      RAM Real Estate Investing one thing im still trying to wrap my head around is how can you retire when youre 60 million in debt? Is the goal ever to have it paid or or just that the debt is lower than your income and assets??

      @@Maturelyme Great question! There is a lot to explain there, I might do a video about it on my channel. In a nutshell (hopefully this makes sense, let me know) you want to purchase properties utilizing leverage that produce cash flow every month. The rents you collect should exceed all the properties operating expenses and the excess money or "cash flow" you get you can put in your pocket every month. So now the rents collected both pay for the property debt and it also pays you (your money is working for you now!) Do this enough times and your rents on all assets pay for all your debt and your living expenses and then you no longer need to work! I am almost there myself through my real estate investing. I am uploading a video Friday about how my investments thus far fully cover my rent and almost all my personal expenses. Hope this helps, again I should do another video on this in more depth.

      ​@@SteveRam Well my specific question is, how was he only paying $25 a month? Was he receiving income in another way and the income cut his expenses to $25 a month? I never heard of paying so little a month that's why I was asking. Even the 2,000 seems really low for money down. I was just curious how it was possible.

      You are right. The best approach I feel is to diversify investments- by spreading investments across different asset classes like bonds, real estate, and international stocks, they can reduce the impact of a market meltdown.

    I got some questions for you Robert. Q 1: on the 80 acres, what do you mean by you got a note? I would like to understand how to make such an offer to a land owner for unused land. Q 2: To start your first deal, how do you get the bank to lend you the funds for the deal? do you get the funds based on a detailed ROI project proposal when you apply for the loan? Do you also apply for it as a business style type of loan? and How having no prior history to support the proposed investment business plan what is your suggestion on how to find lenders/investors who will fund or use their debt to fund, or their networking experience to fund?

      Then you need to figure out how you can increase your income. It’s the same in my Country, you’ll need between 20 and 40% down an your second, third and fourth unit etc...
      D2D sales and sales in general might get you there🙏

      You can still make pretty good money even in a bad economy. I remember watching his video, about how in poor economies, people can be downgrading. Ie. condo's/apartment. and still be making money.

    What am I missing with the 10% deposit using a credit card? Surely the interest rate was higher on the card to repay? You made $25 per month from rent (assuming all costs included....including credit card repayment?). Is that correct? If so, great!

      If you can have more than 10% with the rent to pay the mortgage...yes. if not you would have to make a bigger downpayment at first.

    In the UK, they changed the law for offsetting expenses (debt) in your tax return on property income. We're no longer allowed to offset ANY mortgage payments or even the mortgage interest payments as expenses. 10% Wear and tear (Depreciation) also can no longer be offset. To buy multiple properties, u need to put down 25% deposit to get the remaining mortgage & u pay 3% more stamp duty (tax) than anyone else when you buy. Although I understand these principals, I may have to find another country to get the cash flow and property portfolio.. :0

      The only answer i believe is sell all your properties and start paying using the hierarchy of debt first the shareholder next.

      They lower the risk of failure as the said they look up 100deals before buying one, also if one failed then they have other cash cow to pay out the money, and also as they said they refinance, refinance can also paid the debt ..and they might have other good process too to handle this

      No, I believe he used a credit card like the first time. The whole ide was to not use your own money to pay for the property

      Use whatever method works for you. That is call leverage and you can buy more houses the easier way.
      No one is coming to your rescue, at the beginning will be difficult but not impossible and when you acquired your fifth property the money will be much better by volume. And the next properties will be like he is saying because of investors.

    That'd be impossible in my country. You need atleast 20% to buy a property, which is a lot since a little apartment cost at least 500k.

    30:00 getting 30% CoC with 7% interest rates, hmmm the property must be held for many years on a booming market, I guess LTV was around 80%+ with a minimum 12%+, sounds like the best deal any investor can ask for simply amazing

    After you've received the 80k, what did you do with it? If you put it into real estate, wouldn't that be considered using your own money? Also if you used it for personal gains, wouldn't you be taxed?

    This video is really good as it's quite informative like no other s from Robert. Sad thing is that if you get $25 per unit, you still need to have a job until you get some 100 units. Amd this is a lot to manage. Debt is very dangerous especially in the beginning because if your property is idle you must cover debt repaiments from your own money. But where's the money for that? What if you have 10 properties and 2 of them not rented? How you gonna pay the debt? The income from the remaining 8 ones won't be enough.

