applies to England only. The four year time limit will be retained in Wales).”

      Hi yeah I have heard the same dont know if it is the law yet If thats the case then people will have to just start a small rural business

      @@thesmallfarmerlife yes, our plan is to become farmers and have a small business. I think the issue is that we are planning for a baby next year + my mother of 80 lives with us (we rent, don’t have a house). We were hoping to start slowly, make them money required and get the right to live by year 4. I doubt we could manage to be comfortable otherwise. Is there a way to speed up gaining the right to live? I mean, if we produce x amount of money from our farm by year 2 for instance? Thanks a lot

      @@ABR_83 You are looking at it all wrong you will only be allowed to live in temporery dwelling while building a busines and that would suite the size of your family. Also it takes years to get a home after that period. Now if the 4 year rule was here or not you still have to hide out. The thing is if you buy land convert some stables they cannot evict you from that home so crack on with your business while living in whatever and go for living in that. Just because you have to start a business dont let them tell you what you should be living in start living in a barn and you can keep living in a barn

    I’ve found a piece of land which is showing no results but the church has been renting it to a tenant farmer to graze cattle on for 6 months of the year, what to do? There is also a caution on it, I’ve been free ranging my chickens on it for 8 years now,

    So if when you search here and the results for a piece of land states no records I assuming the land is not only unregistered it's also unowned ?

      Not really it has to be registered if sold after 1990 but most people registered their land as lords etc and other land owners borrow against it. There are millions of acres out there that no one owns. A guy over the road from my land claimed a couple of acres next to railways and just to side of electric pylon. These are best places to look really as when they built railways they had to buy all the land the track would be going through and the same with the national grid. There is also lots of parcels registered but people pass away and have no relatives and if no one claims it then it goes to the crown. if you see a land that is over grown and fencing is shot etc. I would have a go farmers and home owners are claiming land next to theirs all the time. You just have to keep your eyes open and look as its out there

      @@thesmallfarmerlife Thanks for taking the time to reply to my comment, I know this parcel of land I have found is unregistered, its a small corner square of 1.5 acres thats surrouned on all sides by registered land. It hasnt been touched for atleast a couple of decades judging by the increase of the bramble and gorse jungle thats covering it today compared to what it looked like in the images on google earth from 2003 and I cant find any info at all regarding potential owners using your tutorial here to search for title deeds. It just says no records found. I guess the only way to find who is through adverse possession so may aswell get the hedge trimmers warmed up. I really enjoy following your channel, you have inspired me into pursuing a similar lifestyle, sure beats driving buses. Thanks again

    Hiya Mate, i've found a piece of land (i know the owner died a long time ago and had no descedents)
    on the land registry search it only has mineral rights attached...
    does this mean i've found a holy grail and its unregistered?

      Depending on the minaral under the ground which you can find out by doing local search for the types of minarals mined in that area over time. It could be possible that they come but I have minaral rights attached to my land and almost everyone else does as they where put on the land years ago when they where finding allsorts of deposiuts so not something I would worry about

    Tried it but I'm trying to search for the land in Northern Ireland and it's clearly not an option on the map. Tried postcode too but still nothing

      I've never tried Northern Ireland before to find land, which it should be on there as it is part of the Uk ...? Maybe there is a land registry just for your area..? If (i find anything i will drop you comment, Thanks Craig
