To prevent the storm, i suggest you offset your real estate and get into stocks, a recession as bad it can be, provides good buying opportunities in the markets if you’re careful and it can also create volatility giving great short time buy and sell opportunities too. It's not surprising negative market sentiment is so high now. We really need help to survive in this Economy. The fin-Market;s have underperformed the U.S. economy as fear of inflation hammers the prices of stock;s and bonds. . It might sound basic or generic, but getting in touch with a financial adviser was how I was able to outperform the market and raise a profit of $850,000 since June 2022. For me, its the most ideal way to jump into the fin-market these day.

I agree depending on the market. But if things get as bad as you advertise this inflationary market could turn into a deflationary market and at that point cash is very valuable

They don’t say * how * to use debt to get into real estate. Where could anyone find this information?
I think they simply mean “financing” assets for cash flow…the entire conversation is discussing exactly that. They say your home is not an asset because it’s not flowing income for you. But other things that you can invest in and lease/rent will flow money back to you

family homes are in severe short supply. due in part to higher interest rates. people are staying in their 2.9% interest rate homes insted of moving and having to pay 6.5% interest on a 30yr. we just sold father in laws house and it was gone in 48 hrs in cleveland area for 20k over asking.....i have never seen that in this area

Currently however guys, cash yield is very high so that is a great ROI. I have no mortgages. You will need to have cash on hand though! For me no debt is good debt. My passive ROI meets my expenses. So you have to look at individual cases and not general across the board.

I was in back in 2010, only boight out of favour flats with a 30 percent yield. The last few years people have been fighting to buy my stick finally realising my big yield in a bad area offsett all the issues and then some. I out profits in gold/silver and miners and kept 3 flats to cashflow. Time to get rich. I didnt pay tax legally

I am in doubt of buing my first home before the end of 2023.
I am from netherlands and the prices here went up in the past 2 years but with 33 years old I finally see the chance of doing it.
They can give me up to 350k at 10 years fixed rate of 4.11 or 30 years fixed rate of 4.22, but still do not know if I should wait or go for it, still paying rent by the way, my idea is to rent after rebuild the third floor of the house but here in the netherlands is hard to do it "legally" that is why I am also doubting.

In the cash flow game I notice there was houses you can buy with 0 down.. years later find out about the subject to financing and it finally clicked yet.. just wondering why did Robert never spoke about those type of deal structures yet, he exposed us to them via his education?
Robert’s real estate is a liability. He is always in debt and his cash flow pays that debt.
That makes zero sense. If the cash flow covers the debt it’s an asset. That’s the whole point 😅

Houses on farmland is were its at right now people want to leave cities and become self-sufficient. Because they're poisoning the food now. I stole this house and land in Suffolk Virginia right on 58. Got a fixer upper on 6 acres with 2 sheds and 6 car car port separate. Also its split into 2 lots on the surveys. 48k the bank thought the septic was bad just grease at the tank 2 minutes fix and the well had one pipe that froze easy fix. And had some retarded solar heat thing so put roof,ac unit, hardwood floors, a little dry wall work, i still have to do bathrooms and kitchen and windows. Could get 250k to 300k. But im going to split and build a second house. Im a carpenter by trade so ill do most of the work . Tons of work here 30 minutes from 5 bases port Amazon Walmart and tons of warehouses jobs.

My name is Mark Dwight Davis II. I would appreciate some advice. I’m in kind of a unique, complicated situation. Would paying $145k for a residential home requiring much work would be wise? It’s my grandparent's home, and I was initially supposed to get the house for $75k back in 2020, but they couldn’t find relatives whose names were on the deed to sign off, so they had to hire an attorney to go through probate. Now they are trying to get over on me by asking for the maximum price of the house, which is $155k. The reason why the price dropped down to $145k is that my father is gifting me $10k back in seller's concession. I fear that the housing market is steadily decreasing with everything happening within the economy. I don’t want to invest $30k-$40k into the home, and then the housing market crashes and the house is not worth the $155k it initially appraised for. get the home appraised by a highly rated appraiser in your area($350ish). family homes are in VERY short supply, forget what you jhere about economy....that is effecting commercial proberty NOT residential. 145k sound s cheap but have it appraised and youll know for sure.... and for FUCKSAKE, don't show the appraisel report to your family!

id suggest using something you aleady know like buying cheap cars or things that need minor repair and reselling. i make a good living but just for fun i'd trash bike mowers and lawn equipment repair and sell. i made like $6000 tax free in a yr. before covid i was doing it with guitars too. i'd lowball sellers then remarket the guitars. you profit is ALWAYS made on the buying of product, not the selling (buy low sell high)

The housing prices are going up faster than any working person could save.
