I'm in Sales and Design for home extensions for a NW company, and we encounter customers everyday who haven't done any research on costs and are completely unprepared for what the actual costs are. Glad you found it helpful, yes lots of people wanting to extend their homes but either struggle to find the correct information on what they need to do and how much it costs or think that they can build it for a lot less than the actual cost. What price would I be looking to spend on a 3.5 x 3.0 meters extension single storey for a dinning area off the kitchen area. There already is a patio door that would be the new opening to the extension. There isn't any drains or power/gas lines on the area where the extension would take place. I would want a apex tiled roof with some windows. I am a plumber by trade so I can do the taping and painting and electrics obviously the plumbing for another radiator. Roughly I'm looking at a rough costing???? Thank you I have a barratts homes that's 2 years old
As a rough guide I would say between £45-55k if a builder was completing the whole project, depending on finishes. If you can save on installing the electrics and some of the internals the main shell may cost around £30-40k this is based on £3.5k per m2, hope this helps
Hi looking for advice. Were looking to add an extion onto my mums house as we have saved up but still not enough for a house and am fed up of paying dead end rent. Is it cheaper to build one level or 2 storey? I'm totally new to this it seems so complicated. We just want to extend on from the side of the house open plan living room/kitchen bathroom. 2 bedrooms.
I guess it depends on the long term goal, would spending what you have saved already on an extension to your mums house be viable option for the future as you will have then used the money for a deposit, this one unfortunately is a personal decision only you can make. Its tough out there trying to get on the housing ladder but you will find a way if you keep trying. In terms of an extension if this is something you are looking at, single storey is cheaper if you can achieve the space you need. If you need to make the single storey extension bigger to achieve the space then it may be more cost effective to go above with a two storey extension. Most of the cost is in the foundations and floor so its not as expensive to build above a single storey. My company carries out surveys and provides drawings to architects like yourself. This is not a plug for my company but my question is, if I provide an architect with my own plans and elevations how helpful will that be in figuring out a more accurate budget for an extension? I'm hoping to use the existing foundations from a large L shaped conservatory if they are suitable. How much would you expect that to save roughly
Most conservatories I see the foundations are not sufficient to build an extension. Most people will remove the conservatory and start again. If you carry out topographical surveys this may save some initial cost of £500-1000 on a survey, but if you employing an architect, most would want to continue the design themselves. Very difficult to provide a cost saving based on this situation.
@@liteboxa thanks for the response. I think we are going to go down the route of just replacing the old windows and door (of which many are blown) of the conservatory and then installing a warm roof in order to knock through into the space.
OMG. Wish I had concentrated on making money before these price increases. I'm in London I can't even imagine what the cost of bespoke finishes is here. I guess you're a pretty high calibre builder as sure some people charge less but of course you get what you pay for!!! Yes prices in London are astronomical compared to the rest of the UK. You are right you always get what you pay for with building work, to get a high level finish you need to find a good reputable builder and there prices tend to be at the higher level. What about the skills shortage? Surely that has effected and continues to effect the costs?
Yes the skill shortage has effected costs and will continue to do so as this generation are less interested in trades and more internet based jobs
