நான் இடம் வாங்கின ஒரு அனுபவத்தை பத்தி நான் இப்போ உங்களுக்கு சொல்றேன் கண்டிப்பா உபயோகமானதா இருக்கும் இங்க இவர் சொன்ன எல்லா டாகுமெண்ட்ஸும் தாய் பத்திரம் பத்திரம் பட்டா வில்லங்க சான்றிதழ் எல்லாத்தையும் சரி பார்த்துட்டு தான் 2006 ல ஒரு நிலம் வாங்கினோம். அந்த நிலம் வாங்குவதற்காக எஸ்பிஐ ல லோன் அப்ளை பண்ணி இருந்தோம். எஸ்பிஐ காரங்களும் முழுதா சரி பார்த்துட்டு தான் லீகல் அட்வைசர் கிட்ட ஒப்புதல் வாங்கிட்டு தான் எங்களுக்கு லோன் குடுத்தாங்க.
இதுக்கப்புறம் என்ன பிரச்சனை வரப்போகுது அப்படின்னு அந்த நிலத்தை கையில் இருக்கிற சேமிப்பு நகை உறவினர்கள் கிட்ட கடன் எஸ்பிஐ ல லோன் இது எல்லாத்தையும் போட்டு அந்த நிலத்தை நாங்க வாங்கினோம்.
நிலத்தை விக்கிற ப்ராப்பர்டி டெவலப்பரும் ஒரு பெரிய புக் எல்லாம் போட்டு எல்லா டாக்குமெண்ட்ஸையும் பக்காவா பைண்டிங் பண்ணி எங்களுக்கு கொடுத்தாரு.
இவர் சொன்ன மாதிரியே எல்லாமே கரெக்டா இருந்தும் பிரச்சனை வந்தது.
2008ல ஒரு நாள் காலையில செய்தித்தாள் வழியாக எங்களுக்கு அந்தப் பிரச்சனை வந்தது. அதாவது நாங்க வாங்கின நிலம் மட்டும் இல்ல அந்தப் பகுதியில் இருக்கிற பெரும்பான்மையான நிலங்கள் தமிழ்நாடு வீட்டு வசதி வாரியம் ப்ரொபோஸ் பண்ணின நிலங்கள் அத யாரும் விற்கவோ வாங்கவோ கூடாது அப்படின்னு அரை பக்கத்துக்கு பேப்பர்ல நிலத்துடைய கச எண் போட்டு செய்தி வந்திருந்தது. எவ்வளவு பெரிய பேரிடியா இருக்கணும்னு யோசிச்சு பாருங்க.
வித்த ஓனர் கிட்ட கேட்டா அவர் இதெல்லாம் பிராப்ளமே இல்ல அப்படின்னு சொல்றாரு. எங்ககிட்ட கோர்ட் ஆர்டர் இருக்கு இதெல்லாம் வந்து கோர்ட் கேன்சல் பண்ணிருச்சு அப்படின்னு சொல்றாரு. ஆனா சாமானியனான நமக்கு கோர்ட் ஆர்டர் தெரியாது... இந்த தமிழ்நாடு வீட்டு வசதி வாரியம் இந்த நிலத்தை ப்ரொபோஸ் பண்ணி இருக்கும்ன்னு

