I’m finding this very interesting. I worked in the property management industry for years as an accountant but was in the commercial sector rather than residential.
Buffett likes to say "the best thing to invest in is yourself"...meaning upgrading your skills, asking for the raise. It will give you more satisfaction out of life and more disposable income to put in the market sooner to have more compounding in your favor
My primary concern is how to grow my reserve of $300k which has been sitting duck since forever with zero to no gains, sure I know the risks of short term gains are much greater but if well managed one'd make a killing, am I wrong?
@@Robertgriffinne These strategies are quite rigorous for the regular-Joe. As a matter of fact, they are mostly successfully carried out by pros who have had a great deal of skillset/knowledge to pull such trades off.

@@marianparker7502 This is massive, congrats! well my 401k lost everything it’s gained since early 2019. Sigh, wouldn’t mind looking into the advisor that guides you, I’d really love to grow my reserve seeing I should be retiring in 3years.

As to the why it's security and generational wealth. As for the jumping in I should think a more calculated approach makes more sense.

For smaller properties where a prop mgr doesn't make sense, the quality of the tenants is key and finding quality tenants usually requires more investment in a nicer area or upgrading the property.... my observation.

Great content. Interestingly, over Robert's left shoulder is a picture of his dad, Ralph Kiyosaki, Superintendent of the Hawaii public school system. Although Robert criticizes the school system, I had the good fortune to have a former real estate broker as my economics teacher in high school. My econ teacher (props to Harold Chang Kalani HS) taught us about real estate (buy), silver coins, and investing in the stock market. I took a Robert Allen's nothing down course just out of high school and did fairly well in life. Continuing financial education is so important, more than ever before. Best of luck, everyone!
That’s cool. My high school had only one like two quarter class maybe on financial literacy. We need an economics course in all high schools to inform people how the system works and hopefully vote better

I jump in with a 30 units. The whole point is to learn the property management team who has been managing this property. Learning what they can or can not do. What’s is their “specialty”. That was hard but I learned everything in warp speed 😂

these are different times and competition is fierce... with low rates, more experienced investors competing, and now former commercial RE buyers getting into the residential market... the conversation needs to be relevant to the current not your past success. Using debt to buy, accumulating wealth and having a good team are logical concepts. I like your breakdown on the basics, but maybe you could start talking more about the current market and adapting to achieve the kind of past success you had in the mist of the QE, money printing and a deceptive Fed
Roberts said before about the current market that he’s investing, but he wouldn’t be surprised of a downturn. And he’s protected since a business owns the asset. It’s probably not a great time to gamble on real estate especially if interest rates do rise in a year or two and cause asset valuations to drop. I think if you actually want to know how he does things you have to join groups and go to meetings like rebel capitalist. But unless if you’re an accredited investor a ton of good investment options in real estate just aren’t possible. It’s really unfair the laws giving giving a lot of exclusive good investments only to accredited investors.
He made a good point about affordability. Trailer parks and Mobile home parks might be the way to go.

@@koltoncrane3099 The cost of the mobile home via a mortgage creates issues. In most cases,The renterr has two payments. a mobile home mortgage and the lot rent. Most of the time lot rent goes up yearly depending on costs.

I agree that you should start with a duplex or a quad. I feel like Grant Cardone speaks against that. Personally, I’d rather learn with something smaller so I can prepare for something bigger.
Because he’d rather have you invest into his properties than your own. He knows most people can’t start off with 500 units so he asks them to jump on board with his properties. Start small. Whatever “small” is to you. For some it’s a duplex, some an 8 and others 24.

I make good income too from bitcoin trading and its been my most reliable source of income at the moment. With profits I've made so far I don't think i can get broke or lack anything.

I love how open minded you are about investing, I have seen enough videos from your channels elucidating on trade and stocks long term. I recently came across an article of investors that made up to $500,000 within 2months from options, so please I'd really love more tips and clues on how to outperform the market and make such profit using options.
I think you need a good level of skillset to go down that road, options isn't really for rookies.

As a property manager, I am listening to this and wheels are turning.... Time to buy a property.
Thank you for the valuable advise, I was in Afghanistan working with a guy from the states and we were doing missions. We had to find a way to make extra money as we were contractors, he then bought Robert"s book, Rich Dad Poor Dad. it was very thick and I was not a reader. I read the first 50 pages and started again. I read it about 7 times and could not get it, although I was a realtor before, I was concentrating on commission. Took me 11 years until recently to "click" it. I started looking at your videos again and now understand where my mistakes were....managing. I bought and sold a few, but did not really make a huge profit. I have always loved real estate and still do. You said it right go for the course and don't listen to the estate agent. I wish Robert could come to South Africa to hold a seminar, the property market are booming as people buy at the coast, due to work from home. Hope to see you guys in real live.

I watch many of your videos, I see alot of people "with the knowledge for financial freedom" but do not hear the knowledge disclosed. Just the stories of their success, not really HOW they got there. Real estate is super risky and dangerous for a newbie to get into and can easily cause financial ruins due to covid, high prices, and expenses. Like Robert said himself, a house is not an asset.

How does the broker mislead a buyer because I thought they ask for tax records. So the actual earning or losses would be in ink in front of them.
They are showing paper losses. Remember it's all on debt and they don't pay taxes.

No you don't, you need to either borrow it from a bank, which might be difficult depending on your finances or ask your parents or Auntie Tessie or Uncle Bob for the money. If you can do that, you possibly can do it. BUT, you have to then manage the house or houses that you bought to get rental money. You better get a good real estate accountant and lawyer, as well, so you don't pay taxes on them. You got the time and energy to do that, while working at a job? Good Luck