      This is what I kept thinking as I was watching it. If the property cost $18,000 and he put down a deposit of $1,800 and then started making $25 a month from it. This means he still has $16,200 to pay off correct? So with $25 a month income it would take him 648 months or 54 years to pay off the loan. Either I'm missing something or they're just doing a horrible job at explaining.

    I feel it's better flipping houses at the start in order to create more cash flow. Rinse a d repeat. Then move on to buying multiple assets for higher cash flow.

      True. Flipping helps you organize capital to invest in bigger deals. The real gold is in the bigger deals. Example, 30 to 50 multi family units, which has at least 80 percent occupancy.

    1) How do you get the bank to loan $300K to a $1M without any collateral?
    2) Don’t you have to pay Closing Cost when you refinance?
    A little more details in these transactions will greatly help.

      I believe he's talking gross amounts. His collateral would be his other properties but at the same time he's built such a well portfolio they trust him. But for someone new it's much harder. But that's why he encourages a financial statement. That's what I've come to learn.

That’s what I’m not understanding. Is he paying it back when he gains equity or as the value of the property increases? Cause lenders prefer to be paid back. Lol

      You have to start off small and double your money. Example buy a house worth $50k move into it, fix it up and it is now worth $100k you refinance or leverage the property to get more cash to buy more properties to fix up and sell or to rent out. As the property values increase so does your net worth and your able to borrow even more money. The more properties you rent out, the more it will cost you for a property management company to run them for you. When the economy is good and people are working that is when real estate is good to invest in. When people are losing their jobs and not paying rent, that in my opinion is when you want to avoid real estate investing. Some people will not agree with me… they will say that when people’s credit is low that is when you can make the most money because they need to rent and purchasing a house for themselves is not an option for them. You have to really think about the pros and cons of real
      Estate investing.

      @@GunninRebel55 sorry this is late but, the $25 is after the mortgage/downpayment(in this case 2k on his credit card), then after the loan installment is paid, he pockets $25 a month. Its 100% profit becUzs he even made the down payment on credit. Meaning the whole debt was paid per month and even after he pocketed $25.

    I love all of this info, however in regards to Robert buying that ranch property, he might have made $80K, but he still has to pay the land taxes on the property he kept. That's not a cash flow property now, unless he's renting it to a cattle rancher to graze it or something like that to pay the taxes. Then maybe that will work.

      Mustang Mary, Yes the property tax is a big one. They leave it out on most of the ways to calculate if it's a good deal or not, such as CCR (cash to cash return), but that money has to come from somewhere!

    Good morning, I appreciate the wealth of knowledge you guys are giving (esp for free). Robert need clarification regarding the deal you were in with your guess (cant recall his name) which your guess explained 144 units on 10acres and and build on the land to make it 256 unit. You sd you were making 300k a yr and refinanced to pull your million out and still was getting 300k. From my understanding if you do a cash out refi your note/mortgage goes up so how were you able to still make 300 k a yr afyer pulling your million out? Thx again

    I blew it. My Husband and I planned to build/own a house, then after empty nest happened, downsize and live happily, ever after like our parents. Then 25 years ago, we divorced and my world came crashing. Now, at 68, I'm not employable, not credit worthy, not financially secure, and the clock is ticking. Now I'm going to apply this information. Wish me luck.

    17:56 nails it. The 401k/IRA model ties up your own capital for 30-40 years, shunting you into the bank's lair.

      False. Very little liquidity in real estate. I followed Robert at a young age...went broke during the real estate bubble popped. Couldn't get out.

      @M Israel You can reallocate your money into different fund in a 401k without being taxes and switch into bonds if the market crashes again. Bond funds have gone up during the pandemic. I've pulled 20% over the year in stocks during the pandemic...largely in tech stocks. My rental property has gone up 0%

    This is a great video, I have learn a lot. Robert is such a great teacher, he takes his time to explain. And so majority of us can understand even without having any business background. He teaches in a very simple matter, so I will follow his advise and go out and search for a good deal of a house for my next investment.

    I have a question: if apr is 3% for 100,000 mortgage and your tenant is paying 10% annually to the owner; how do the taxes work on that? would I be taxed on 10,000 of tenant income? or since im spending it on the principle of the home, would it be only 7,000 taxable income?
