    What’s the average compensation cost for showing a property to a buyer, is it hourly or flat fee?

      I haven’t seen flat fees happening in our market. Still on a selling price percentage fee

    What if a buyer sees a property for sale and they want to get more info about it, but at the same time they don't know any realtors. Can they find a realtor and sign a buyer's agreement that is only good for that particular property?

      yep, totally. It can be property specific
