Man, I dont know if Ive ever saved a video on RUclips before so this might be the first one. It is my dream to own a few homes so I can pass them on to my children. Yeah, me too...because then I could have actually used it. Like you say yourself...the numbers don't work anymore - good luck finding anything where this still makes more sense than bonds. Unfortunately this was the golden opportunity we missed to get rich during crazy low interest decade. Not only did we not get rich but also we have to pay for this via inflation. So if you are like me and didn't instead in real estate during this time - congratulations, you are screwed

This is not so simple. You need to spend your time and money to rent that property. Plus repairs, gas to travel from and to rental property. Plus consider you have time with no renters, you could have renters who doesn't pay, legal fees, they can sue you for everything. Thank you, I don't need this headache with renters. 🎉😂🎉

I been a landlord for two years. Screening tenants is the most important part. I learned this the hard way I been through 3 evictions already but I’m getting better with my screenings and I’m pretty quick with getting the eviction notice out.

The details can be disastrous, but you are absolutely correct that real estate is the best way to hedge against inflation. Multi family is a good way to go.

Real Estate Investing is fucking tough… put away all this bullshit you see on social media of “ohh just buy a property, it can pay for your car, you can be on the beach and quit your job” bullshit.
The game wants everything from you. It requires helllaaaaa grind, stress, pressure, shitty tenants, good tenants, things break down, leaky roofs, turn overs, evictions, late payments, fucking up your places, hvac goes out.
I’ve lost so much money in “CASH FLOW” however I got so much equity.. But for some reason, I’ve been able to quit my job, buy 7 houses and currently looking for buy a 4 unit multi family or a small hostel.

Also, your mortgage payments will always stay the same but rental income will increase over time. So you're also getting a piece of that additional return.

Great breakdown. Only comment is that depreciation isn’t that the IRS thinks the value of your property is going down, that’s more so the colloquial definition of depreciation. Tax depreciation is simply just allocating the cost of the capital property over its estimated useful life, in this case it’s the purchase price of the real property.
I'm 41 and love investing. I made tones of mistakes because of lack of guidance. But since I discovered this channel, I can clearly see my paths forward to wealth. He looks sincere and trustworthy.