வீட்டு வசதி வாரியத்துக்கிட்ட நேரடியா போய் கேட்டா அவங்க சரியான பதிலை எங்களுக்கு சொல்லவும் இல்லை.
2016ல் கார்ப்பரேஷன் பண்றதுக்காக கோயம்புத்தூரில் நிலம் வரைமுறைப்படுத்துதல் திட்டம் கொண்டு வந்தப்ப இந்த நிலத்தை எல்லாம் நாங்களும் அப்ளை பண்ணினோம். இந்த நிலங்கள் பிரச்சனையில் இருப்பதால் கார்ப்பரேஷன் அதிகாரிகள் அவ்வளவு சீக்கிரமாக எங்களுக்கு அப்ரூவல் கொடுக்கல. அதற்கு அப்புறம் தனி ஆளா நானு நிறைய ஆர்டிஐ போட்டு, கோர்ட் ஆர்டரையும்( 2002 லேயே இந்த நிலமானது தமிழ்நாடு வீட்டு வசதி வாரியம் எடுக்க முடியாது என்ற கோர்ட் ஆர்டர் உள்ளது ) சேர்த்து நிறைய அலைக்கழிப்புகளுக்குப் பின், நிறைய அவமானங்களுக்குப் பின் ஒரு வழியாக அந்த நிலத்திற்கு நேர்மையான முறையில் அறவழியில் நின்று கார்ப்பரேஷன் அப்ரூவல் வாங்கினோம்.
இங்கு யாருடைய தவறு என்று இப்போது வரை எனக்கு புரியவில்லை மெத்தனமாக இருக்கும் தமிழ்நாடு வீட்டு வசதி வாரியம் போகிற போக்கில் வெளியிட்ட ஒரு அறிவிப்பானது கிட்டத்தட்ட பத்து வருடங்கள் அந்த நிலத்தை எங்களால் விற்கவோ வாங்கவோ முடியாத ஒரு நிலைக்கு சென்றோம். வீட்டு வசதி வாரியம் தவறு செய்ததா? இத்தனை வில்லங்கங்களும் தெரிந்தும் இதை மற்றவர்களுக்கு விற்ற அந்த ப்ராப்பர்ட்டி டெவெலபர் தவறு செய்தாரா? இதெல்லாம் எதுவுமே சரி பார்க்காமல் எங்களுக்கு எஸ்பிஐ லிருந்து லீகல் அட்வைசர் மூலமாக லோன் வாங்கி கொடுத்தது எஸ்பிஐ?
எது எப்படியோ என்னுடைய நேர்மைக்கு பல சோதனைகளுக்குப் பின் அந்த நிலமானது தற்போது கோவை dtcp அப்ரூவலோடு உள்ளது.

நீங்கள் சொல்வது போல எனக்கும் ஒரு அனுபவம்.. சோளிங்கர் அருகில் ஒரு நிறுவனம் டெவலப் செய்து விற்ற நிலத்தை பத்திர பதிவு செய்து வாங்கினோம். கூட்டு பட்டா வில் இருந்ததை தனிப்பட்டா கேட்டு விண்ணப்பித்தோம்.. ஆன்லைன் விண்ணப்பித்த அன்று வில்லங்க சான்றிதழ் சரி பார்க்கப்பட்டே இணைத்தோம். நாளது தேதி வரை எங்கள் பெயரில் அந்த நிலம் இருந்தது. ஆனால் துணை தாசில்தார் அந்த நிலம் தலித் நிலம் என்றும், நாங்கள் வாங்கி இருக்க கூடாது என்று தனிபட்டா கொடுக்க மறுத்து விட்டார். கலெக்டரிடம் மனு கொடுக்க சொன்னார். என்னால் அலைந்து திரிந்து புகாரளிக்க முடியவில்லை.
நீங்கள் வாங்கியதும் தவறு இல்லை அதே சமயம் விற்றது தவறு இல்லை ( ஒருவேளை விற்றவருக்கு தெரியாமல் இருக்கலாம்)) ஆனால் லீகல் பார்த்த நாய் தான் பிரச்சினை..அவனை உதைக்க வேண்டும்....

In a few states guideline value is more than the market value. This is because govt felt that their revenue out of stamp duty is decreased by the property buyers with the intension to conceal the agreed value.
So personally I invested in a plot recently.., Having absolutely no background in this learnt quite a bit. For a Plot, Registration Document, EC and Patta are mandatory. Also lot of rules changes regulatorly. Like you cannot buy unapproved plot defined after some 2016 now. It needs to be DTCP approved. Older than 2016 plot however you can buy from others., after starting to know this, got to know Land Registration and Revenue department operate in complete silos.. Hence after registration from revenue office, we need to approach VOC or panchayat for Patta transfer and Survey purpose..
Thanks for the crisp information. Few topics like how to deal with people tryin to sell using 'Power of Attorney' document and people asking for cash during transaction could have been discussed. Probably try to do a continuation episode on these topics.
