I’m 31, with 7 properties in less than 4 years. Let me tell you guys something… Now listen to understand, don’t listen just to reply. Real Estate Investing is fucking tough… put away all this bullshit you see on social media of “ohh just buy a property, it can pay for your car, you can be on the beach and quit your job” bullshit. The game wants everything from you. It requires helllaaaaa grind, stress, pressure, shitty tenants, good tenants, things break down, leaky roofs, turn overs, evictions, late payments, fucking up your places, hvac goes out. I’ve lost so much money in “CASH FLOW” however I got so much equity.. But for some reason, I’ve been able to quit my job, buy 7 houses and currently looking for buy a 4 unit multi family or a small hostel.
also LLC advice is dependent on state and the amount of rentals you are operating. Also the overhead costs like repairs, appliances, etc eat up cash flow if any....equity is negligible as long as it beats inflation.

My family does this with over 100 properties. This is an extremely simplified and dumbed down version of how it actually works and the numbers are far from the real numbers you will see, but the idea is correct and good advices.

Unfortunately this was the golden opportunity we missed to get rich during crazy low interest decade. Not only did we not get rich but also we have to pay for this via inflation. I want a bigger place now but don't want to sell my condo and rather rent it out. Condo is currently worth 530k. Does it make sense to cash out refi a 2.75% interest rate? Or should I rent it out and just put less down on another home? Anything I can do in this situation? My condo is in a very hot San Diego neighborhood.

One thing about the death tax. The current exemption thresh hold is set to expire in 2025 back down to 6 million or so. Not set in stone that it will go back down to that number as they can always adjust it, but still a factor to keep in the back of your mind when considering estate planning.
Don’t forget about PMI initially. You have to pay that if you’re only putting 10% down until you have enough equity. Otherwise, great video and info! Love the breakdown!
