I think most people would see that it takes them 322 contacts to generate a face-to-face appointment with a target of 5 and just give up. Incredibly important to have a long-term outlook, ESPECIALLY if you're new and not highly skilled at this yet. Good work Matthew.
I think he's technically set 6 appointments. Two being face to face (previews for FSBOs?) and four being listing appointments. Plus he's got 36 leads in his follow up system now. So like you said, long-term he's building up a strong base.
@@evanhvance yeah, definitely. I've only had a few that were 'right now' business. Most are several months out which I think is the magic in this approach.
@@shelbyalbrecht9800 100%, same goes with paid ads. It's about building a pipeline which is why I don't suggest running paid ads unless you have a good $5-10k to blow while you learn and build your pipeline up.
Great session and alot of great info, definitely need to start texting the people I don't get on the phone, I usually just hit the no contact button when I should be texting them in my follow up especially when they don't answer.
hi im a realtor in the DFW area, this is a great video I learned a lot from, my advice to Matt is that he should smile more when he is talking it'll help calm down his nerves and makes him sound more positive and confident during the call, It helped me a lot.

My absentee calls are very straightforward and simple, if I have to change direction than I do. Wanted to say thank you because I need to do my follow-ups with text messaging. I've been sending thank you notes to my phone contacts. Then putting them on a follow-up list. Great content as always
I am an agent in the middle of my second year. I made some sales my 6th month in because of my sphere. I discovered that I needed to prospect 7 months in. I have been making calls for almost ten months, have a database and follow up system, but haven’t gotten any deals. I haven’t made a penny, but have managed to keep going selling stuff on eBay. Is this just a patience thing and just keep making the calls?
1. How many contacts do you make daily? 2. What lead sources? 3. Activity x skill = results. If you’ve been putting in the work, it’s as important on “how” you say what you say and your sales skills that will determine results. What do you do to work on your skills?
I am not sure of the contacts, I call all day till I have 10 people in my database. I call homeowners. Cannot get coaching for now to stay in the game. I watch RUclips videos to sharpen skills. I have over a thousand homeowners with whom I stay in touch.
Do contacts really matter ??? Like you can do 100 contacts and probably still not have a lead or appointment, as always enjoy the youtube content and being apart of the RS program.
They matter because over time the math will add up to an average contact per lead. Law of large numbers. May not happen in one day or a week but over months you will pull leads out of the cracks
I'm paying attention to contacts the most. The conversations are the only thing that move my business forward. I believe I'm somewhere around 50 contacts to 1 lead, which I think is average.
