    Rented 2 story home. I hate it. Going down/up is terrible. Currently, I have a ranch. Love it.

      Going up and down stairs is a pain point with two story homes.

    with 2 story you will also get a view, I would still choose 1 story because going up and down is a daily task!

    Down side of one story is when you hear someone above you that means they are on your roof

    Multi story wastes space with stairs.
    It affects open plan feel because now you waste square meterage on landings and corridors where that could be a nice open plan space in a single story.
    People with small kids seem to prefer single story
    You get more roof area for solar panels with single story
    hot air rises; cool air sinks; so it might be too warm upstairs in summer and too cool downstairs the rest of the year.

    To my knowledge I’d prefer a one story for my forever house we did move to a 4000 sq ft 2 story back in 2002 but then recently we moved back to our old house that’s one story because We got tired of stairs and having two Air Conditioners we had over $500 $600 electric bills but now we’re in the $100-$400 range now depending on season we also had gas service but now back to all electric I give you 5 stars for this very helpful very thank you very much 👍😉👍

      Kevin, Thank you for the kind words! It looks like you experienced the cons of owning a 2 story home which only start to set in with time and the high utility bills. Overall I think it depends on what stage of life you are in, many two story homes appeal to families who need the space. The market however shows the strong demand for a 1 story in pricing staying strong. Thank you again!

    an important plus of a 2 story house are the balconies. many people want to have balconies. that's why I choose a 2 story house.

    Well I was a one story guy but their are some very cool 2 story options the walk out balcony theater room.

    I want a ranch style home but I'd like to have a screened in front porch that has a ramp access to it, but have one not too big, I'd like everything on one floor, I could have a basement just because basements usually keep cool in summers best but if I just have one story then it won't take much to keep cool or warm up in wintertime, also one story homes are better for when you get older.

      Very good points! Here in Tx we don't have many basements, but you bring up some good points on what features are a plus for the winter and summertime. I'm not a fan of stairs... but I am also not getting any younger. Well put, thank you for watching and commenting.

    I plan to build a small 2 storey home, 1 bedroom in the bottom. I can use a different alternative for ac upstairs. I also know that a flat roof is more efficient and adding quality insulation will make a difference in lowering our cost of living. My stairs will be a few steps up, space area to stop, proceed a few more steps, space again and proceed a few more steps, and then I'm upstairs. I'm 52, and I try to keep healthy, plus going up the stairs would be great exercise.

      @@LuisCuevasRealtor thank you. I'm sure that I and my husband will need help. The foundation will be pier beam. We're still trying to decide on the material. We live in the coast of Alabama in hurricane storms, etc. If you have any suggestion I would appreciate it. Possibly red glazed brick over steel framing. I have been on RUclips listening looking at different videos on foundations and homes, etc. My house will not be too big, just 25X40. My land is right next to an interstate highway, but we have to drive a few blocks to get to that highway. It's a dead end road, closed.

    I prefer a bungalow. I have one now and love having 1 story. We also have a basement as well.

      Basements in North Texas are very rare... I have only seen a few and usually they are built in to the side of a hill... not a true basement.

      Luis Cuevas we are in Canada so very common. Even though I am in my mid 30’s when I get older mobility concerns with stairs will not be an issue. As you noted too, it’s easier to add additions to the home as well at a lower cost, plus less duct work to run to a second floor meaning more space.

      Luis Cuevas same. I am in Canada and homes especially around Toronto have been skyrocketing and land being scooped up driving the price higher.

    I"m thinking about having a 1.5 story built. Upstairs can be a bonus room with 1 bed and bathroom.

      My 2 cents on 1.5 story homes... DON"T DO IT! Actually do what you want, I just tell my clients to consider resale. Unfortunately, those are not popular when it comes to RESALE. Sellers want to price them as a 1 story but buyers don't want to pay 1 story prices. Remember 2 stories are cheaper so buyers want 2 story prices. At the end of the day do what makes you happy and enjoy it.

    I just like stairs and the feeling that I can go to a whole new level of the house it just feels cool i don't like 1 storys I never have

      1 story has larger foundation, more engineering work, the most expensive to build in the house.

    I will give you a piece of information, imagine that if we bring the second story and put it besides the first story????? What we will have??? For sure double sizes!!! I want to buy a house I saw 6 Houses one story and all of these are tight everything is small. While when i saw a 2 stories home, rapidly i changed my mind!!! No way actually. P.S I compare a one story home with 2,341 Fts² with 2 stories 2,151 fts²

      No basements here in Dallas Texas area generally, so I can’t speak for that. Although a basement would be cool.
